[dramatic music playing]
[Brandon] Beverly Hills!
[Sonika] It's pretty. Let's go!
Lots of people say in real estate,
"Look like the place that you're selling."
Like, you want to mimic the product.
There's a bit of pressure.
Like when you pull into The Agency
and everybody's in Bentleys and Mercedes,
you're kinda like,
"Okay, well, I got some work to do."
But I love my "Mazdarati." [laughing]
-[car alarm chirps]
-[Brandon] Wow.
[Sonika] This is beautiful. Here we go!
-Hey, guys! How are you?
-[both] Hi. Hey.
-Good, how are you?
-[Jon] Good! This is a special one.
[upbeat music playing]
[Jon] Sonika and Brandon
are two junior agents on my team.
Today I'm taking them
to my new listing on Rexford
because I think
it's a good teaching moment to show them
how to show a $20-million house.
Anyone would kill to have this listing
because it's a seven-figure commission.
So part of my job as the team leader
is to make sure we're setting
all of our agents up for success.
Sometimes we gotta throw 'em into
the deep end and see if they can swim.
But I've got a little surprise planned
for Brandon and Sonika today.
They're gonna be like, "Oh, no."
[laughing]
I want to just walk through
and just give you guys some tidbits
on how to show a house of this size.
When you're showing a $20-million house,
there's different etiquette and protocol.
Sure. I would imagine.
Jon is a boss.
He's, like, polished from head to toe.
Suited and booted, buffed and puffed.
Right? So it's like anything.
Do your research up front.
Your job is to try to read the room
But more than anything,
Jon's eyebrows are iconic.
You need to be a bit of a chameleon
[Brandon] They need
their own office at The Agency.
Both of them.
I usually just start
with, like, just a basic overview.
"Okay, so, welcome to Rexford Drive."
Interestingly, it was originally owned
by Edward G. Robinson,
a silent film actor back in the day.
So, a lot of cool history here.
Why don't we take you
into the living room? We can start there.
-[Brandon] Oh!
-[Sonika] Okay, this is beautiful.
One of the things
that I really like about it
is the juxtaposition
between the more modern amenities
and the old-world character and charm
that you just can't find in houses today,
like the intricate wood carvings
above the fireplace mantle,
and the piano-key crown molding,
and the coffered ceilings that just
give it so much personality and charm.
[Sonika] What kind of floors
are we walking on?
These are wood floors.
This brings up a really great point.
There's a very graceful and
intelligent way to say, "I don't know."
-You don't have to know everything.
-That's great.
[Jon] That's it, right?
It's just casual confidence.
Let's come into the primary suite,
which, as you can see
[chuckling] is not short on space.
-It's bigger than my apartment.
-[Jon] Bigger than most houses.
[Sonika] I was gonna say.
[Jon] Yeah,
you could land a helicopter in here.
[Sonika] Seriously.
[Jon] There's a lot to see.
We won't see all of it.
I've asked for a friend to stop by who's
gonna do this once more with you guys.
-I see the deer in the headlights.
-I'm ready.
-Like, "Who?"
-Who is this person?
Go see if they're here
and we can walk through.
[Sonika] Oh, my gosh!
-[Brandon] You're gettin' nervous.
-Now I'm nervous?
-[Mauricio] Hello! How are you guys?
-[Brandon] Hey. How're you doing?
-[Jon] Thanks for coming.
-How's it going?
-[Sonika] Oh, my goodness.
-Nice to see you.
I'm, like, shocked.
Like, the CEO of the company
is right here. What is he doing here?
What am I expected to do?
Like, what's going on?
I'm completely thrown for a loop.
-[Jon] So, we've gone through the house.
-Yeah.
And now I think it might be fun if maybe
we do a little role-playing with you.
Yeah.
Positions at The Agency are coveted,
and the main focus for The Agency
is to grow globally.
But reputation is everything, so I wanna
make sure that they represent us well.
-All right, so I'm gonna be the buyer.
-[Brandon] Okay.
[Mauricio] Um, got a family of four kids.
I think it could work for me, but I really
want to know more about the house.
Okay, so here we are
in the formal living room.
Introduce yourself. "So, I'm Sonika."
I'm no longer Mauricio.
You no longer know me, right? Let's roll.
Hi. So, I'm Sonika. I'm with The Agency.
And, so you are going
-Sorry. Let me start that over.
-[Mauricio] That's all right.
Uh
[Brandon] Sonika appears to be
very nervous.
It's a surprise that the big boss is here,
but we gotta buck up and we gotta do it.
I'm Brandon, I'm with The Agency.
You mentioned four kids.
There's plenty of space here.
I'd love to show you a few rooms.
Maybe this works for your family.
-Let's see it. Let's show it.
-Let's see it.
So right now
we are in the formal dining room.
[Mauricio] Dining room?
But I don't see any dining table.
Did I say dining?
I'm sorry, I meant formal living room.
Got it. Got it. I was a bit confused.
I wasn't sure
-Dining's over there. We'll see that next.
-Got it. Thank you so much.
Phew!
Child!
[Sonika] So here
we have the formal living room.
-[Mauricio] Yes.
-Um
The fireplace is I believe
Oh, God. There I go.
There's lots of details
as far as the coffered ceilings.
There's a wood-burning fireplace
I have on, I wanted to warm it up.
Thank you. I appreciate that.
[Brandon] Now we are
in the formal dining room.
Take a look at the wallpaper,
which adds some texture
and elevated design to the room.
I read on the internet that this
had some Hollywood history.
-Can you tell me anything about that?
-Yeah, so I, um
For client confidentiality reasons,
I'm not going to disclose that.
Okay.
-How much is this house?
-We're priced reasonably. Um
I don't
I really wish
I could have prepared better for this.
If I had known, I would have studied up.
Like
But
Fucking sucks.
Well, is the seller,
like, motivated to sell?
So it's been on the market a little while,
so they're definitely a little motivated.
Okay. Um
You don't need to point out the negatives.
He didn't say anything about,
"How many days has it been on the market?"
-He doesn't need to know that.
-I just lowered my offer price.
I'm hoping in this moment
that I'm being assessed for who I am
and that we're not, like, a combo.
Like, this is not McDonald's.
It's apples and oranges.
You had a nice playful moment
where you said something about,
"I turned on the fire
so it's nice and cozy."
You have to give your client
the sense that you know your product,
and you're confident,
and if you're not confident about it,
I'm not trusting you.
I'm gonna go get another agent
and I might buy this house,
but I'm not buying it with you.
These rookies,
they have a great mentor in Jon,
but at the end of the day
what makes or breaks a real estate career
is somebody's ability to perform.
So, Jon has a lot of work to
get these guys to where they need to be,
so he better get started.
[upbeat song playing]

