Buying Beverly Hills (2022) s02e03 Episode Script
Roasted and Burned

[exhales]
[upbeat music playing]
[exhales sharply]
Let's go.
-[Adam] Big day?
-[Ben] How are you feeling about it?
I pace when I'm nervous.
I'm gonna pretend to work
for five minutes.
[Zach] Oh wow, look at that.
[engaging music playing]
[Zach] Whoa.
[Mauricio] If 17 gets it, it'd be
literally the steal of the century.
[music fades]
What up, Zach?
I feel like I'm more excited
than you are here. This is auction day.
-You're on a call, or can I sit down?
-No, sit down.
I feel like I'm in your space
on a really big day.
I've not been a part
of an auction this big before.
It's the first time I've seen Zach
since we had a conversation
about the Rick Hilton offer.
Look, the reality is
that it's not about me
telling Zach
what The Agency's gonna do for him.
He's gonna have an opportunity
to see what we are, what we do,
and he's gonna fall in love or he's not.
But today, I got an auction, and that's
what we need to concentrate on right now.
I really just hope the bids go up.
Right now, I feel like it's too low.
Gosh, I'm, like, antsy like this.
I can't sit still.
[Melissa] This is my first time
representing a buyer in an auction.
That's exciting.
Can someone explain how this works?
I'm confused.
So, they had a week
where they were able to see the house,
and now they go online today.
And then whoever does win,
they have to close within two weeks.
Boom.
Oh my God. So, Paul Nassif has got
his balls on the line here, I imagine?
[Mauricio] I couldn't convince him.
I tried so hard.
Paul as a client is a
A real nudnik. [chuckles]
He worries, he cares.
And we received an offer of $21.5 million
for the property, pre-auction,
which I think Paul should have taken
because I don't think
we're gonna get any better offers.
But had he accepted the offer,
going through
the whole escrow process is a risk,
and Paul wanted that certainty
that by X date,
you will convert
a non-liquid asset into liquidity.
There's no reserve at this point.
He can't get out of it.
It's at 17 million bucks right now.
I'm feeling pressure as to whether or not
we're gonna be able to deliver
a high enough price
to recoup and recover
the money that he put into the house.
What is he into it for?
Eighteen million dollars
is break-even point.
Mo is saying there was an offer
on the table in the low 20s
that would cancel the auction,
had the seller taken it,
and opted not to take it.
-Dicey move. Do you think Mo is nervous?
-I don't think Mo gets nervous.
[Mauricio] I'm so fucking nervous,
it's not even funny. I'm going bananas.
-The highest bid so far
-[Mauricio] We're at 17 million now.
I think that's way below
the value of the property.
[Farrah] These people are gonna come up
from 17 as a starting point.
-That's the lowest low.
-There's an hour left.
Today, we are selling this house.
I have no safety net. I cannot back out.
Whatever price this house goes out at,
there is nothing I can do about it
other than pray.
I'm very, very nervous.
[upbeat, suspenseful music playing]
[Farrah] Sweating?
[Melissa] Yeah.
No, like I'm gonna pass out.
My nerves are at an all-time high.
I want the best outcome for my client.
James, if you want someone
to move in with you, I'm available.
If he doesn't get it,
I'll feel like I failed.
And I lose out on
a really large commission check.
I'm really nervous.
-You got this one, Melissa.
-[Melissa] Oh my God.
-[Farrah] Oh my God, are you okay? Jesus.
-[woman] You need to relax.
Melissa is so nervous,
she broke the chair.
-[Adam] I know you're watching closely.
-[Zach] How much time is left?
[Adam] It's still at 17.
Three minutes.
Wanna make a run at it,
or it's already too rich?
It feels like it was designed
five years ago.
-[Adam] Okay.
-To me.
[Ofer] Uh No, it feels too rich for us.
[Zach] That was it?
[Farrah] This is a bummer,
but I gotta go to a showing.
-[Mauricio] Right now? Oh my God.
-I know. It's the only time.
[Mauricio] Is there a world
where it doesn't move up? I mean
-[Adam] Yes.
-Yes. It's starting to look more likely.
-[Mauricio] Go up already for fuck's sake!
-[woman] Yes.
[Eduardo] Way below
the value of the property.
[Mauricio] Dad, you gotta stop
saying that to me.
[Sharon] What's he saying?
[Mauricio] You've said
that 12 times to me.
It's well below market value.
I'm glad you think that.
Dad! I got this. I know that.
I don't need the extra pressure right now.
-[Jon] Now it's 17.4.
-Seventeen four.
-Seventeen four.
-[Jon] That's gotta be the first guy.
It just extended the time.
Oh, wait, what just happened?
Every time there's a new bid,
it extends the clock.
[Jon] Interesting.
I think it adds three minutes.
-[Jon] Like soccer, if there's a penalty
-Oh my God, it is!
[Mauricio] Get me to 18!
[Sophia] God, I'm stressed now! [gasps]
This may not end today now.
-My buyer's out. He was the 17.
-17.6. We got 600 grand today so far.
These bids are inching in
at 100,000 at a time.
I I'm It doesn't feel good.
Come on. Let's get us up to 18.
That's my number.
Last ten seconds.
-[Mauricio] Gavel up!
-[Jon] You'll see your 18.
[all] Oh my God!
Oh yeah! 18.4!
[upbeat music playing]
Boom! Boom! Yeah!
[all] Five, four, three, two, one!
[all cheering]
Sold!
[Mauricio] The house ended up selling
for $18.4 million during the auction.
Booyah!
I wanted more.
There's no question I wanted more.
But I don't think that had it not been
for the auction process and the urgency,
we'd have received any of the offers.
So, the auction did
what it was supposed to do.
At the end of the day, we sold the house.
-Is Paul happy? Have you talked to him?
-I haven't been able to talk to him. Um
You think he knows the number yet?
I'm sure he knows the number.
To me, the 21 number
was what it was worth.
-Damn.
-He'll be happy about that.
It was causing him stress,
and he needed to sell it,
and he'll be happy to be done with it.
Sometimes you need
to be done with it. Right?
I'm sure we both wanted a bit more,
but mission accomplished.
Sold an $18 million house today.
Love it.
[grandiose music playing]
-Hi.
-[woman] How are you?
[Farrah] This looks great.
The view is good today too. Yes!
[music continues]
If we can sell this, the first open house
Like, I would be a hero.
Portuguese Bend is a mid-century ranch
by Ernest Hahn.
It has five acres of vineyard.
It's so dreamy.
[Alexia] Ooh, blue door.
[Farrah] But it is difficult to find
a specific, unique kind of buyer
that's the perfect match
for a property like this.
-Ah!
-It looks beautiful.
Already the fireplace.
I love the stone.
And the post beam.
You're gonna learn these terms.
You know what kind of rocks those are?
They are from Palos Verdes.
Palos Verdes rocks.
[Alexia] That's cool.
I'm obsessed beyond belief.
The colors, the view, the stone.
The Greek touches in the primary bedroom.
-[Alexia] The white and blue.
-[Farrah] The vision was Mykonos.
-Our favorite place to party.
-Yes.
Portuguese Bend is an absolute stunner.
-I want to live here.
-It has a very European flair.
I'm the kind of girl
that loves a house with character.
If she doesn't find a buyer,
then just talk to me,
and I might buy it myself.
Why am I getting emotional
over this property right now?
That's what we want.
That's exactly the word.
-Look at this.
-[Sophia] Wow.
Oh my God, the beach!
Is that Santa Monica?
Alexia, you should know these things.
That's Redondo Beach.
[upbeat classical music playing]
[music peaks, fades]
-A lot of people here.
-Are you gonna come to our Forum?
-Yeah.
-I love it. This is actually insane.
-[Sharon] Hi!
-[Farrah] Hi! How are you?
-[Karen] Introduce you to my client. Lisa.
-[Farrah] Hi, how are you?
Lisa lives in Rolling Hills,
so she really knows the area.
-Yes.
-Awesome.
I'm a plant lady.
If you like plants and trees,
this is the house.
Let's go inside,
and then we'll go outside.
-We'll follow you.
-Okay.
Inspired by Mykonos.
Wow. Beautiful.
