just about how we can improve on the team,
and I think both of them
are happy where they are,

Not to say that we aren't doing great.
We're all a great team, but there's
such a lack of communication.
We don't know what listings are going on,
what's going into escrow
We're not exactly functioning
like a real team.
-We don't have the motors going.

having kids and whatever, like,
I can't be as hands-on
with every little detail 24/7
like I am now.
So, I feel like we
need to have more support.
And I'm not putting it all on him.
It's just that Dad is, you know,
busy being a CEO,
and I feel a personal responsibility
to do so much of the back end,
and do so much of the front end,
and do so much of the whole picture.

-I want to focus just on listings.
[Farrah] Now that I am engaged,
I want to get to
that next level in my career.
I'm kind of at this fork in the road,
and I know that I'm doing great,
but I want to be doing even better.
I feel for him so much
because how busy he is
and how much demand that people have.

We're running around like chickens

our commission is structured
is really heavily based on
bringing in the leads.
I kind of have to make the decision,
either I continue to partner with him
on these deals,
or either I focus more
on my own deals and leads.
So, I'm gonna have to
talk to Mauricio about it.
If he doesn't see what's happening and
that we're actually annoyed and bothered,
that'd be the stupidest thing
in the world.

I think I am one of the busiest men alive,
but even though I'm really busy
all day long,
I think one of the most
important things for me
is to always find time to continue
to sell homes.
The fact that I get to be
part of transactions on a daily basis
makes me a much better CEO,
and I could tell you that if you stop
doing it for six months, you forget.

because he's a little tight with it.

he asked me to be on his team.

Kind of ballsy on Ben's part to try
to poach someone from Mauricio's team.
Like, I don't know that I would have
taken that approach.
-So Ben's poaching you from Mau?

As someone that has a big team,
what are you looking for
in being part of a team?
What are you hoping to gain from that?
Is it mentorship? Is it support?
Is it leads?
I guess mentorship.
Okay. I mean
But at the same time,
Ben has, like, his way of doing things
that has really worked for him,
but I just don't know
if it's the right fit for me.
I'm not sure whether or not
Joey should stay with Mauricio or leave.
The benefit of being on a team
is the infrastructure, the discipline,
the support, and working
with an agent like myself
to be able to piggyback on my successes.
And there's only so many agents
of Mauricio's caliber in this industry,
and it's a real notch on your belt
to be able to say,
"Hey, I work for that guy."
But Mauricio is a hard person to reach,
he's a hard person to get face time with.
So, I think that Joey could potentially
grow faster under someone like Ben
because Ben will probably give him
a lot more face time and mentorship.
All bullshit aside,
'cause I give him a lot of shit,
Ben's actually really fucking talented.
-[Joey] Absolutely.
-I'm super impressed with Ben.
Ben, you're probably gonna get
more personal time and attention with,
so if you feel like
that's what you're lacking right now,
then, you know, Ben could definitely
add a lot of value.
I'm split. I'm at a crossroads.
I really am at
I didn't know I'd ever even
think it would be a hard decision to
to even consider Ben's team or not.
I just am stuck right now.
But at the same time, I don't know if I

part of Mauricio's team because

What you need to be focused on
is getting your foothold in this industry,
because whoever doesn't
have a strong foothold
in the next couple of years
is gonna get pushed out.
Not everybody's gonna make it. 87% don't.
So, you really have to figure out
what kind of a career you want to have.
Do you want to be the next Mauricio?
Who doesn't?
But is that the kind of business
you want to have or
is it more aligned with
what Ben's business looks like?
That just answered my question.

