Buying Beverly Hills (2022) s02e02 Episode Script

Not Everyone's Going to Make It

1
[engaging, upbeat music playing]
I don't want to feel like you're acting
as if you've done this for longer than me
'cause we started the same time.
Sometimes you don't take me
very seriously,
and you treat me as if I'm some sort
of accessory of the Umansky team.
No.
You killed it. You curated the vibe.
But my value goes
beyond just throwing events.
-I mean, I know that I'm very good.
-You have a ton of value.
We're literally fifty-fifty
on almost a 30-million-dollar property.
Just take a step back and realize
we've known each other for 12 years.
I feel like you're saying this to my face,
but you're not acting like it.
You should ask our friends.
I go inside, and there's, like,
you know, the BZP thing.
And if we were going
to be bringing brochures,
I'd have brought something
that sells people on the Umansky team.
What if I didn't tell you,
and I placed on the counter in the kitchen
all the things
the Umansky team does and kills?
You'd have made us look stupid
because you're just like Umansky team
versus what we're doing, but yeah.
I'm sorry that there was a story
about the golf course,
but understand that also behind your back,
I'm going to those same friends
and telling them how much you crush it.
And I wouldn't agree
to do something like this
unless I genuinely felt that way.
[breathes in]
-Okay.
-But I hear what you said.
And I'm sorry that I made you feel
like your value wasn't what it truly is.
No matter what stupid shit
comes out of my mouth,
I know I wouldn't be here
if it weren't for you.
You're gonna have to tell that
to my bodyguard.
[amusing music playing]
-Hey. [chuckles]
-Hi.
[Joey clears his throat]
[Sophia] I'm listening.
I just want to tell you
what a special sister you have,
how amazing she is, how much value
she brings to everything she touches.
[Sophia] Everything and more.
Will you let her know I appreciate her?
I appreciate you.
I'm just going to tell you myself.
Thank you for today.
Thank you for everything.
The road that is our friendship
just happens to be extra bumpy,
but I still care about her
more than anything.
Not only are we on the same level,
you probably can run my shit.
So maybe it's just me being insecure.
-I just have to
-[Sophia] That's what I think.
-[Joey] I think so too.
-Yeah.
I don't know
if Joey still has feelings for Alexia,
but people say boys are mean to the girls
that they like, so I don't know.
Maybe there's something deeper to this.
Let's make it so you never have
to apologize again.
-That would be great.
-[Sophia] Good.
Talk about talking down to someone.
This is
Yeah. You better watch out.
You better watch out.
[upbeat, intriguing music playing]
[music fades]
[Mauricio] Nkosi.
Mauricio. Good to see you, sir.
-Good to see you. How are you?
-[Nkosi] I'm doing well. How about you?
[Mauricio] I'm great. I have a bunch
of people showing up today.
-Doctore! What's up, my beautiful friend?
-[Paul] How are you?
How are you? My little
What a wonderful surprise.
I wasn't expecting you.
-How you doing?
-Good. And you?
-Look at Mr. Movie Star.
-You know Nkosi. Yeah.
Dr. Paul Nassif and I
have been friends for a long, long time,
and I actually suggested
that he and his wife be cast
for The Real Housewives of Beverly Hills.
-Adrienne and I did three seasons.
-Yeah.
And look at you and Kyle
are still going strong.
That led to Botched, which has been
tremendously successful for him.
He's an amazing plastic surgeon.
Are you
Actually, you look pretty damn good still.
If I ever got anything done, I'd go
to Paul, but nobody's done work on me.
What about here?
Well, you've always been
a little hollow here.
-Yeah.
-I'd put a little fat here.
-I have fat here.
-You do?
Yeah, a little volume
is all you need here.
[Mauricio] In a normal market,
this would be an easy sale,
but right now, Paul is wanting
to sell a 20-million-dollar house
in a market where there's no urgency.
I got to get creative to create urgency.
When there's urgency, buyers show up.
Don't make me too good-looking, doc.
[Paul] How are we doing with this auction?
Got some good mojo,
people are getting excited about it.
So the next step is what?
This is when all the clients
will be getting registration in order
and, of course,
placing their starting bids.
-It is crunch time for people.
-Let's go.
[Mauricio] The benefit of auction
is you create certainty.
You know you're gonna have
your property sold,
and the hope is
that we're going to get multiple bidders
and sell it for market value.
Here's my expectations. Ten bidders.
I don't want to lose. I know the market
isn't the best now, but look at this.
The number that Paul has into the house
is around $18 million.
If we don't get enough people
to bid against each other,
I don't think
we're gonna be reaching that.
It's a risk.
I wanna make sure we deliver for him.
-[Mauricio] We'll get this done for you.
-All right, brother.
Thanks for coming.
I know you're in a rush.
-Brother. I'll see you later.
-[Nkosi] Absolutely, sir.
-Thank you for stopping in.
-I'll walk you out.
[upbeat music playing]
[Farrah] Hi.
Farrah, how are you?
You look beautiful today.
-Thank you.
-What's going on?
This is Nkosi. This is my daughter Farrah.
-Nkosi, nice to meet you.
-So, this is exciting.
So exciting. I just love the fact
that there's urgency,
and something's going to happen.
[Farrah] So how does this all go down?
-Primarily online. No reserve.
-[Farrah] I was gonna ask that.
Okay. So, in theory, like,
we could buy the house for 200 grand.
I want to put in an offer myself.
Exactly, right?
[Mauricio] Concierge Auctions
is a company I hired.