-[Lisa] Oh, what a cute office.
-[Sharon] Oh my God.
It definitely has the Greek feel,
doesn't it?
[Lisa] Beautiful. This could be
a mini studio for me too.
[Farrah] Shall we go outside?
You'll appreciate this.
This is a weeping willow.
-[Lisa] Gorgeous.
-[Sharon] I feel like we're in Greece.
[Karen] 100%.
[Farrah] Five acres.
There's a vineyard on the property.
Twenty-five hundred vines,
150 fruit trees, olive trees
[Lisa] It's my perfect garden,
perfect house.
For five acres, we'll chat.
-Okay, sounds good.
-Okay. Yay. Love it.
Okay. Thank you.
[upbeat music playing]
Oh, I'm a bad guy. Whoa.
Just have to do that part.
Whoa, look who's coming.
Talk about a bad guy.
Oh, that's a bad guy.
It's No one's laughing.
-Oh, well, you're really scared
-You're funny.
-Hey, look at this!
-He's funny.
Take it for three weeks
and see how much you can handle.
[Ben] Very
My sister brought a good buyer.
I have a feeling it may actually go down.
[Farrah] She's perfect.
-[Zach] Thanks for the support, always.
-Of course. Thank you.
Do you know who that is? What's his name?
There's so many people here. They made
it easier to come to the company.
This was my fear when I had hesitation
in coming to the company.
Bunch of freaking jamokes.
You're one of them.
-I've become one of them.
-[Ben] You are.
[chuckles]
-A lot of great energy, great people
-You just got here.
[Zach] So? What am I supposed to say?
I don't know, but, like, talking to Rick,
I can't even believe it.
You think there's a line crossed.
I mean, do you think
there's a line being crossed?
No, I don't.
I think that I naively root for Zach
a lot of the time,
but I am extremely surprised and pissed
that now he's taste-testing The Agency,
after we've brought him into the fold.
I don't know what angle
you are getting at,
but I can tell you that life is too short,
and I'm considering all the options.
-Okay. Fine. You know how I feel.
-Are you happy with that answer?
Those are mirrored glasses.
Let me see myself.
[Ben] Okay. I need to get another drink.
-[Zach] Thanks for your concern.
-[Ben] Ah.
Still in work mode?
Are you able to chill now?
I'm in between.
I had a showing. I think
Does she know about Ben?
Will you fill Farrah in?
-[Brandon] He unfollowed me on Instagram.
-What?
-Yeah. The realty, right?
-[Farrah] Wait, what?
-I'm like, why?
-That's so weird.
Ben. Come sit with us.
-[Brandon] God.
-[Melissa] Shit's going down.
Does everyone have SPF on?
-[all] No.
-I'm burning up.
This place is really great.
I'd love to live in a place
like this myself if I had 14.750.
-[Brandon] Body language.
-[Farrah] Brandon
[Brandon chuckles]
Like, do you not see me?
Are you choosing to not see me?
This guy is literally showing me his back.
It's so disrespectful.
[Ben] I have no ill will towards you.
-Are you feeling something?
-[Brandon] Yeah.
I've held my tongue enough.
Enough is enough.
-Why did you unfollow me on Instagram?
-Did I?
I don't know.
We're supposed to be Agency family.
I felt slighted.
Yeah, I've unfollowed
a lot of people in the last year.
What I generally unfollow
is a lot of just selfies and stuff.
When I go in,
I kinda want to see stuff that, like,
I'm getting something from,
so I think I probably unfollowed
for that reason.
I go on Instagram to see new listings
and to put out content
to recruit agents to my team.
So, I'm not there looking
for selfies of Brandon.
If that makes me a bad person,
then I guess I'm bad.
I'm just trying to curate my feed
with the people I'm extremely close to,
so it's mostly friends and family.
-Only friends and family?
-Sorry, are you related to Lil Tunechi?
[Brandon] Yeah. You don't know Lil Wayne.
[Ben] Lil Tunechi?
-That's Lil Wayne's moniker.
-[Ben] Is it?
Yes.
Champagne Papi?
When are you related to Drake?
-Yeah.
-[Ben] I do like Drake's music.
-[Melissa] You follow Alexia on Instagram?
-[Ben] I do. Close friend.
You unfollowed Sonika too.
Yes. I did.
That's straight up
He knows exactly what he did.
Wow.
-That was a big shot fired.
-Yeah. I did.
Wait, why don't you just mute?
I guess I learned how to mute after.
Being upset about someone
unfollowing you on Instagram
isn't petty when it's someone
you work with.
Unfollowing someone is a blatant FU.
It's basically saying
"Mmm, you're not good enough."
"Let me go to your page
and click Unfollow."
That's mean.
It's not about social media for me.
It's indicative of something bigger.
You glaze over me. You don't want to talk.
It just felt like
you didn't respect me as an agent.
How do you put those two things together?
You, nor they, have control of my feed.
-I decide who's in there.
-You do.
So, I do apologize if you felt
a certain way. It was not personal.
I can't believe this.
All right.
I'm glad we were able to clarify that.
[upbeat music playing]
-[Mauricio] Hi, Jane.
-Hey, Mo, how are you?
-I'm good, and you?
-Good, thanks.
What's up?
Oh, and then let's get
into roasting the top dogs.
[upbeat, energizing music playing]
[Tyler] Love it when I get to see
your bare feet in the middle of the day.
Hey, my feet look good.
[Tyler] They're not bad.
[Ben] Did you put this plant here?
-No, is that a money tree?
-[Ben] Is it a money tree?
-[Tyler] I think it's a money tree.
-Ah.
We should've had that in there sooner.
Sophia, when's the last time
you checked my email?
Um
There's things in here that are
I can't even see the end of this.
When was the last time?
-Your mom.
-Oh, nice.
That's great.
[Farrah] So, when? You don't remember?
Oh, now we're getting iced, that's great.
Very professional.
Well, at least I'm getting to it now, but
I'm looking right now.
I know, I know this is an internship,
but I do wish Sophia was taking this
just a little more seriously.
It's also weird for me to be
in this position where it's like
she's my sister, so line is blurred.
-[Mauricio] How was this morning?
-[Jane] Pretty good, pretty quiet now.
-[Mauricio] Yeah?
-Looking forward to the event on Thursday.
Gotta get you ready for your State
of the Union. We'll go over those things.
-Super excited about that. I can't wait.
-Awesome. Cool.
-I'm, like, "Yes, let's roll." I'm pumped.
-Everyone's excited.
I've been thinking about it, manifesting.
I know exactly what I want to say.
The Forum is the most important event
that happens at The Agency.
We bring together all of The Agency
from all around the world,
and during a down market,
people are stressed,
so right now it's the time
when we have to really give
confidence to our salespeople,
let them know
that The Agency is there to support them
and to give them the tools
to be successful in their careers.
-I can't wait.
-[Jane] Awesome.
I love it.
-[Tyler sighs] What's up?
-Let me get a coaster.
I'm just wigging out over Sierra Mar.
-Sixteen days remaining.
-[Tyler] I know.
-Sixteen days. But who's counting?
-[Ben] I'm counting.
[Tyler] So, this would be
your first ever listing lost. Right?
I'm getting nervous.
Part of our marketing
is zero expired listings ever,
and now we're about to be
one expired listing.
Ugh. It stings right now.
What's going on with Maravilla?
-All the repairs are done.
-Great job. Took a year.
Don't look at me.
In the time it took to make these repairs
instead of us selling as-is,
interest rates have doubled.
But I mean, there's literally nothing more
we could have done dealing with the city.
Maravilla is a beautiful modern
Spanish home in Outpost Estates,
and the year 2020
is when I signed this listing.
We've had a lot of ups and downs,
many failed escrows,
construction projects,
and now we are finally at a place
where we can list and sell this property.
Hopefully this money tree does the trick.
Do you want to take it
and plant it at Maravilla?
[Tyler] I think I need
a mini one for my car.
Drive around with a plant?
That would be very Los Angeles of you.
I think we're going to get someone
into Alpine this summer.
-We got another inquiry this morning.
-Oh, nice.
-How much?
-[Alexia] 150,000 a month.
Alpine is my new lease listing,
and I am so excited about it.