I guess it's interesting, yes.
I wasn't exactly prepared
for this conversation,
um, but I have been thinking about it,
and it's just hard for me
to have this conversation
because, you know,
we're family, obviously,
and you brought me into this business,
and so I know that I owe a lot to you.
But then at the same time, lately,
I sometimes feel a little frustrated
because I personally think
my role on the team is very valuable.
You know, I have a lot of my own leads,
and I do a lot of my own deals
on my own, separate,
-and then I partner with you on deals too.
-Right.
It's a lot of time spent.
I mean, as you know, yeah,
some deals can be very quick and easy,
some can be very long and very strenuous,
and I don't have somebody
to be my quarterback,
so it's hard to be both.
I don't know, maybe sometimes I feel
that I'm giving up a lot of my check,
or maybe there's a discrepancy
from what I'm expecting versus what I get.
-Are you talking about commission splits?
-Yeah, how we split the commission.
Look, I hear what you're saying,
and I can understand your frustration,
but I'm not really 100% sure
that I agree with you.
The current structure we have is based on,
"Where is the business coming from?"
Right? Because the way I see it is that
the lead generation
is the most important piece,
you see the quarterback
as the most important piece.
Well, I see them as a little more equal.
For me to retain a bigger portion
of my commission,
I need to be bringing in
more deals than I am,
so I sometimes feel like
Mauricio is not taking into account,
you know, my value of negotiation,
my customer service skills,
and all these things
which takes up a lot of time,
and I just find it hard to have more time
to go out and source more deals.
Honestly, you work just like I do.
Maybe I just need a little more
acknowledgement, maybe.
[laughs] Maybe that's a piece of it.
[Mauricio] I don't want Farrah
to feel I'm taking advantage of her,
but I also want to make sure
that I'm not being taken advantage of.
If Farrah wants to have
more of a 50/50 relationship,
she's gotta generate more leads.
It's not about the work.
It's not about how hard you work,
or the hours, or anything like that.
It's a sales business,
and if you're the lead generator,
you deserve more.
If you're not the lead generator,
you don't deserve more.
I don't want it to be about money or
I don't want to feel greedy.
I just want to make sure
I know what's going on, basically.

on how to move the business forward
and grow the revenue
so that there's more to share.

kind of stressed out lately,

more responsibility than ever.
I gathered the courage

I ended up just ripping the Band-Aid off
about how we're, like,
structuring our commissions,
and, you know,
he did get a little defensive.
He does bring in the largest percentage
of the leads on the team.
You know, we can't argue that,
but there's also the expectation that
on the deals that we partner with together
that, you know, I'm going to handle those.
-And I do, from A to Z.
-Yeah.
But for me, it's like,
I have to make a decision.
Do I focus more on just lead generating
for my own deals
and maybe go off on my own?

Would it be easier for me
just to work on my own?
I wouldn't have to ask anybody's approval
or rely on anybody
to make decisions with me.
I know he never treated us any differently
as a stepdaughter at all,
and I'm very, very lucky for that.
I feel a certain gratitude
for how he helped raise me, you know.

-Like, since I was five years old.
So I also feel guilty too.

that's not what I want at all.
I can't imagine the level of FOMO
that I would have if I went off on my own
and they were still
all together on a team.

As a CEO and a team leader,
it is definitely my job to have
difficult conversations with employees.
It has been a very difficult
part of my job,
and sometimes you just have to do it.
I wanted to talk to you about

You know, you're an extraordinary agent,
but I do have some concerns,
and I do want to talk to you
about a couple different things that are
somewhat concerning me right now, right?
And it really just has to do with
you having a conversation with Ben
and Ben trying to recruit you.
I hear you when you want to be heard,
and I want to bring you,
and I want to start including you,
but not talking to me about it,
you know,
that's where it was a little bit weird.

[producer] How does it feel to know
that word's gotten around to him?
That, I would say,
there's no more
uncomfortable feeling in the world.
I just want us to have
an open conversation about everything.
The fact that it means enough for you
to say something to me
and talk to me about this, it means a lot.
Because I know that, you know,
for you to take the time out of your day
to talk to me about this,
it's important, and I treat it that way.
And I have big goals,
and you're a huge influence in my life
and, you know, to hear it from you
really does kinda change my frame of mind.
I just want to make it very clear to you
that my loyalty is with the Umansky Team.
I work my ass off.
This is where I want to be.
I'm glad to hear that.
I also really appreciate you saying