They work together with us
in order to market the property
going for auction on a global scale,
and then what they do
is they collect a buyer's premium,
and that's how they make their money.
-So is everyone pre-vetted?
-It's a must we vet our buyers.
[Mauricio] Pretend the gavel closes
at $20 million,
on top of that,
the buyer pays a 12% premium
to the auction house,
but the seller only receives
the proceeds based on the $20 million.
We have a bunch of clients coming today.
All right, let's do it.
Thank you for coming out today.
Grab a nice glass of champagne.
You know Paul Nassif, right?
Super luxury. He knows what he's doing.
-I have someone for this. I'll bring him.
-Good.
[Mauricio] I show you around, Stefan.
I really like the flow
because it's such an open floor plan.
You know, you've got your office here.
I mean, this is such a power office.
Check this out, bro.
Bookshelf and then behind here,
a hidden secret staircase.
For when deals go wrong,
it's your plan B exit.
[Mauricio] Your plan B exit over here.
It's Spill it.
Why does this feel so sexy?
-Like the breeze coming through.
-It is. It's here.
[Zach] There's a great power.
It's like Billionaire Row for Bel Air.
I don't know.
I feel like it's mine already.
What's the reserve?
-There's no reserve.
-Good. I'm gonna make an offer.
-Come on. What are you thinking?
-Probably two, three mil.
Really?
We're talking
about what I can pay for this.
Putting this house
up for auction is a big risk.
I like it because it's been sitting
at a high price, and it makes a statement.
But it's a bold choice. I don't know
if they're going to get what they think.
[Melissa] What's up, fam?
-[Mauricio] What's going on, Melissa?
-Mauricio, this is my client James.
James, how do you do?
It's a pleasure to meet you.
-[Melissa] Mind taking us on a tour?
-I'd love to.
[Mauricio] One of the beautiful things
about this
is it's got
the indoor-outdoor flow, the firepits.
The views are extraordinary.
You can see out to Catalina,
Queen's Necklace, the whole thing.
It comes ready to roll.
So you're buying a furnished house.
-You notice how I said you're buying it?
-[Melissa] Exactly. He has a good feeling.
Let's go upstairs.
[upbeat instrumental music playing]
-[Mauricio] So this is the primary suite.
-Oh wow.
[Mauricio] It's the entire back side
of the house, so it's huge.
And then check out this bathroom.
-[James] This is incredible.
-[Melissa] Full-on open.
-[Mauricio] Look at this shower.
-[James] A selling point.
James, if you want someone
to move in with you, I'm available.
And then we've got
your own private balcony.
[Melissa] You don't have to lift a finger.
Everything's here.
Body wash included, everything.
[James] Throw in the body wash.
Yeah, exactly.
We've got a 70-foot lap pool downstairs.
I don't swim laps.
That doesn't impress me.
[Nkosi laughs]
[Mauricio] Thank you so much, my love.
-Cheers. Salud.
-[Farrah] Cheers.
-[Mauricio] You're busy right now.
-[Farrah] Can barely keep up.
I can tell you just in the numbers
as a whole at The Agency,
we have definitely stabilized.
I mean, thank God
we've been able to keep things going.
-But it's not, you know, it's not easy.
-Mm-mm.
-Right?
-It's my first down market.
Is it your first down market?
I came into the business in a down market.
It was at the bottom going up.
Got it. The people that get really hurt
are the new people,
the ones that just got in,
the ones not doing a lot of business.
Those are people that get hurt,
and you start seeing those people,
you know, leave the business, right?
Last year was the best year
of my career, hands down.
This year has been a bit more challenging.
Firstly because the market has changed,
but also my role has changed
because Mauricio had agreed
to us hiring a director of operations.
You're so busy doing what you do best,
I feel like I can't scale
and focus on my own leads,
and one of the things
we can do to solve that problem
would be to hire a director of operations.
I have no problem with that.
It's a brilliant idea. I love it.
[Farrah] And then, he just,
on a whim, decided no.
So I kind of half-heartedly
took on the role.
Hello. I am the director of operations,
and we're top of the list
of the whole country,
so our team must be doing something right.
[catchy music playing]
[man] Great turnout.
It was a super success.
We had a lot of people here.
We got a few days left for this auction.
This is your listing too.
You need to pick up your game.
I need you to, like, call your friends,
call everybody, like, bring your bidders.
We are earning a commission.
Let's raise the price as much as we can.
Let's not sit on our asses.
I need support.
-Okay. Got you.
-[Alexia] Let's do it.
Wait, wait, wait.
-[all] Tick, tick, boom.
-Let's go.
[upbeat electronic music playing]
-Hi.
-[Brandon] What's up?
-How are you?
-I was waiting for you.
Look at you, dazzling in polka dots.
You look good. Okay, Chanel.
Chanel.
[Brandon] Oh, and Prada.
Oh, I forgot about this.
I was like, "Thank you."
-How's it going?
-I'm good. How are you doing?
Excited to catch up. I need a drink.
-[Alexia] Hello, my gorgeous.
-Hi! Oh my goodness. How are you?
You look stunning.
-[Alexia] Thanks.
-[Brandon] Tiny.
Hello. Oh, you know.
It's that post-breakup weight. He-he!
-You look so good.
-[Sonika] Oh my gosh.
[waiter] Hey, guys. What you having?
-[Brandon] A Hard to Handle.
-[Sonika] I'll start with a Sympathy.
-[waiter] Yes, ma'am.
-[Alexia] I do Sympathy too.
-[Sonika] Some chicken tenders?
-[Brandon] Sure.
[Sonika] Perf.
-[Brandon] How did your open house go?