It's this beautiful one-of-a-kind property
in the middle of Beverly Hills.
Everyone who is a Beverly Hills native
knows this house.
So, I'm going to take this moment
to acknowledge
that I have come
really far in the last year.
I'm really proud of myself.
I want to do a video at Alpine.
Sophia, do you want to do one with me?
I wasn't listening. What?
Do you want to do a video with me
for Alpine? The lease listing on Sunset.
-Let's do that.
-Maddie, would you be able to help?
-Should we make it fun or serious?
-Fun.
-[Sophia] Obviously fun.
-[Zach] Hey, Jane.
[Jane] Yeah.
Practicing for the Forum.
I got a bit of a racy bit to propose.
-[Jane] Don't wanna hear it.
-[Zach] Don't do it.
-[Madison] Make it like fairy tale fun.
-Mo asked me to roast.
I got to come up with bits about people.
I'm gonna tear apart your family.
Oh my God, yes, love it.
And piece it back together,
make everyone love you.
[Alexia] Shred 'em up.
You're not really going to do that?
[grandiose music playing]
-[Sophia] Hi, guys.
-[Alexia] Oh, hi!
Who's ready to make a video?
[Sophia] Oh my God, everything here
makes me feel like royalty.
[Alexia] Girl, you're selling me already.
[laughs]
[music continues]
[music peaks, ends]
-[Alexia] Are we live?
-[Madison] We are.
Hi, everyone. I'm Alexia.
I'm Sophia.
This is Sophia's first showing
she's ever done. It's for Instagram Live.
We're super excited to show you
this crazy house.
It's such a cool thing, the juxtaposition
of this old Beverly Hills home,
and then you've got Sophia and I
using our technology
to show our following what we've got.
You ready to check it out?
Come on over.
I do think that this is going to cater
to a very cool and unique demographic.
We actually showed it
to this group of gamers
that wanted to rent the whole house
for video games,
and I was like, "Whoa,
that's a pretty cool juxtaposition."
-Don't mind us. We're just being cute.
-[Madison chuckles]
[Sophia] Look at this beautiful staircase.
[Alexia] You know what this room's called?
-[Sophia] Tell me what it starts with.
-An F.
[Sophia] The foyer.
[Alexia] Yes, this is the gorgeous foyer.
Remember how many bedrooms there are?
No. Eight?
That's because there's so many.
There's 11.
[laughter]
[Alexia] This is my and Sophia's
catwalk moment.
And now to the epic ballroom.
I've never seen anything like this
in any house I've seen in Los Angeles.
And welcome to your very own
personal luxury spa.
[Sophia] Oh my God, this is incredible.
[Alexia] Already my vibe changed.
You can tell by the way I'm speaking.
I'm like, "Ooh. Aah."
Relaxation.
I should mention that not only
is there one pool, but there's
two.
[Sophia] This house is beautiful.
It feels rich. It feels royal.
If you want to check it out for more,
reach out or go to our website.
Bye. Thank you for coming.
[Alexia] Isn't it gorgeous here?
-[Madison] Oh my gosh. I'm obsessed.
-[Sophia] So beautiful.
I don't want to buzzkill the day,
but something
that's been weighing on me a little bit
When you called me out in the office
for not having checked your email
in three days,
it felt embarrassing, and, like,
I've been doing many other things for you.
I know that you're new
to the real estate world,
but the reality is that
even if you think I'm checking my emails,
I do need both of us to be on there
because what if, and it happened to us,
someone emailed us,
and I lost the opportunity.
Opportunities get lost like this,
because there's someone out there
who's responding in two seconds.
We do need to work on our communication,
and it definitely comes from a place
of me not being used to having
this position
because you and I are sisters.
We sleep across the hall
from each other every night.
We are best friends in real life,
like, but this is work life.
I guess I could be doing more
without being asked, but I'm new.
I'm scared to do anything
without being asked.
I've had anxiety my whole life,
and I'm scared of everything.
I'm scared of bugs.
I'm scared of the dark.
Some foods scare me.
I'm scared of people.
When I'm in public and at CVS,
I think everyone's following me.
Being on a plane is scary.
Real estate is scary.
Everything is scary.
I realize I'm being sensitive.
I just I work for you,
and I want to do the best job.
I mean, this is a whole new dynamic
that I'm not used to,
because it feels weird to be like,
"Did you do this, that?"
"I need you here. I need that,"
and just being so assertive.
But we need to almost shut off
that family aspect of us sometimes.
-Talk business.
-[Alexia] And talk business. Exactly.
I just feel like
we're trying to figure it out.
[upbeat music playing]
Guys, I thought I was supposed to be
at Universal Studios
to do an interview at 5:00.
And I found out just now, it's 2:30.
You had no idea,
so you're stuck with this?
-Thanks, Sophia.
-[Farrah] I love the jacket.
It's giving, "I don't care,"
but it's actually "I didn't know."
We're in Beverly Hills.
You can buy something.
-I don't have time.
-[Alexia] You don't have time.
What's new with everyone?
I've been having
a hard time sleeping lately.
I went to bed so late last night again.
This week has been really bad.
I could tell you had anxiety
from your texts.
-You were freaking out about a package.
-She was freaking out.
I have guilt around spending money,
so the fact that there was added costs,
I was freaking out.
You know what's weird? I'm like that too.
With your dad, when we first started
to make money, he'd say,
"Go pick some things."
I would stress so much,
and I'd feel so anxious
and guilty about it,
I would have a hard time
picking anything. What's wrong?
I don't know.
-Fif
-[Farrah] Fif
I've just been so anxious, I think.
[sad music playing]
Like, I'm in this, like,
weird transition phase of my life.
I've just been feeling so off lately.
And I know that I'm so lucky,
and I have the best life,
so I feel like I can't feel this way.
Like, I feel guilty
for feeling any negative feelings.
I just bottle it in,
and it gets worse and worse,
and then I break down for no reason.
Like, I have no reason
to be upset right now.
[Farrah] No, that's not true.
Just because you are a fortunate person,
it doesn't mean you're not entitled
to have these feelings. We're all human.
And what you're feeling right now,
when you graduate from college
before you start your career,
is a very normal feeling.
Your biggest job was getting to school
every day and getting good grades.
And you did an amazing job with that.
And now this is new for you.
I'm having the best time at work,
I feel like I'm learning a lot,
and I like what I'm doing,
but everything came very easy to me.
Now, life is just different.
It's taking longer for me
to adjust to it.
You're learning the ropes.
You'll find your way there.
You're so smart.
I mean, you are a powerhouse, Sophia.
A powerhouse.
[Kyle] It's just right now,
you're learning the ropes.
No one is judging you
as much as you're judging yourself.
[Sophia] It's extremely hard for me
to be vulnerable.
I have walls up
in every aspect of my life.
No one really knows who I am.
I barely know. I'm still figuring it out.
If you do decide it's not what you want
to do, I don't want you to feel guilty.
However, don't work
for another real estate company.
-[chuckles]
-By the way, you're a pretty crier.
You're such a pretty crier.
Your lips look so full right now.
-Really?
-[Alexia] Yeah. [laughs]
By the way, you have not given me
any of the scoop from the season.
Well, they are coming for me.
And for Dad and me.
-[Farrah] Yeah?
-Yeah.
Are we gonna have to tune in
to hear the stories?
Sorry, tune in
like everybody else, Sophia.
[Sophia] Cool, okay
There was one specific day
where I watched the girls
being really mean to you on the show.
It was really hard
seeing the girls be mean to you.
Honestly, I had to, like,
wipe it from my brain.
With my mom on Housewives,
our whole life has been
sort of under a microscope.
My mom's life,
my dad's life, their marriage
People say things
and make up stories, and
[tuts] Sometimes it's just not easy.
I'm, like, okay, I can't watch the show.
-Now you're making me cry.
-[Sophia chuckles]
One day, I'll watch, and I'll enjoy it.
But in real time, it's too hard.
Portia said
Portia's been watching it, and she goes,
"I'm obsessed with the show.
These characters"
I'm like, "Characters"?
-This is your failure at life. Yeah.
-These characters
[engaging music playing]
[Alexia] Look at this!