[Melissa] Farrah, hello? Hi!
[Farrah] Hello!
Melissa is my best friend,
but I met her through work.
Well, she actually found me.
She came into my office,
because I'm always
hiding in my office working,
and literally said,
"Let's have dinner this week."
And I was like,
"Oh, God. Uh, let me look at my calendar."
-I'm so happy you're here.
-[Melissa] I know. Finally.
How long has it been?
-Like, way too long.
-So weird. I talk to you every day, but
I know! Where do we begin?
So many things.
I'm very close to the Umansky family.
Farrah's my best friend.
I stay with her
whenever I come to California.
-Oh, third glass?
-Uh Oh, yeah, Alexia's coming.
-Sorry, I forgot to mention.
-Ah! My little butterfly.
I'm licensed in Texas and in California.
So I'm living the best of both worlds
and trying to survive
in both these amazing states.
I'm a hot mess express, 24/7.
I know I don't have to say this,
because you're an amazing house guest
Yes.
but, you know,
I just organized my entire house.
Like, everything is labeled.
You know, everything lives in its home,
and I feel so much better with my OCD.
-[Melissa] Of course.
-It's, like, perfect.
And I just want to keep it that way.
-So, thank you in advance.
-Mmm-hmm.
[Farrah] Although we are best friends,
to me, having anyone in my house
is a little uncomfortable.
Melissa comes in as a tornado,
and sometimes I want Zen,

for having an open house.
I've been trying to come up

To get it all the way to the finish line,
I mean, there's so many
things that happen, so many nuances.
There's so many things that go wrong
that have to be fixed, so
I mean, at the entry level
to become an agent is like this,
but the skill that you actually need
to get a deal done is like this.
I want to be encouraging with my sister.
I don't know if she understands

I have the same chandelier in my house.

[Alexia] Oh, my God. That's so cool.
The Milldale open house is coming up,
and there's still so much to do.