-[Alexia] Everyone had a lot of fun.
-I'm welcoming the challenge.
-[Brandon] How is it working with Joey?
[Alexia] Joey and I could work
on our communication.
I love hanging with Sonika and Brandon.
I don't feel judged by them. I don't feel
like we're competitive with each other.
-Cheers. Love you guys.
-Eye contact. Love you.
It's a little different
than my relationship with Joey
'cause I love Joey,
but he loves to push buttons.
[Brandon] What else is going on?
-[Alexia] You know that Sophia joined?
-I heard.
-How do you feel? Another sister.
-Sophia joined.
It'll be interesting for her.
Like, literally last week,
she was sleeping till 3 p.m. every day.
I wish I was exaggerating
on the time zone.
[Brandon] My kind of girl.
[Sonika] If I could, I would.
Like, she gives off this very chill,
like, "I don't give a damn" attitude,
but she's actually very, um, anxious
as a person, but you would never know.
-She's so cool, calm, and collected.
-I'd have never guessed.
It'll be interesting.
I've never really seen her
She's an amazing student,
but I've never seen her
-Work.
-[Alexia] Work.
-Yeah, let's really hope for the best.
-[Brandon] How's business been?
I just closed my first deal
of the year last week.
-Congrats.
-[Alexia] Thank God.
-[Brandon] I've been fighting to survive.
-Do I just pull this table out?
With this market?
Yeah, this market. All of my business
is first-time homebuyers pretty much.
And these rates and everything.
They're scared.
-Yeah. It's honestly scary for people.
-Yeah.
[Alexia] Are you guys happy?
Are you guys gonna stick this out?
Honestly, like, between us, I don't feel
comfortable on the team anymore.
Why?
Because after the breakup with Kevin,
everyone kind of turned cold shoulder,
like Jon, Adam.
I feel like they're pro-Kevin.
-He's the golden child.
-[Sonika] He's the golden child.
So that's when I stopped
showing up so much
because there's just weird air.
After the breakup, it's been so difficult
because my ex-boyfriend
brought me into this team.
-[Sonika] Can I spin you in the chair?
-Okay, go ahead.
Spin, spin.
I think the breakup was for the best.
She says that she felt
like the team picked Kevin over her,
but most of that's in her head.
If that's what she believes,
that's what she believes.
For me, I didn't see you.
I believe you stopped coming to work.
[Alexia] Do you feel like
the team is too big?
It kind of feels like we get lost a bit
because there's so many of us.
It's tough, there's no deals.
Have to make money other places.
And not everyone's gonna make it.
That's the reality.
Yeah, it is, for sure.
[catchy music playing]
-[Tyler] Hey, Ben.
-Hi.
-Finally, a good view.
-I know.
-[Ben] It's been like Seattle in LA.
-[Tyler] I know.
[Ben] Sierra Mar is
a Hagy Belzberg-designed modern
in the Bird Streets,
which is by far the most expensive
and desired neighborhood
in the Hollywood Hills.
This place is a modern fortress of sex.
But market conditions have made buyers
extremely price sensitive.
Last year, I originally took this listing
around 15. It's now 12.
-Oh my goodness.
-[Tyler] Excited for this open house?
[Ben] I'm starting to feel the pressure.
I don't know this feeling.
We sell everything.
-I know. The new price will help, right?
-[Ben] It'll definitely help.
I mean, getting it down, like,
two million dollars in the last few months
has not been an easy task.
It's actually been some of my finest work.
I know. I feel like we've done
everything marketing-wise.
Tyler is my protégée,
and I did just promote her to partner.
Have we done any type of event here?
Will the seller allow it?
We can't,
because the materials are too expensive.
Okay.
It's like doubling the power
of Ben Belack.
I've done everything
short of running around yelling,
like, "We're slashing prices"
through the Bird Streets.
[Allie] Hey, y'all.
-Hey, ladies.
-Hey, y'all. Look who it is.
-[Tyler] Look who it is.
-It's us.
-[Melissa] These windows are nice.
-[Ben] This isn't Fleetwood doors.
Like, we are way above all that and
Oh my God, dude, you have to RSVP.
I just show up.
From bed?
-I'm cozy.
-[Allie] Cozy cool.
-He's wearing his workout shoes.
-Should I comment on your outfit?
[Ben] Can I just come over here.
Don't be so sensy.
Listen, guys. Not built for spec.
You won't see imperfections.
There aren't any.
-There aren't any.
-[Joey] Other than the layout.
-You haven't seen it yet.
-Your opinion.
I'm just here experiencing steps
right as I walk in.
I think the biggest challenge
for this property is the verticality.
You can't really entertain
because the living spaces are too small
and just spread vertically.
As you walk through, you'll notice
all the very custom finishes.
If it weren't for the verticality,
maybe the house would sell for 12 million,
but I think with this challenge,
it's a little bit steep.
-Hi. How are you?
-[Courtney] Hi.
-Good to see you. Welcome.
-Nice to see you.
-Hi. Hi, I'm Ben.
-Thank you.
-Arlene. Nice to meet you.
-Nice to meet you.
I didn't know
this was a public viewing, buddy.
Oh, look who it is.
Do you normally wear sunglasses
when you're still inside?
You're Everything about you
is senior citizen right now.
-You're buttoned all the way up.
-I think that looks great, actually.
-He Do you?
-Button to the top?
I love Ben having this big listing
over ten million,
because, at this point, he's not over ten.
He's a sub-ten guy, sub-five guy.
Does very well in that realm,
and I want him to get this sale
to help propel him into the next category.