-[Farrah] Oh my God, this is sick!
-[Alexia] I have chills.
[Mauricio] The market's starting
to stabilize,
and if I can let our agents know
that they are outperforming
the rest of the world,
then they know they're on the right ship.
They're gonna be, you know, loyal,
and they're gonna be going 100%.
This is so exciting.
It really is crazy to see everything
that you've done and that you built,
and the culture that we have,
and it's, like, we're so proud.
I'm so proud of you girls too.
One day, one of you will be up there.
-Wait, one of us?
-Like Maybe.
I do believe I could be
the CEO of The Agency one day
because the man
who created it all created me.
I'm the most experienced.
I'm smart. I'm a fast learner.
And if I commit to something,
I'm gonna be amazing at it.
I have no idea what the fuck I'm doing.
Look no further.
I'm not giving up the reins yet.
-But take notes.
-[Mauricio] But take notes.
[upbeat electronic music playing]
-[Sophia] Hello.
-How are you? You are a vision in neon.
-Thank you. Is that a compliment?
-I like this. Yeah.
-Thank you.
-Are you speaking?
What are you talking about?
Instagram stuff?
No, actually, it's not social media drama.
It should be.
You follow just friends and family.
Oh my God.
I have Brandon's back.
You should just put yourself in his shoes.
I was in his shoes. I was a new agent.
I did no business.
I didn't embarrass myself
going to the uppers,
"Hey, you didn't like this,"
or "You don't follow me."
It's ridiculous.
When you have proximity to people
that are doing what you want to do,
he shouldn't bring me petty things.
You're supposed to be selling
$20 million worth of real estate a year
to be considered
if you fit in the culture.
-So we are a collective
-[Alexia] Whoa. Okay.
You think that if I have a seller,
and he has a buyer now,
and it's multiple offers,
I'm going to advocate for him
just because he's with The Agency?
My fear is he's going to be
petty in the deal too.
But anyway, I have to go on a panel.
Can I, like, you know, breathe this out?
-[Alexia] Yes.
-Yeah.
Jeez. I'll be back.
-[Alexia] Love you.
-Love you.
[catchy music playing]
-[woman] Ready?
-[Mauricio] Yeah.
[upbeat music playing]
[Mauricio] All right, here we go!
[audience cheering]
Yes!
Wow, what a year it's been, hasn't it?
But we have some incredible agents here,
and what you guys all have done
in this time is incredible
because now we're up to 90-plus offices
[Alexia] Wow.
[audience cheering]
But most importantly
is you have stood up and stood out
with over 2,000 agents selling
about $12.4 billion last year.
In a down, difficult market,
you guys had the highest
per agent volume in the country.
Congratulations, guys!
[empowering music plays]
[Mauricio] Welcome to Forum 2023.
See you guys at the after-party.
The pool upstairs at The Godfrey.
First panel today,
our luxury market spotlight,
please, come up to the stage.
[audience cheering]
[Ben] In times that are volatile,
the successful model
is to become the knowledge broker
for your own database.
So you need to start scheduling what?
Door knocking, you know, cold-calling.
We can't be on autopilot
when we're servicing our clients.
There's no fast track.
You don't cut the line.
Stand on the shoulders of giants
until you become one yourself.
[audience cheers]
[female host] You've been wonderful.
Big round of applause for this panel.
Next, it is my pleasure
to get to introduce to you
Zach Goldsmith to join me on stage.
-[all cheering]
-[Sharon] Ah!
[Zach] Okay, okay.
Let's go. Let's go, Kobe.
[female host] Give me your hand
[chuckles]
[Mauricio and Ben laugh]
Santiago, you can sit down, baby.
[audience laughing]
Did anyone get anything he said?
You were up here and you said things
to the people, and
Oh man, you should not
have given me this microphone.
[audience laughing]
-[Zach] Some are gonna be upset.
-Oh ay ay.
Yeah, I'm a bit nervous.
It's not a roast if it's not edgy.
Joey. Joey.
[all laughing]
I'm kidding. No one cares.
Who else is [laughs]
Who else Oh yeah.
[mimicking Ben] "Hey, guys.
Ben Belack here. Beverly Hills"
[all] Super realtor!
[all laughing]
You are probably
the most annoying content creator
there's ever been on the planet.
With your fancy new girlfriend.
This guy rebounds faster
than LeBron James, let me tell you.
Right back in. Right back in.
Poor Ben. So wrong.
Amanda and I were together four years.
We broke up about eight months ago.
Uh It's definitely not a white wine.
All right, so, we've made it
through the sight portion.
After Amanda and I split,
I met Jade very quickly,
like, within weeks,
and we've been together since.
And I specifically told Zach
that at no point,
to refer to Jade as a rebound.
How about Mo 2.0?
Will you stand up, Mo 2.0?
One of the princesses. I mean,
you've got everything your father has.
You've got the charisma. You've got
the energy. You've got the excitement.
And you've got the complete sense
of being vacant and not there
any time we talk to you.
Farrah did not like that comment. Aw.
[laughing]
[Zach] Our fearless leader.
I don't know what you're saying
half the time, but I'm in.
"We're expanding! We're gonna open
restaurants, sandwich shops!"
Like, sandwich shops?
I don't know why, but I'm in. [laughs]
Listen, it's enough ripping the leaders.
I'm very grateful and honored,
in all honesty,
to be a part of this company.
There's a culture here
that people talk about,
and I didn't really know what it meant
until I got to be a part of this family.
I couldn't be more honored
to be a part of this team.
[audience cheering]
[Zach] Long live The Agency!
[audience cheering]
[upbeat dance music playing]
-Thank you so much.
-Whoa, whoa. Whoa.
-[Jon] What is it?
-[Santiago] Tequila espresso martini.
Yes, please.
[woman] Your impressions were right on.
Are you a stand-up or what? Is that
Stand-up realtor.
-[in Spanish] What a nice view. Yes.
-[in Spanish] Beautiful view.
[Farrah] Anyone know what's up with Ben?
-What's up with Ben?
-In the hallway. Getting off the elevator.
He kept saying,
he's, like, "I'm fine." I was like, "Eh"
There was an air of not fine-ness to it.
Hey!
You look so good.
[Joey] What's going on with you, man?
I'm just, like, feeling a certain way
because, like, Zach's thing.
I asked him specifically
not to do one thing,
and he did that thing
in front of everyone.
Yeah. Was that insensitive?
It's on the tip of your tongue.
It starts with a "Y." Ends in "S."
This is a roast, so let's calm down here.
The intent is to kind
of play with your feelings.
Don't let it hurt you, baby boy.
Let's just hug it out.
-Why am I hugging you?
-Because you're gonna be okay.
You and Zach will kiss and make up.
You'll have beautiful children. Let's
-Okay.
-[Joey] Let's just go get a drink.
-[Melissa] Are you double fisting?
-Why not? It's the Forum.
-Ah!
-Cheers.
How did you like the speeches?
-I'm about to tell you something funny.
-Okay.
So, earlier, I was talking to Ben,
and he was being a total asshole.
Okay, what now?
He's like, "I don't need to follow someone
who doesn't sell over
$20 million in real estate."
Oh.
And he was so cocky. I knew when he came
to the company, and he was a nobody.
This is the thing.
I don't need to kiss Ben's ring.
-Ben can kiss my ass. How about that?
-Cheers to that, bitch.
[upbeat music playing]
Sophia wants me to lay Ben out and get him
to break up with his girlfriend.
No, I never said that. I looked at him
when you made that comment.
He did not look happy.
[Zach] He's like whine and cheese.
He's like cheesy about things,
and then whiny about others,
and he's in a whiny mode, and you have
to nurse him when he's in the whiny mode.
[music fades]
[Ben] What's up?
What's up?
I want to talk to you
about the other day at Farrah's open.
-Okay.
-The thing is, honestly, I don't
Why would you not pull me aside,
like man-to-man?
Like, I would never, ever, ever
go to another agent,
particularly one like me,
who's touched over 400 transactions,
and waste their time
that I'm not liking your selfies.
You said to me like, "I don't think
you respect me as an agent."
I'm like, after that exchange,
like, I don't, really.
-Okay.
