-Hi, Gio.
-Hey, Sy. Thanks for having me.
-Absolutely.
-Yeah.
I've been pursuing Sy as a client
because his house
is the most beautiful home I've ever seen.
And it's in Corona Del Mar, which is just
the most affluent area in Newport Beach.
The Rolls-Royce of Orange County.
Welcome to our home.
This This is stunning.
[Sy] So it's quite a large house.
[Gio] Five beds, eight baths.
It doesn't really get
any better than this.
We are rarely here, as you know, um
We are traveling, following
the, uh, polo season around the country,
and I feel like this is wasted,
sitting empty most of the year.
[Gio]
Why did you buy this house? I'm curious.
[Sy] Well, um, my wife grew up
here in Corona Del Mar.
And she always wanted to come back,
and we came across this property.
This was a gift for my wife.
-Okay. Wow.
-Yeah.
I mean, it has such, like,
this warm, contemporary feel.
Not all modern houses
have that softness to them.
I can't help but notice the spa there.
-I instantly feel relaxed.
-Yeah.
-[Sy] It's a Zen space.
-I'd love to see the rest of this house.
-Let's go.
-Upstairs.
[Gio] So this is where the boys hang out.
-Where the boys hang out.
-This pool table is a piece of art.
Yes. It was custom-made for the space.
Is that Is that a second kitchen?
[Sy] It is the second kitchen.
-So is the primary suite this way?
-Yeah.
Hold up. Are these both the bathrooms?
-This is her bathroom and this is mine.
-Oh, my gosh.
[Gio]
So, what's the secret to a happy marriage?
-[chuckles] Separate bathrooms!
-Right? [laughs]
You must have
the most blissful marriage of all.
This is just crème de la crème
of Orange County coastal real estate.
My gosh.
It's a beach house
-Mm-hm.
-but it's like a beach estate, almost.
So, you know, I think when you look
at what's selling here on Ocean,
you can probably squeeze a little bit more
than any other comp in the area.
The price that I feel it should be
is at the even 27 mil mark.
Obviously, we are very
emotionally attached to this house.
So, do you have a number in mind
that you think would help
with the emotional side of it all?
-[laughs]
-We all have that number deep down, so
The number in my head was 28.
I think you can ask for the 28,
and the market will speak, Sy.
-I am open to that.
-Great.
I trust your judgment,
and I know you'll do a great job.
[Gio] I'm really happy Sy wants to sell.
That in and of itself
was a big accomplishment,
but there's a lot at stake for me.
I need to find that right buyer
and sell his house.

everyone in the office that
this is the level I play in,

but I wasn't sure if it was because of
some of, like the things that went down.
Yeah. It was a bit intense,
you know, the confrontation.
-I didn't want to be around those people.
-Yeah.
Kayla pulled me to the side
and she was kind of aggressive,
yelling at me.
I-I told her I felt used and abused,
and she pulled the single mom card out.
She's like, "Babe, I'm a single mom.
Why would you think I would do that?"
What does that have to do with this?
It's nothing to do with anything.
-You're a grown-ass woman.
-Yeah.
-Don't pull that card with me.
-Yeah.
-I've been through a lot of stuff too.