He can get there
if he shuts up and listens to me.
You look like you're playing bass tonight
at a comedy club.
-[Zach laughs]
-Slapping the bass, man.
-[Zach] Not even a jazz club.
-I wanna talk about the house.
[triumphant music playing]
[Ben] The finishes here are crazy.
Venetian plaster. Travertine. Calcutta.
The staircase is
like steel and marble sculpture.
I am confident this has
the best finishes of any house
under $20 million in the last two years.
Look at this. I wanna show you guys
something really cool.
-It just keeps going.
-You guys stay there.
[Ben] Zach and I are going to have
a conference about pricing right now.
[Zach, whispering] They can't see us.
They have no idea what we're doing.
[upbeat music playing]
[Ben] This room, like, whoa.
This could be another primary bedroom.
That's what I think. To me, it kind of is.
I think it's important to point out
that Soho House is there.
And if you want a quick breakfast
or a cocktail, whatever it is, you know
We've sort of fallen off
of Soho House, but that's okay.
[intriguing music playing]
Okay.
-So, okay. Look at this. Look at this.
-[Zach] Sexy.
-[Ben] Zero-edge pool.
-[Zach] Dope.
[Ben] And zero-edge Jacooz,
but what's cool
is right there off the media room,
because the owner wanted to make sure
that you would be able
to take in these views.
And here you'd be too low.
They added that, so you could go up there
and have a romantic moment. Yeah.
[Allie] So, any offers?
No offers.
[Allie] That's tough.
As you know, I brought my client through.
My concern is
it's priced a little too high.
I'd guess this property
is more of a property
that's going to trade
just under ten million.
If you look at what's comparable out there
for what you can get at 12,
this just really isn't it.
I was afraid you'd say that.
Yeah. Is there any room
to negotiate on the price?
I think so. At this point
Bring any offer.
[Zach] Hey, stugots.
[Ben] What did they think?
Um, I've showed her two things
that were off of our radar,
and this is one of them,
and so she came in
with a negative perception
-because she didn't want to be here.
-Mm-hmm.
So are you gonna lose this?
I mean, I guess that's possible, right?
It's like you don't sell something,
and then it maybe goes to the next agent.
In the last decade,
I've sold everything I've listed,
but we've got
about four weeks left on the listing.
I'm feeling a lot of pressure lately.
I have listings that are north of ten.
I have three right now.
You've broken into that realm,
and now the market breaks.
You should get back to your
two-million-dollar market. It's on fire.
Sadly, they gave me the price
I recommended a year ago only 30 days ago.
Had we had it priced a year ago
at this number,
I would be showing the trophy
all over town.
-Hey.
-This is magical. Whoa, Jesus.
[laughs] You almost slapped him
right in the face. How are you?
What'd you think?
Finishes are great.
It's got the cool factor.
Layout's tough.
-It's challenging.
-By the way, what's he doing here?
You brought in the rookie of the year
to give you last-minute advice?
Let me tell you what I'm doing here.
He can't sell it, so he needs
to co-list it with BZP Group.
That's okay.
There's nothing wrong with that.
If I hear "BZP Group" one more time
It's two of you and an intern.
-[Zach] You've got interns?
-We do.
Don't get so big for your britches.
All right, I have a couple more guests
downstairs that I'm gonna say hi to.
-[Allie] It's great up here.
-[Melissa] It is.
[Allie] But neighbors,
not really my thing.
-That's true.
-[Allie] Wait.
We need to all go out
and have a fun night.
I actually have plans with Farrah soon.
Not her wedding, unfortunately.
-No, I keep getting asked about that.
-You know how she's a really bad texter?
I feel like I'd been like,
"How's everything going?"
[Melissa] She's been bad.
You know when you just feel
something's off? I feel like that.
I think the world of Alex.
However, this whole engagement process
with him and Farrah,
it just doesn't seem right,
and I want the best for her,
and I don't know if she's getting
what she deserves right now.
-Once that date's set, you know
-Yeah, she'd scream it from the rooftops.
She would be like, "Save the date" ASAP.
God, that makes me so nervous.
[engaging electronic music playing]
-[Brandon] Hello.
-[Barrie] Hey.
[Brandon] I'm looking for closing gifts,
looking to mix it up,
like, how many bottles of wine
can you give?
Candles are great because you light them,
and it smells the whole space.
-[Brandon] Okay.
-For your client.
And future clients, yeah.
So you can buy a few.
-Look who's here.
-[Melissa] Hi.
-Hey, pretty in pink. What's up?
-Hi. You look so nice.
-[Barrie] Take a look around and I'm here.
-[Melissa] Thank you.
That's cute. Okay.
Melissa is my girl.
I love me some Melissa Platt.
She don't mind spilling the tea.
She's friends of the family,
so she has the inside scoop.
I can always count on Melissa
for a fun kiki, a little gossip session.
How well do you know Ben?
You know the answer to that.
We're not close.
This may sound petty,
but he unfollowed me on Instagram.
Isn't he, like, 50?
-It's dumb.
-How do you know he unfollowed you?
You're on Instagram,
you go to reply to somebody's story.
I checked, and he wasn't there anymore.
I don't know what happened.
-Did you unfollow him back?
-Yeah.
-I blocked his ass too. Yeah.
-You blocked him?
-I thought about it, but I didn't do it.
-Gosh.
It sends a horrible message
to not only Brandon,
but kind of The Agency
because we have this "no asshole" rule,
and a top agent
unfollowing a rookie agent, it's rude.
To me, it's a deeper thing. I feel like
he doesn't respect me as a person.