-It's just a waste.
Up until this point, I thought Brandon
was an incredible culture fit,
but, eh, this is starting to feel like
"Insert schlocky
real estate brokerage name."
When I disengage someone on social media,
I find no value in them,
I don't want to talk you,
I don't wanna see you or your life.
I'd have thought, as a senior agent,
that you'd be a little more nurturing.
You iced me out,
which is why I felt that way.
Why are you going to Melissa saying,
"I don't care about people
who don't close more than 20 million"?
That's not what I said.
You're supposed to be selling
$20 million worth of real estate a year
to be considered
if you fit in the culture.
Why are you diminishing
everything I'm doing?
-That's not what I said.
-I'm only two years in.
I'm trying my best.
I'm sorry I'm not clocking points
on the board every single day,
but I'm passionate about what I do.
I don't wanna hear that I don't matter
because I don't sell an amount.
Those aren't my words.
You said there's nothing
real estate on my page.
-No
-It's completely all real estate!
There's not much real estate on there.
Okay. When was the last time
you had an eye exam?
Everybody isn't for everyone.
Maybe me and Ben are just not meant
to be cordial in that way.
Fine. If that's
what it's gonna be, that's fine.
The only thing I require is respect.
It has to be mutual.
If you can't do that, then kiss my ass.
All I'm saying is, use me as your asset
I'd like to!
Instead of potentially creating
a lasting impression
that neither of us want.
Okay. I hear you.
-Okay. High five.
-Have a good time.
-Thank you.
-All right. You too.
Ugh!
[Alexia] Tell us what happened.
He was upset with me about bringing up
him unfollowing me on social media.
He says he didn't say anything.
Everything you told me.
He said he didn't say anything
what I told him about.
Anything about numbers,
how "I don't look at people
under 20 million," all that.
He didn't say that.
[Melissa] I don't try and strike shit up
for no reason.
Being dismissed
is the worst feeling in the world.
I hate that he made anyone feel like that.
I'm gonna talk to Ben for you
if that's okay.
I feel like I can get through to him.
And I'll
-I don't wanna talk to him anymore today.
-Go have fun. I'm gonna talk to Ben.
-I'll see him in the office.
-Okay.
-I feel like he'll listen to you.
-Shots?
Shots!
-[man] Cheers, guys.
-[woman] Cheers!
It's amazing!
[engaging music playing]
-[Ben] Hi.
-[Tyler] Hi.
So, what's all this
back-and-forth with Graves?
Um, honestly, I don't think there's
much of really, like, a back-and-forth.
I was just really surprised
that the one thing he chose to do is
to sit me down
with a bunch of people and be like,
"You unfollowed me.
You don't respect me as an agent."
Maybe you're not as familiar with these,
like, social media politics,
but unfollowing someone makes a statement
that you are done with the relationship,
and you don't care
to get to know them any further.
So, that's what you basically told him.
I don't feel that remorseful.
I know. I know it's not that deep for you.
But I just want you
to zoom out a little bit.
Imagine you are two, three years
into the business,
working for this firm
you're excited about,
and a more senior agent tells you that
you have too many selfies on your grid,
and your content's not interesting.
How would you feel?
I think I'm the wrong person
to ask for empathy in this situation.
At Forum today, Jon's like,
"Stand on the shoulders of giants,"
and what he's doing is
he's not fucking standing on my shoulders.
He's biting at my ankles.
Ben is an incredible leader. He really is.
He really takes pride in teaching
people things and mentoring people.
And once you love Ben,
you love him forever.
But I've been on Ben's team long enough
to know how he can be sometimes.
I, personally, would never treat
another agent,
especially a newer agent,
the way that Ben treated Brandon.
Well, it's getting hard to defend you
[laughs] to be honest.
I would just remove your ego
and really just humble yourself,
really apologize, and move on.
We work together.
We're supposed to be a family.
I'm not doing anything
more than what I just did.
You're breaking
rule number one a little bit.
-I am not being an asshole.
-Just a little bit.
Okay.
I'm just telling you
that there will be repercussions,
and it's not going to be over.
[woman] Zach!
[Melissa exclaims]
-Jump in, Melissa. Get in there.
-I might jump in.
Come on.
-Are you serious?
-[Melissa] I'll do it.
[all] Yeah!
[Brandon] Yes! Go, Melissa!
Oh my God! [laughs]
Melissa!
You guys look so gorgeous in there.
[Ben] Oh my God! I like it!
[Melissa] I've mixed work
and pleasure before,
and I'm not afraid to do it again.
Adam is a very good-looking man.
There's no denying that.
When he takes off his shirt, like,
it's not a bad sight to see.
I'm getting hot as we're sitting here.
Woo!
[Brandon screeches]
[man] Luckily, Melissa
-[man 2] Look, you're like
-What is this you're holding?
-[Zach] Thank you so much, sir.
-Sure.
-[Zach] This No
-[Ben] Can I chat with you for a sec?
Okay.
I wanna talk to you for a second.
-[Ben] How do you think today went?
-I thought it was great. Loved the roast.
I thought the panels were great.
It was very exciting.
You think there was any stuff on the line?
Is this something about you now?
-You really
-You're upset about something?
Well, I don't ask a lot of you.
The one thing I asked you not to do
was to portray Jade as a rebound.
So you waited to do it
in front of, like, a room full of people.
I mean, honestly,
everything I said today was a joke.
But, dude, you didn't
That's a roast.
Also, she knows
how close we are, so, like,
she hears you saying
it's a rebound even in jest
in front of a large group of people
It's just, dude, you're fucking me up.
[Zach] No one else is coming up to me
and saying anything today.
You are being extremely
hypersensitive about this,
and you're overreacting.
You are so bothered by it,
and I want to get inside and help you,
but it feels like it's superficial
and unnecessary.
I Dude, go fuck yourself.
I don't understand
how you're not seeing the simple thing.
[Zach] I wanna be sensitive
to your feelings
But you're just Agency-ing me right now.
You're defusing it like I'm a seller.
What do you want me to do about the way
I've talked about this rebounding thing?
I could have said "assist." That's better.
-I was looking for a basketball analogy.
-You always make a joke.
But it's true! Now I want
to get deeper and figure out
why you're so sensitive
about this situation.
Are you not strong enough
in your position with her?
Dude, we're in a strong fucking position.
Okay.
[Zach] Ben, you gotta chill, bro.
If I really wanted to go for you, Ben,
I'd have gone for your past careers
at Applebee's or your awful golf swing.
If I wanted to go for him,
I'd go for the fucking throat.
[Ben sniffles, sighs]
[Tyler] Is he crying?
Well, someone doesn't know
how to take a joke.
[engaging music playing]
Come on, baby, love.
-[Mauricio] Hey, how was your workout?
-[Kyle] It wasn't my best.
[Mauricio] Some cheese?
Uh, yeah, I'll have some.
Let me wash my hands.
-[dog barks]
-[both] River.
[Mauricio] She gets so depressed
when you're away.
I mean, I feel bad for her,
but I also feel bad for us.
I know. Don't make me feel bad.
[Kyle sighs]
So, I was a little bit shocked.
So, we went to the desert,
it was Adam, Zach, and Ben Belack.
We stayed at our house
while you were in Spain or
I don't even know where you were.
Where were you?
I don't know. All I know is
I didn't know you were flying.
-Next thing I know, I'm like
-Right.
With Kyle, I'm starting to feel
like she's a little bit checked out.
You know, I certainly have reached over,
um, and wanted to kiss her,
um, and she kind of said no.
I'm starting to see that
and feel that, and I am not there.
I am still, you know,
100% fighting for our relationship,
and I am still thinking I'll be married
to her for the rest of my life.
[Kyle] So what happened there?
We went to play golf, then we went home,
and then at home, Zach shared with me
Zach came from Hilton & Hyland.
-Okay.
-[Mauricio] Okay?
You know, Hilton & Hyland
all separated, it kind of fell apart.
And Rick called him over to his house
or dinner, I don't remember exactly what,
and was recruiting him
to come over to his new business.
And you remember that, you know,
I kind of made a pact with Rick, um,
that I was never gonna recruit
or go after any of his agents.
-Right.
