-I'm ready.
Are you?
Well, I know you're gonna do some kind of,
like, test to determine what
I want to know
if you're improving at this.
My wine knowledge is pretty deep.
I know it sounds douchey,
but I'm not kidding.
At one point, I was blind-tasting wine
five days a week for five years,
consecutively.
And they would come in
with the wine in the decanter,
and based on the color,
I would, like, say what I thought it was.
Uh, well, it's definitely
not a white wine.
[Ben] It is not a white wine.
All right, so we've made it
through the sight portion.
-Three fruits.
-[sniffs]
[Amanda] Hmm
Main fruit, grape.
-[Ben] That was adorable.
-Wait, wait, wait.
Before this all happens, how was your day?
[Ben] My day was good.
I mean, I am really close
to putting something together
for 17.5 to 18.
-[Amanda] Wow!
-I know.
-That's huge.
-$360,000 net commission.
Wow.
I know. It's good.
The problem is, though,
is, like, I get this from a cold call.
We end up bringing the buyer.
I understand the leverage of Mauricio.
You bring him in, okay, you have
a better chance to get it and to get paid.
But it's one thing
if he's gonna do work on it,
but they take a larger than usual cut.
It's $800,000 that we're
supposed to be splitting!
Commissions in our marketplace,
they're usually five percent,
and we split that down the middle
with the buyer's representative,
so two and a half percent to each side.
And then, of course,
we have a split with the firm
where they take
a meaningful piece off the top
for us to hang our license there.
If I were to go to another company,
I could be on like a 90/10 or 95/5 split.
But because I'm at The Agency,
the highest you can get is 80/20.
Which is low.
So far this year,
I'm already at 150 million in volume.
I mean, they've made
well over a million dollars from me.
-Easily.
-Well over.
Ugh.
That's so frustrating.
-It really, really pisses me off.

And the thing is, like,

of what my office would be.
Wow!
Then it's, "Hey, we're gonna add on
a marketing stipend for you."
"We're gonna give you this much money to
just spend putting your name out there."
Over the years, I have been
recruited by every firm in town.
I've been getting courted a lot.
I think, for so long,
my plan at The Agency
was to ride Mauricio's coattails.
But now that I've done that
and I have my own leverage,
selling 60 houses a year,
I have a team of over ten agents,
I guess the question now becomes,
as I've continued to rise,
how long is that larger-than-usual cut
for an agent of my caliber
really justifiable?
-As far as split goes
-Yeah.
I would basically be keeping 50% more
of what the firm takes from me now.
-It's a lot! It's six figures.
-Yeah.
-Ugh!
-Imagine what we could do with that.
So, what are you gonna do?
If they don't let me
grow into a space in the office
that can fit my team meeting,
and they don't allow me
to keep more of my own business,
I'm gonna have to seriously consider
this partnership.