-Yeah.
-When I talk to him, he looks through me.
He's a senior agent. Like, help me out.
-It's very immature.
-For sure.
Listen, Ben. I get it.
You're old, you got your own generation.
Generation A. For "asshole."
-You went to drinks?
-Yes, it was good.
Sonika had a lot on her mind.
She feels iced out by the team
because, you know,
Kevin is the golden child of the team.
They're no longer together.
She's like, "What's my space here?"
"Nobody talks to me."
I think some of that may be in her head,
because you got to come
into the office to feel bad vibes.
[Melissa] Yeah.
I thought she was moving back to Boston.
[Brandon laughs]
-[Melissa] She's been there so I
-[Brandon] Yeah.
-[Melissa] I never see her around.
-Uh.
[electronic upbeat music playing]
-[Eduardo] Beautiful, what's up?
-I'm sending listings to a new client.
-Same thing, different day?
-Exactly.
-[Brandon] What's up?
-Brandon!
-[Brandon] How you doing?
-B-Jeezy.
-[Alexia] Hey, peeps.
-[Joey] Nice shirt.
Thank you. I went all vintage today.
[exhaling deeply]
-Least favorite part of the job.
-Oh, I know. [sighs]
[Sonika] Oh, love
when my laptop's not charged.
-[Brandon] It's not charged?
-I hate that.
Sonika is gonna come in here in a minute,
and [sighs] we'll have the chat.
[Adam] I think
it's just a very direct conversation.
I'm not trying to be a henchman.
This is just, "This isn't working."
"Here's why."
I hope she takes ownership in that.
[Adam] This is not a conversation
that came up on a whim.
This has been going on for, what,
the better part of a year?
[sighs heavily] The thought
of firing Sonika is very difficult for me
because I feel loyalty
not just to Sonika, but to her family.
But as much as I love Sonika,
it's survival of the fittest,
and there are no favors for anybody.
You should get out of here
before she walks in.
[Sonika] I'm definitely not
stepping foot over there.
I feel, like, awkward.
Is it possible that you're in your head
about, like, I feel like
-I'm hoping.
-I feel like Jon loves you so much.
It's possible
that you're putting this in your head.
[Sonika] Okay.
-Hi, guys.
-[Alexia] Hi.
-[Jon] Do you have a minute?
-I do.
-[Jon] Why don't we go into here?
-[Alexia] Bye. Later.
[Sonika] Hi.
-How you doing?
-[Sonika] Good. How are you?
[Jon] Not bad. It's been a busy week.
Yeah.
The reality is this market
has a ton of headwind.
Yeah, absolutely.
But that's why it's so important
now more than ever
to actually be putting in the work.
[Sonika] Mm-hmm.
And, look, you haven't sold a house in
I think it's been about a year.
But what's more concerning to me
is that I just feel like
you kind of stopped trying.
I just [sighs]
Look, everybody has to earn
their spot on this team.
I don't think
you're passionate about this.
You're just not cutting it.
You can't do this job at a high level
if you're not passionate about it.
[Sonika] Absolutely.
So [exhales] look,
find something that just lights you up.
[shaky voice] Sure.
Do you mind
if I literally run and grab a tissue?
-This is actually disgusting.
-No, of course not.
[Sonika] Thank you.
[Sonika sighs] That was so dumb.
I'm done.
[Brandon] What's going on?
[Sonika] I am literally leaving.
[Brandon] What's going on?
[Sonika] I'll talk to you later.
[Adam] Can we go outside and talk?
About what?
Sonika, about a lot of things.
-Come.
-[Sonika] Okay.
I don't know what's happening, child.
-[Adam] A shocking, jarring moment.
-[Sonika] Yeah, it blindsided me.
[Adam] Listen, I know, Sonika, I know.
You have to understand
how handcuffed I am.
[Alexia] I literally just saw her
packing her bag, crying.
I think Jon pulled her aside
and let her go.
Sometimes business
is personal, and it sucks,
but we have to make tough choices
in order to stay afloat.
-Absolutely.
-You know?
-Hey.
-[Jon] Hey.
-[Brandon] You good?
-[Jon] Yeah.
If real estate's something you still want
to pursue, there's a path for you.
I will help you do that.
-I heard tears. It couldn't be good.
-It's not. It's
-That's not easy for you either.
-It's the worst part of the job.
[Sonika] Thanks.
I love you.
Is she gone from The Agency
or just the team?
[Jon] That's up to your dad.
Oh, wow, so he's up next.
[Brandon] I'm concerned
about losing my job.
Me and Sonika started
in this industry around the same time.
All I can do is show up.
I show up a little more than her.
Hopefully, that's extra points for me.
But nervous, I'm very nervous.
[Mauricio] I ran into Sonika.
-Yeah, she was crying.
-She's the sweetest girl, man.
So for me, it was incredibly difficult
to see her like that.
Emotional, yeah.
But, you know, sometimes people need
a kick in the ass in order to rise up.
-Totally.
-Hopefully, that's what happens.
Dust yourself off, and it is what it is.
-Yeah.
-Thanks, brother.
[electronic dramatic music playing]
Man, that was rough.
I think she just feels ambushed.
Yeah, it sucks.
[music peaks, fades]
[engaging music playing]
-[Jon] Hello.
-Hi, are you guys matching on purpose?
-[Jon] This was not planned.
-If it was, I'd be a little concerned.
-[Jon] Yeah.
-[Farrah] How'd it go with Sonika?
[Jon] It sucks.
I hope it works out for the best.
Yeah. So tell me about this buyer, guys.