-You remember that, right?
And I never did.
I don't know how I felt about that.
Um, it felt a little bit, you know,
awkward after we had made that pact,
and I never broke that pact ever.
I mean, it's always a situation.
-Um, but
-What are they opening?
Who knows?
Not me. I wish I could say
I knew more, but
-[Mauricio laughs]
-I don't have that inside information.
Well, anyway, so you guys had fun, though?
We ended up having a blast.
We've gone to couples therapy
now three times
with the intention
of trying to work on the marriage
to try to understand
and communicate with each other.
So that I can understand a bit more
what's really bothering Kyle with me.
But we have not yet spoken
to our daughters about what's going on.
Our schedules have been just so crazy.
We really need to figure out
how to fix that.
-I know. Well. So
-But where are you going?
Okay, so I'm going to
Where am I going first?
So, next on Sunday,
I'm going to Nashville
'cause I was asked to be in a music video.
-Whose video?
-Morgan Wade.
Obviously.
So, she's doing two different videos.
You know, I I
You know, I'm sitting here,
and I'm realizing that perhaps Kyle
is no longer in love with me, right?
And doesn't love me
the way she used to love me, and
Yeah, I mean, it just hurts.
There's no question it hurts.
-Well, you're, like We're losing you.
-That's not true!
[Mauricio] You just got back
from your trip.
[Kyle] You know
Whatever.
[both chuckle]
-I'm not sure what you're trying to say.
-[dramatic music sting]
[Zach] Is this real?
This continued upsetness?
-[Ben] Yes.
-[Zach laughs] Well
I feel like I'm dealing
with my six-year-old.
Your dad taught me everything,
and now I'm the Queen of the Valley,
and so I think that it'd be beneficial
for you to learn from me.
-Sounds amazing. I would love that.
-Yeah?
She can be very tough.
[Tyler] I'm not even kidding.
No one's ever spoken to me
so disrespectfully in my entire life.
-I'm not kidding.
-So I'd say tread lightly.
I don't sugarcoat shit.
This is my business that I've built.
Don't fuck with me.
[music peaks, ends]
[dramatic music playing]
[exhales]
[upbeat music playing]
[exhales sharply]
Let's go.
-[Adam] Big day?
-[Ben] How are you feeling about it?
I pace when I'm nervous.
I'm gonna pretend to work
for five minutes.
[Zach] Oh wow, look at that.
[engaging music playing]
[Zach] Whoa.
[Mauricio] If 17 gets it, it'd be
literally the steal of the century.
[music fades]
What up, Zach?
I feel like I'm more excited
than you are here. This is auction day.
-You're on a call, or can I sit down?
-No, sit down.
I feel like I'm in your space
on a really big day.
I've not been a part
of an auction this big before.
It's the first time I've seen Zach
since we had a conversation
about the Rick Hilton offer.
Look, the reality is
that it's not about me
telling Zach
what The Agency's gonna do for him.
He's gonna have an opportunity
to see what we are, what we do,
and he's gonna fall in love or he's not.
But today, I got an auction, and that's
what we need to concentrate on right now.
I really just hope the bids go up.
Right now, I feel like it's too low.
Gosh, I'm, like, antsy like this.
I can't sit still.
[Melissa] This is my first time
representing a buyer in an auction.
That's exciting.
Can someone explain how this works?
I'm confused.
So, they had a week
where they were able to see the house,
and now they go online today.
And then whoever does win,
they have to close within two weeks.
Boom.
Oh my God. So, Paul Nassif has got
his balls on the line here, I imagine?
[Mauricio] I couldn't convince him.
I tried so hard.
Paul as a client is a
A real nudnik. [chuckles]
He worries, he cares.
And we received an offer of $21.5 million
for the property, pre-auction,
which I think Paul should have taken
because I don't think
we're gonna get any better offers.
But had he accepted the offer,
going through
the whole escrow process is a risk,
and Paul wanted that certainty
that by X date,
you will convert
a non-liquid asset into liquidity.
There's no reserve at this point.
He can't get out of it.
It's at 17 million bucks right now.
I'm feeling pressure as to whether or not
we're gonna be able to deliver
a high enough price
to recoup and recover
the money that he put into the house.
What is he into it for?
Eighteen million dollars
is break-even point.
Mo is saying there was an offer
on the table in the low 20s
that would cancel the auction,
had the seller taken it,
and opted not to take it.
-Dicey move. Do you think Mo is nervous?
-I don't think Mo gets nervous.
[Mauricio] I'm so fucking nervous,
it's not even funny. I'm going bananas.
-The highest bid so far
-[Mauricio] We're at 17 million now.
I think that's way below
the value of the property.
[Farrah] These people are gonna come up
from 17 as a starting point.
-That's the lowest low.
-There's an hour left.
Today, we are selling this house.
I have no safety net. I cannot back out.
Whatever price this house goes out at,
there is nothing I can do about it
other than pray.
I'm very, very nervous.
[upbeat, suspenseful music playing]
[Farrah] Sweating?
[Melissa] Yeah.
No, like I'm gonna pass out.
My nerves are at an all-time high.
I want the best outcome for my client.
James, if you want someone
to move in with you, I'm available.
If he doesn't get it,
I'll feel like I failed.
And I lose out on
a really large commission check.
I'm really nervous.
-You got this one, Melissa.
-[Melissa] Oh my God.
-[Farrah] Oh my God, are you okay? Jesus.
-[woman] You need to relax.
Melissa is so nervous,
she broke the chair.
-[Adam] I know you're watching closely.
-[Zach] How much time is left?
[Adam] It's still at 17.
Three minutes.
Wanna make a run at it,
or it's already too rich?
It feels like it was designed
five years ago.
-[Adam] Okay.
-To me.
[Ofer] Uh No, it feels too rich for us.
[Zach] That was it?
[Farrah] This is a bummer,
but I gotta go to a showing.
-[Mauricio] Right now? Oh my God.
-I know. It's the only time.
[Mauricio] Is there a world
where it doesn't move up? I mean
-[Adam] Yes.
-Yes. It's starting to look more likely.
-[Mauricio] Go up already for fuck's sake!
-[woman] Yes.
[Eduardo] Way below
the value of the property.
[Mauricio] Dad, you gotta stop
saying that to me.
[Sharon] What's he saying?
[Mauricio] You've said
that 12 times to me.
It's well below market value.
I'm glad you think that.
Dad! I got this. I know that.
I don't need the extra pressure right now.
-[Jon] Now it's 17.4.
-Seventeen four.
-Seventeen four.
-[Jon] That's gotta be the first guy.
It just extended the time.
Oh, wait, what just happened?
Every time there's a new bid,
it extends the clock.
[Jon] Interesting.
I think it adds three minutes.
-[Jon] Like soccer, if there's a penalty
-Oh my God, it is!
[Mauricio] Get me to 18!
[Sophia] God, I'm stressed now! [gasps]
This may not end today now.
-My buyer's out. He was the 17.
-17.6. We got 600 grand today so far.
These bids are inching in
at 100,000 at a time.
I I'm It doesn't feel good.
Come on. Let's get us up to 18.
That's my number.
Last ten seconds.
-[Mauricio] Gavel up!
-[Jon] You'll see your 18.
[all] Oh my God!
Oh yeah! 18.4!
[upbeat music playing]
Boom! Boom! Yeah!
[all] Five, four, three, two, one!
[all cheering]
Sold!
[Mauricio] The house ended up selling
for $18.4 million during the auction.
Booyah!
I wanted more.
There's no question I wanted more.
But I don't think that had it not been
for the auction process and the urgency,
we'd have received any of the offers.
So, the auction did
what it was supposed to do.
At the end of the day, we sold the house.
-Is Paul happy? Have you talked to him?
-I haven't been able to talk to him. Um
You think he knows the number yet?
I'm sure he knows the number.
To me, the 21 number
was what it was worth.
-Damn.
-He'll be happy about that.
It was causing him stress,
and he needed to sell it,
and he'll be happy to be done with it.
Sometimes you need
to be done with it. Right?
I'm sure we both wanted a bit more,
but mission accomplished.
Sold an $18 million house today.
Love it.
[grandiose music playing]
-Hi.