-That usually means it's a big deal.
-It's not a big deal.
Tiffany mentioned that
at the grand opening party,
when you came in, that she went
to give you a big hug and say hello,
and you kind of, like, just ignored her?
[tense music playing]
-It looks incredible.
-Hi.
Hi.
[tapping]
This is nice.
I just think she felt snubbed.
Okay, I mean,
there was a lot going on that night.
-I don't know what you're talking about.
-Tiffany's not one to exaggerate.
So for her to mention it to me,
she felt something.
-Right. Okay.
-Something was real to her.
I believe it. I mean,
whatever she was feeling, I mean I
I don't know what y,
she's talking about.
It's bugging me.
And I just wanted to let you know and
Where? I should talk to her about it.
I'd never intentionally ignore anybody.
She's not
She shared this with me in confidence.
I don't know if I feel comfortable
with you bringing it up.
-Don't want her to think I intentionally
-Let's pretend we didn't have this convo.
Okay.
Gio, this is ridiculous.
Like, first of all, are you sure
you have the right person?
If that happened, fine, mistakes happen.
Maybe I did snub her and I didn't mean to.
But I don't know if she sent her husband
to do her dirty work,
or if she can't talk to me herself.
Very weird.
Why bring it to my attention
if I'm not allowed to clear the air?
Because I don't want it to happen again.
I didn't snub her. What do you mean?
-Well, she felt like you did.
-Oh, okay.
I'm just asking that you try
to be conscious of it moving forward.
-What's going on?
-I'm out of the loop.
I don't know. I can't hear anything.
[Sean] I have no idea.
Knowing me, you think I would
intentionally snub your wife?
What I know is I trust my wife,
and she's not a melodramatic person.
It is kind of melodramatic, though,
because she's not talking to me about it,
and having you talk to me about it,
by definition that's melodramatic.
She doesn't want to create an issue.
It's bugging me as her husband.
Since we work together,
I want to be able to be normal with you.
She doesn't see you every day like I do.
So that's all.
Apart from Tiffany, we're good. Yeah.
I never thought anything
other than us being good.
-Okay. I will see you tomorrow.
-Okay.
[Brandi]
Probably had to do with the listing.
-Bye.
-[Kayla] Possibly.
-Maybe she stepped on his toes.
-[Alex] Oh, my God.
We'll see.
Yeah, we'll see.
Everything okay?
-[Gio] Oh
-What are you guys talking about?
In Alex's words, an unintentional snub,
but it just pissed me off.
Someone can say
whatever the hell they want to me,
but when my wife is upset
about something, it's like,
you know,
I'm gonna defend her fucking honor.
["Watch Out"
by Nocturn & Kat Leon playing]
[Jarvis] Is Alex Hall leaving?
Gio doesn't start drama.
Gio is here to work.
He's one of the most
successful agents in the office.
I don't know what their issue is,
but I can only imagine with Alex Hall
that it's dramatic and probably trivial.
Alex Hall loves to run her mouth.
I won't let anyone get in our way.
I don't care what anybody says.
I don't care if people are jealous.
We're just gonna really
take over Orange County, aren't we?
-People have to watch out.
-I think so.
Watch out ♪
Don't trust anyone ♪
[Austin] That was a wild week.
What did you think
about Gio's broker's open?
It was so fun.
In my head, I was thinking, "Business."
[Alex] Gio knows
how to throw a broker's open.
-Oh, yeah.
-I'm not happy with how that went down.
-It was an intense conversation.
-[Alex] He was mad at me, saying,
"Tiffany feels you ignored her
at the launch party."
I got so offended by that,
and I'm like, "Are you kidding me?"
You guys apologized to each other?
Where do you stand now?
I don't know.
We're not good. Gio tried
to blindside me at a professional event,
and he needs to respect me
and know that I won't tolerate that.
So he should tread very lightly.
Are there cliques
already forming in this office?
Gio, Jarvis, and Rose.
Like, it's a fine line between
mixing professionalism with, like, oh
Do I trust Rose? Fuck, no.
We're not gonna be besties, best friends.
I am still so blown away
by what happened at the launch party.
When the whole drama went down with Rose.
Rose and Jarvis didn't speak to me
at the event, but I'm fine with it.
Alexandra Rose just gives off,
like, bad energy, bad vibes.
Like, "I'm better than you,"
and like, "You're not."
Alexandra Rose does think
that she's, like
-[Brandi] The shit.
-best agent, no one's better than her.
On a professional level,
I'm not here for that.
I didn't move to Newport to be messy.
I moved here to get great listings
and better my family's life.
Be grateful for your success,
know what I mean?
Bring others up. You don't treat
other people like look down on them.
At the end of the day, it can be
taken from you in the blink of an eye.
-[Alex] Yep.
-One thing about them tables
they turn.