So, he's a developer
we've worked with for years.
He's also an investor.
I think one of two things.
This could potentially become his home,
or it could be
a great long-term rental for him.
He's an opportunist,
and now it's going to auction,
there might be a real opportunity
to snag it at a great price.
Which is a whole new world for us.
I'd like to start the bidding
at one dollar. [chuckles]
Okay, perfect. Sold.
Stradella is an incredible property
built by Dr. Nassif, our friend,
designed by Faye Resnick,
basically my godmother.
It is stunning, prime Bel Air,
and with an auction,
we're guaranteed to sell it.
-Hello. How are you? I'm Farrah.
-Hi. Ofer. Nice meeting you.
-Love to meet you. And welcome.
-All right.
The key to selling this
for as close to market value as possible
is to get as many bidders as possible.
Because more competition
drives the price up.
The house comes fully furnished,
designed by Faye Resnick.
The floor plan, it's very open.
You still have some nice separation.
So it feels very livable.
Wow. This pool is spectacular.
[engaging music playing]
-[Adam] The fluted wood behind the bar.
-[Jon] Fluted walnut.
-[Adam] You got to one-up me there?
-[Jon] One-up you every time.
-[Farrah] A beautiful bathroom.
-[Adam] Yeah.
[Ofer] It does feel small
for this kind of house.
I think that the interior design
and the staging
are not as good as the architecture.
It's just missing a vibe
that would make it,
like, really what it should be.
It feels like it was designed
five years ago.
-[Adam] Okay.
-To me.
This is almost like glorified
West Hollywood.
-Sorry for saying that.
[Farrah] Ooh. Honesty is appreciated.
No, I mean Just my opinion.
[Adam] Right, it doesn't mean
he's not interested.
Oh, I'm definitely interested.
-I understand why it's going to auction.
-[Farrah] You're a businessman.
Farrah has her work cut out for her
with this one.
He has a very discerning eye,
very dogmatically opinionated,
not always right, but, hey,
everyone's entitled to their opinion.
So do you have any questions
regarding how the auction works?
[Ofer] Yeah.
How it works is basically,
it's $100,000 fully refundable deposit.
So, hold on, so buyer pays an additional
commission to the concierge company?
-Yes.
-What are they doing to actually earn 12%?
12%. It's a big number.
Well, you're going to get,
hopefully, a fantastic deal.
Why does it make any sense
for the owner to leave 12% on the table?
Because for anyone like me, I deduct 12%
from what I would be willing to pay.
-It all comes down to the number.
-I get it. It's just mind-blowing for me.
Is it a lot
for a concierge company to make? Sure.
But as a buyer,
the purchase price that they're getting
through buying it through an auction
is still going to be less than it'd be
if they had bought it
in a traditional sale.
-So nice to meet you. What do you think?
-Nice meeting you.
I think it's a nice house
and maybe a good opportunity.
Let's see what happens.
-[Jon] Do you think you'll put in a bid?
-[Ofer] Yeah, most likely.
-Okay, back in a sec.
-Thanks.
-[Jon] Call you tonight. We'll talk more.
-[Ofer] Okay.
[Farrah] With the market how it is,
I am relieved.
Seems like we've just added
another bidder to our list,
but it's scary and concerning
with a no-reserve auction
that the bids might just be way too low.
This is super exciting. I just
We don't get to witness this firsthand.
-Right.
-In terms of how it'll to play out.
Regardless of how it plays out,
I think that we should put the auction
up on the screens in the office.
-[Farrah] Yeah. That'd be so cool.
-That's a great idea.
Just for the last hour.
But first things first,
get your guy to to bid.
-You have to pay to play. Got it.
-Pay to play.
[upbeat music playing]
Money game. Money game.
[Adam] This guy's scared.
-I'm not scared, dude. I'm terrified.
-Are you?
[Adam] Yeah. I've taken
a private flight once in my life.
When I tell you
the plane turned upside down
No, it did not.
It went this way for two seconds
and then violently back
as it's plummeting to the earth,
and there is wine and hummus
in people's hair.
It was the most absurd, ridiculous,
terrifying five minutes of my entire life.
Could we do a salute, a captain salute?
I want one with the pilot. Is he in yet?
I'm actually going to sit here.
This feels better.
I often go to the desert
for a round of golf.
I just don't normally go via private jet.
I guess I'm lucky enough
to be part of the inner sanctum.
I'm scared.
We're gonna be just fine.
I love you, buddy.
[shouting, laughing]
Like, newsflash.
Adam Rosenfeld is not perfect after all.
I'm trying to get a photo
where you look cool. It's not happening.
Superman is afraid to fly.
[upbeat music playing]
[Mauricio] All right. Woo!
Let's do this.
[Zach] I mean, look, is he a cool boss?
Of course.
Do we come to this place,
and he takes his dick out
and swings it around the room
by showing us his plane,
his houses, his golf course?
[Mauricio] Adam,
we're gonna kick their ass.
[Adam] I've no doubt.
It's a move. It's posturing.
It's from the goodness of his heart.
It's also to rile you on and rile you up.
[Zach] Ladies and gentlemen,
Mauricio Umansky.
-[Ben] A fade into the fairway bunker.
-[Zach] Wow. Man, is that good.
[chuckling]
[Zach] Next on the tee,
the guy from Breaking Bad
who delivered the meth, Adam Rosenfeld.
-[Mauricio] Wow.
-[Zach] Oh!
Dude, we have to beat them today.
So I won the Club Championship here.
[Ben] To say that we're competitive
with each other
is a massive understatement.