-[woman] How are you?
[Farrah] This looks great.
The view is good today too. Yes!
[music continues]
If we can sell this, the first open house
Like, I would be a hero.
Portuguese Bend is a mid-century ranch
by Ernest Hahn.
It has five acres of vineyard.
It's so dreamy.
[Alexia] Ooh, blue door.
[Farrah] But it is difficult to find
a specific, unique kind of buyer
that's the perfect match
for a property like this.
-Ah!
-It looks beautiful.
Already the fireplace.
I love the stone.
And the post beam.
You're gonna learn these terms.
You know what kind of rocks those are?
They are from Palos Verdes.
Palos Verdes rocks.
[Alexia] That's cool.
I'm obsessed beyond belief.
The colors, the view, the stone.
The Greek touches in the primary bedroom.
-[Alexia] The white and blue.
-[Farrah] The vision was Mykonos.
-Our favorite place to party.
-Yes.
Portuguese Bend is an absolute stunner.
-I want to live here.
-It has a very European flair.
I'm the kind of girl
that loves a house with character.
If she doesn't find a buyer,
then just talk to me,
and I might buy it myself.
Why am I getting emotional
over this property right now?
That's what we want.
That's exactly the word.
-Look at this.
-[Sophia] Wow.
Oh my God, the beach!
Is that Santa Monica?
Alexia, you should know these things.
That's Redondo Beach.
[upbeat classical music playing]
[music peaks, fades]
-A lot of people here.
-Are you gonna come to our Forum?
-Yeah.
-I love it. This is actually insane.
-[Sharon] Hi!
-[Farrah] Hi! How are you?
-[Karen] Introduce you to my client. Lisa.
-[Farrah] Hi, how are you?
Lisa lives in Rolling Hills,
so she really knows the area.
-Yes.
-Awesome.
I'm a plant lady.
If you like plants and trees,
this is the house.
Let's go inside,
and then we'll go outside.
-We'll follow you.
-Okay.
Inspired by Mykonos.
Wow. Beautiful.
-[Lisa] Oh, what a cute office.
-[Sharon] Oh my God.
It definitely has the Greek feel,
doesn't it?
[Lisa] Beautiful. This could be
a mini studio for me too.
[Farrah] Shall we go outside?
You'll appreciate this.
This is a weeping willow.
-[Lisa] Gorgeous.
-[Sharon] I feel like we're in Greece.
[Karen] 100%.
[Farrah] Five acres.
There's a vineyard on the property.
Twenty-five hundred vines,
150 fruit trees, olive trees
[Lisa] It's my perfect garden,
perfect house.
For five acres, we'll chat.
-Okay, sounds good.
-Okay. Yay. Love it.
Okay. Thank you.
[upbeat music playing]
Oh, I'm a bad guy. Whoa.
Just have to do that part.
Whoa, look who's coming.
Talk about a bad guy.
Oh, that's a bad guy.
It's No one's laughing.
-Oh, well, you're really scared
-You're funny.
-Hey, look at this!
-He's funny.
Take it for three weeks
and see how much you can handle.
[Ben] Very
My sister brought a good buyer.
I have a feeling it may actually go down.
[Farrah] She's perfect.
-[Zach] Thanks for the support, always.
-Of course. Thank you.
Do you know who that is? What's his name?
There's so many people here. They made
it easier to come to the company.
This was my fear when I had hesitation
in coming to the company.
Bunch of freaking jamokes.
You're one of them.
-I've become one of them.
-[Ben] You are.
[chuckles]
-A lot of great energy, great people
-You just got here.
[Zach] So? What am I supposed to say?
I don't know, but, like, talking to Rick,
I can't even believe it.
You think there's a line crossed.
I mean, do you think
there's a line being crossed?
No, I don't.
I think that I naively root for Zach
a lot of the time,
but I am extremely surprised and pissed
that now he's taste-testing The Agency,
after we've brought him into the fold.
I don't know what angle
you are getting at,
but I can tell you that life is too short,
and I'm considering all the options.
-Okay. Fine. You know how I feel.
-Are you happy with that answer?
Those are mirrored glasses.
Let me see myself.
[Ben] Okay. I need to get another drink.
-[Zach] Thanks for your concern.
-[Ben] Ah.
Still in work mode?
Are you able to chill now?
I'm in between.
I had a showing. I think
Does she know about Ben?
Will you fill Farrah in?
-[Brandon] He unfollowed me on Instagram.
-What?
-Yeah. The realty, right?
-[Farrah] Wait, what?
-I'm like, why?
-That's so weird.
Ben. Come sit with us.
-[Brandon] God.
-[Melissa] Shit's going down.
Does everyone have SPF on?
-[all] No.
-I'm burning up.
This place is really great.
I'd love to live in a place
like this myself if I had 14.750.
-[Brandon] Body language.
-[Farrah] Brandon
[Brandon chuckles]
Like, do you not see me?
Are you choosing to not see me?
This guy is literally showing me his back.
It's so disrespectful.
[Ben] I have no ill will towards you.
-Are you feeling something?
-[Brandon] Yeah.
I've held my tongue enough.
Enough is enough.
-Why did you unfollow me on Instagram?
-Did I?
I don't know.
We're supposed to be Agency family.
I felt slighted.
Yeah, I've unfollowed
a lot of people in the last year.
What I generally unfollow
is a lot of just selfies and stuff.
When I go in,
I kinda want to see stuff that, like,
I'm getting something from,
so I think I probably unfollowed
for that reason.
I go on Instagram to see new listings
and to put out content
to recruit agents to my team.
So, I'm not there looking
for selfies of Brandon.
If that makes me a bad person,
then I guess I'm bad.
I'm just trying to curate my feed
with the people I'm extremely close to,
so it's mostly friends and family.
-Only friends and family?
-Sorry, are you related to Lil Tunechi?
[Brandon] Yeah. You don't know Lil Wayne.
[Ben] Lil Tunechi?
-That's Lil Wayne's moniker.
-[Ben] Is it?
Yes.
Champagne Papi?
When are you related to Drake?
-Yeah.
-[Ben] I do like Drake's music.
-[Melissa] You follow Alexia on Instagram?
-[Ben] I do. Close friend.
You unfollowed Sonika too.
Yes. I did.
That's straight up
He knows exactly what he did.
Wow.
-That was a big shot fired.
-Yeah. I did.
Wait, why don't you just mute?
I guess I learned how to mute after.
Being upset about someone
unfollowing you on Instagram
isn't petty when it's someone
you work with.
Unfollowing someone is a blatant FU.
It's basically saying
"Mmm, you're not good enough."
"Let me go to your page
and click Unfollow."
That's mean.
It's not about social media for me.
It's indicative of something bigger.
You glaze over me. You don't want to talk.
It just felt like
you didn't respect me as an agent.
How do you put those two things together?
You, nor they, have control of my feed.
-I decide who's in there.
-You do.
So, I do apologize if you felt
a certain way. It was not personal.
I can't believe this.
All right.
I'm glad we were able to clarify that.
[upbeat music playing]
-[Mauricio] Hi, Jane.
-Hey, Mo, how are you?
-I'm good, and you?
-Good, thanks.
What's up?
Oh, and then let's get
into roasting the top dogs.
[upbeat, energizing music playing]
[Tyler] Love it when I get to see
your bare feet in the middle of the day.
Hey, my feet look good.
[Tyler] They're not bad.
[Ben] Did you put this plant here?
-No, is that a money tree?
-[Ben] Is it a money tree?
-[Tyler] I think it's a money tree.
-Ah.
We should've had that in there sooner.
Sophia, when's the last time
you checked my email?
Um
There's things in here that are
I can't even see the end of this.
When was the last time?
-Your mom.
-Oh, nice.
That's great.
[Farrah] So, when? You don't remember?
Oh, now we're getting iced, that's great.
Very professional.
Well, at least I'm getting to it now, but
I'm looking right now.
I know, I know this is an internship,
but I do wish Sophia was taking this
just a little more seriously.
It's also weird for me to be
in this position where it's like
she's my sister, so line is blurred.
-[Mauricio] How was this morning?
-[Jane] Pretty good, pretty quiet now.