That's my boy's drive.
-Feels like I'm playing with a pro.
-You are.
And Mauricio
doesn't want to lose at anything.
-[Adam] That's good.
-[Zach] My God, it almost hit the stick.
-Let's win this thing.
-[Ben] Got to hit it hard here, uphill.
-Oh God.
-[Mauricio] That's good. Get in!
[Ben] No!
Booyah! Say hello
to my little friend, baby.
-[Ben] Nice. Good job.
-Boom!
At The Agency,
building culture is very important.
Rule number one, no assholes.
Rule number two is we like to have fun.
-It's a little soon. All right!
-[all laughing]
Oh my God!
It's the reward for doing hard work,
and it brings the family closer together.
[Adam] Auction's coming up, right,
with Stradella?
Yeah, man. It's very interesting
what's going on with that.
We actually have two offers
that are trying to buy it
before we go to auction.
They don't want to pay
the buyer's auction fee. It's like 12%?
Potentially, yeah.
And one of them, I believe, is at 21,
and one of them is at 21 and a half,
and we're trying to vibe them
and get them done.
-[Ben] That's a good offer.
-It's not a bad offer.
[Zach] Yeah. Is the 21 saying
they will take it or leave it,
"We're not going to auction with the 21"?
-Correct. Interesting play, right?
-[Zach] Wow.
-By the way, you take the 21.
-I agree.
I agree. Paul Nassif's got to make
some really important decisions tomorrow.
-Yeah. It sounds like it.
-He's currently scared of the auction.
-He also doesn't like the 21.
-A year ago, less fear.
So there's a very high likelihood
that he's also going to do nothing,
which, in my opinion,
would be a big mistake.
We've got two potential offers,
two people that are ready to buy,
and they have no interest
in being part of the auction process.
Paul's got a really tough decision.
I am stressed because I really hope
that whatever decision he makes works out.
My fear is he walks away with less
if it goes to that auction.
I agree. It's high stakes.
-That's a lot of pressure.
-Yeah.
[engaging music playing]
Hello.
[Farrah] Hi.
[Melissa] Hi.
[Farrah] Cute little purse.
Thank you. She actually fits a lot. Hi.
[Farrah] Hi.
-[kisses]
-What's happening?
Look what I got
for a little spicy margarita.
[Farrah] Okay.
And then I got our bread pudding
and shrimp tacos from our favorite.
Oh my God. Nice.
[Farrah] Melissa is my best friend.
I trust her, and she's like a vault,
and I'm tired of having
this mask of appearing
that everything's perfect and great
when I have reached my breaking point.
I've been texting you, calling you,
but I feel annoying.
-You're not annoying.
-Okay. You've been bad at responding.
I know, I've been bad lately.
And you know when I get overwhelmed
and, like, go on hibernation mode?
-Uh-huh.
-I just can't. It's like a weird thing.
I can't deal with
I can't talk to people, text people.
All I can do is get through the workday.
It's like I was so excited.
It was like so much excitement and, like,
this is my dream life, my dream person.
-Will you marry me?
-Uh-huh. Uh-huh.
[in a breaking voice]
Yes, obviously, yes. Oh my God.
Now it's been a year and a half
-of not having done one thing.
-Mm-hmm.
Like, am I marrying someone
that never wanted this?
Yeah, and feel like you're forcing it.
That's not what you want,
not what you deserve either.
I want the person
that I am madly in love with to be
so, so excited, like,
that they cannot wait another day.
So basically I just said, like,
I'm going to move back into my house
and kind of reevaluate.
I woke up one day and realized
I need to choose myself.
Yeah.
And if that means that I lose someone
that I'm madly in love with,
but I'm honoring myself, then
Yeah. It's the most important thing.
I totally get that,
and I also think too, like, with Alex,
there's not one bad thing
I could say about him.
I know he loves you,
but this doesn't feel right.
Yeah.
But where it's confusing is
now he is the one
that's putting up the fight.
Okay.
So, when he's fighting for it,
I'm thinking to myself,
"Am I really going to walk away
just because he's not jumping
for joy to get married?"
So it's like we're in this limbo phase.
The gray is just so expansive.
-[sighs] So
-You're going through a lot.
Yeah.
You've never been this open with me.
I am used to keeping
everything in because
it's like I can deal with it on my own,
and I don't like to ask
for people's advice.
-I don't like to ask for people's help.
-You need support.
Like, I don't understand
why I never, like, let people in
-You're letting us in now.
-as part of the journey.
I'm going to be hard for a second.
I have a question, okay?
I don't like when you do this.
It's just, what do you want?
[tense music playing]
I just want someone that, like,
looks at me walking down the aisle
and just, like, can't believe
that this is their life. [chuckles]
-Yeah.
-[Farrah] You know?
And, like, my biggest fear
is walking down the aisle,
looking at the person that I'm seeing,
and then seeing fear in their eyes
instead of pure joy and excitement.
Like, that would literally be
my biggest nightmare.
Do you think Alex is your person,
your future, your forever?
[music continues to play]
[sighing] I don't know.
[music fades]
Shit.
[upbeat music playing]
[Mauricio] Wine or tequila?
I was gonna tell you something
before they came out
But here comes shmegegge right now.
I'm going to start with the tequila
to really get the engines running.
[Adam] Wanna tell me about this?
[waiter] Yeah, it's Châteauneuf-du-Pape
from the southern Rhône.
This is a guys' dinner. Not a formal,
you know, my wife telling me which
I don't know how this works
[Zach] Now, when your wife hosts a dinner,
and it's just the family, is it formal?
[Mauricio] We eat at a dinner table
set pretty much every night.
[Zach] Is that right?
There's something nice about coming down
to a dinner. Do you dress up?
Do you chase each other
around the kitchen island?
[Zach] That's a different game.
-There's incredible love there too.
-[Ben] Of course.
There's love, in love.
[Mauricio] I've had an amazing life
as a married man.
[Zach] Dude, your life's been incredible.
From the outside, I couldn't imagine.
An amaz I wouldn't trade it for anything.
I don't look back
and be like, oh, you know,
I would not trade a moment of it.
But you got to fight, you've got
It's something you have to fight for.
It goes up and down. A roller coaster.
It's hard because Kyle and I
are both such busy people right now,
both doing so many things.
Our kids are starting to grow up,
starting to look at moving out.
We're having to learn how to have, like,
a different type of relationship,
you know, a new relationship
without being parents and without being
You know what I'm saying?
You've been parents for the last Yeah.
Forever, our entire life.
It's hard.
And you have to learn now
how to fall in love
as individuals again and not as the
-[Mauricio] As parents.
-As the business partners in that family.
[Mauricio] Correct.
When Kyle and I met,
she already had a kid. She had Farrah.
We've been parenting
since I was 25 years old,
and now here we are 27 years later,
and all of a sudden, you know,
we're having to learn
how to have a relationship without kids,
and that's very difficult.
And the ultimate dream of being married
to somebody forever and eternal,
like, I think we both still have it,
but we both want to have it with passion
and with love, and we both want
to make sure that we don't sacrifice
in order to just stay together
for the sake of the dream.
And at the end of the day,
that's what we're trying to figure out.
There's a lot of change that happens
during the course of a marriage,
and while you're doing that,
there's a lot of pressure.
[Zach] There's growing yourselves
and your careers in between.
Yeah. There's a lot. There's a lot.
I wish you guys had your own conversation
because I need to talk to Mo,
but who gives a fuck, because I'm here,
and I can't believe I'm at The Agency.
You've had way too much coffee, my G.
A lot of coffee, but I was tired.
I can't believe I'm sitting here.
I am so happy that you are.
I remember when you joined
Hilton & Hyland, and we were still there.
I was a young boar.
[Mauricio] I left.
I don't know if you know.
[Adam] Was your goal to be brought in
as a partner there?
That's exactly what happened.
So, I think I got kind
of fucked by Hilton & Hyland.
And when I say fucked,
you know, like, today I'm happy,
but there was
a hundred agents at Hilton & Hyland.
They did a billion dollars
for the first time a year.
I was 19.6% of their production,
and I went to Rick and I said
I'd really like equity, right,
and to be a partner.
He went back, he talked to Jeff,
he got back to me,
and basically I was told no.
Then I went home, I talked to Kyle
I go, "This will cause a lot of stress
between you, your sister, and your family,
and I don't want to do
this move of leaving
and starting a company
if you're not comfortable."
She was 100% supportive.
And I remember, they said to me,
"How did you not give us any warning
or any issue?" And I was like, "Warning?"
I think Hilton & Hyland
is an amazing company.
I'd never be caught
speaking poorly about them
because I don't think poorly about them.
And I am Rick's brother-in-law,
but unfortunately, it got sour
because it really affected the family.
Kyle more than anybody. You know,
her family stopped speaking to her.
But she understood
that what was done to me was wrong,
and she stood by me,
and at the end of the day, I needed that.
When I started The Agency,
I kind of made a deal with Rick
that I would never go after
or take anybody from his company,
and I also didn't want to, right?
Why this is so crazy that you mentioned
the fact that especially
I've wanted to tell you this all night,
the fact that you said
that you left and wouldn't recruit.
Because for years I felt like,
"Why has Mo never come out to me
to come to The Agency?"
And full circle, this is wild,
that Rick Hilton called me.
I was like, "I'd love to see you."
I came over.
-This is last week.
-[Ben] Last week?
[Zach] This is last week,
and I go over to meet with him,
and he's starting his own company,
and he's offered me
a piece of the company.
Equity?
Yes.
[dramatic music playing]
And it's wild
when you think of equity in a company,
and that's what you dream of,
building equity in a company.
[Mauricio] For sure.
[Zach] And I've always liked him,
and it's just wild that he'd ask me that.
It's so vicious. It's a wild circle.
[sighs]
How messed up is it for Rick
to be offering Zach equity and not me?
It feels like shit.
[Zach] Rick is like, "Do you want
that natural progression?"
Of course I Do I?
[Mauricio] More importantly,
I've opened up my entire world to Zach,
my family, my company,
you know, really elevated him,
brought him in on a super-high role
at The Agency and this happening so fast
I definitely feel a little bit,
you know, disappointed and betrayed.
[music peaks, fades]
[Mauricio] I am so nervous,
it's not funny.
Come on, go up already!
[Eduardo] That's way below
the value of the property.
[Zach] Talking to Rick
You think there's a line crossed?
I mean, do you think
there's a line being crossed?
No, I don't.
-Why'd you unfollow me on Instagram?
-Did I?
You never catch old feelings, anything?
No, the only reason I give her listings
is so that I can maybe [clicks tongue]
knock it back one more time.
You are being extremely sensitive,
and you're overreacting.
I Dude, go fuck yourself.
Any guy would get on his knee
and marry her in a heartbeat.
The last thing I would want
is for my best friend
to be having this gossip conversation
without me there.
That's the last thing
I'd ever want you to think I was doing.
[music peaks, fades]
[dramatic, intriguing music playing]