-[Mauricio] Yeah?
-Looking forward to the event on Thursday.
Gotta get you ready for your State
of the Union. We'll go over those things.
-Super excited about that. I can't wait.
-Awesome. Cool.
-I'm, like, "Yes, let's roll." I'm pumped.
-Everyone's excited.
I've been thinking about it, manifesting.
I know exactly what I want to say.
The Forum is the most important event
that happens at The Agency.
We bring together all of The Agency
from all around the world,
and during a down market,
people are stressed,
so right now it's the time
when we have to really give
confidence to our salespeople,
let them know
that The Agency is there to support them
and to give them the tools
to be successful in their careers.
-I can't wait.
-[Jane] Awesome.
I love it.
-[Tyler sighs] What's up?
-Let me get a coaster.
I'm just wigging out over Sierra Mar.
-Sixteen days remaining.
-[Tyler] I know.
-Sixteen days. But who's counting?
-[Ben] I'm counting.
[Tyler] So, this would be
your first ever listing lost. Right?
I'm getting nervous.
Part of our marketing
is zero expired listings ever,
and now we're about to be
one expired listing.
Ugh. It stings right now.
What's going on with Maravilla?
-All the repairs are done.
-Great job. Took a year.
Don't look at me.
In the time it took to make these repairs
instead of us selling as-is,
interest rates have doubled.
But I mean, there's literally nothing more
we could have done dealing with the city.
Maravilla is a beautiful modern
Spanish home in Outpost Estates,
and the year 2020
is when I signed this listing.
We've had a lot of ups and downs,
many failed escrows,
construction projects,
and now we are finally at a place
where we can list and sell this property.
Hopefully this money tree does the trick.
Do you want to take it
and plant it at Maravilla?
[Tyler] I think I need
a mini one for my car.
Drive around with a plant?
That would be very Los Angeles of you.
I think we're going to get someone
into Alpine this summer.
-We got another inquiry this morning.
-Oh, nice.
-How much?
-[Alexia] 150,000 a month.
Alpine is my new lease listing,
and I am so excited about it.
It's this beautiful one-of-a-kind property
in the middle of Beverly Hills.
Everyone who is a Beverly Hills native
knows this house.
So, I'm going to take this moment
to acknowledge
that I have come
really far in the last year.
I'm really proud of myself.
I want to do a video at Alpine.
Sophia, do you want to do one with me?
I wasn't listening. What?
Do you want to do a video with me
for Alpine? The lease listing on Sunset.
-Let's do that.
-Maddie, would you be able to help?
-Should we make it fun or serious?
-Fun.
-[Sophia] Obviously fun.
-[Zach] Hey, Jane.
[Jane] Yeah.
Practicing for the Forum.
I got a bit of a racy bit to propose.
-[Jane] Don't wanna hear it.
-[Zach] Don't do it.
-[Madison] Make it like fairy tale fun.
-Mo asked me to roast.
I got to come up with bits about people.
I'm gonna tear apart your family.
Oh my God, yes, love it.
And piece it back together,
make everyone love you.
[Alexia] Shred 'em up.
You're not really going to do that?
[grandiose music playing]
-[Sophia] Hi, guys.
-[Alexia] Oh, hi!
Who's ready to make a video?
[Sophia] Oh my God, everything here
makes me feel like royalty.
[Alexia] Girl, you're selling me already.
[laughs]
[music continues]
[music peaks, ends]
-[Alexia] Are we live?
-[Madison] We are.
Hi, everyone. I'm Alexia.
I'm Sophia.
This is Sophia's first showing
she's ever done. It's for Instagram Live.
We're super excited to show you
this crazy house.
It's such a cool thing, the juxtaposition
of this old Beverly Hills home,
and then you've got Sophia and I
using our technology
to show our following what we've got.
You ready to check it out?
Come on over.
I do think that this is going to cater
to a very cool and unique demographic.
We actually showed it
to this group of gamers
that wanted to rent the whole house
for video games,
and I was like, "Whoa,
that's a pretty cool juxtaposition."
-Don't mind us. We're just being cute.
-[Madison chuckles]
[Sophia] Look at this beautiful staircase.
[Alexia] You know what this room's called?
-[Sophia] Tell me what it starts with.
-An F.
[Sophia] The foyer.
[Alexia] Yes, this is the gorgeous foyer.
Remember how many bedrooms there are?
No. Eight?
That's because there's so many.
There's 11.
[laughter]
[Alexia] This is my and Sophia's
catwalk moment.
And now to the epic ballroom.
I've never seen anything like this
in any house I've seen in Los Angeles.
And welcome to your very own
personal luxury spa.
[Sophia] Oh my God, this is incredible.
[Alexia] Already my vibe changed.
You can tell by the way I'm speaking.
I'm like, "Ooh. Aah."
Relaxation.
I should mention that not only
is there one pool, but there's
two.
[Sophia] This house is beautiful.
It feels rich. It feels royal.
If you want to check it out for more,
reach out or go to our website.
Bye. Thank you for coming.
[Alexia] Isn't it gorgeous here?
-[Madison] Oh my gosh. I'm obsessed.
-[Sophia] So beautiful.
I don't want to buzzkill the day,
but something
that's been weighing on me a little bit
When you called me out in the office
for not having checked your email
in three days,
it felt embarrassing, and, like,
I've been doing many other things for you.
I know that you're new
to the real estate world,
but the reality is that
even if you think I'm checking my emails,
I do need both of us to be on there
because what if, and it happened to us,
someone emailed us,
and I lost the opportunity.
Opportunities get lost like this,
because there's someone out there
who's responding in two seconds.
We do need to work on our communication,
and it definitely comes from a place
of me not being used to having
this position
because you and I are sisters.
We sleep across the hall
from each other every night.
We are best friends in real life,
like, but this is work life.
I guess I could be doing more
without being asked, but I'm new.
I'm scared to do anything
without being asked.
I've had anxiety my whole life,
and I'm scared of everything.
I'm scared of bugs.
I'm scared of the dark.
Some foods scare me.
I'm scared of people.
When I'm in public and at CVS,
I think everyone's following me.
Being on a plane is scary.
Real estate is scary.
Everything is scary.
I realize I'm being sensitive.
I just I work for you,
and I want to do the best job.
I mean, this is a whole new dynamic
that I'm not used to,
because it feels weird to be like,
"Did you do this, that?"
"I need you here. I need that,"
and just being so assertive.
But we need to almost shut off
that family aspect of us sometimes.
-Talk business.
-[Alexia] And talk business. Exactly.
I just feel like
we're trying to figure it out.
[upbeat music playing]
Guys, I thought I was supposed to be
at Universal Studios
to do an interview at 5:00.
And I found out just now, it's 2:30.
You had no idea,
so you're stuck with this?
-Thanks, Sophia.
-[Farrah] I love the jacket.
It's giving, "I don't care,"
but it's actually "I didn't know."
We're in Beverly Hills.
You can buy something.
-I don't have time.
-[Alexia] You don't have time.
What's new with everyone?
I've been having
a hard time sleeping lately.
I went to bed so late last night again.
This week has been really bad.
I could tell you had anxiety
from your texts.
-You were freaking out about a package.
-She was freaking out.
I have guilt around spending money,
so the fact that there was added costs,
I was freaking out.
You know what's weird? I'm like that too.
With your dad, when we first started
to make money, he'd say,
"Go pick some things."
I would stress so much,
and I'd feel so anxious
and guilty about it,
I would have a hard time
picking anything. What's wrong?
I don't know.
-Fif
-[Farrah] Fif
I've just been so anxious, I think.
[sad music playing]
Like, I'm in this, like,
weird transition phase of my life.
I've just been feeling so off lately.
And I know that I'm so lucky,
and I have the best life,
so I feel like I can't feel this way.
Like, I feel guilty
for feeling any negative feelings.
I just bottle it in,
and it gets worse and worse,
and then I break down for no reason.
Like, I have no reason
to be upset right now.
[Farrah] No, that's not true.
Just because you are a fortunate person,
it doesn't mean you're not entitled
to have these feelings. We're all human.
And what you're feeling right now,
when you graduate from college
before you start your career,
is a very normal feeling.
Your biggest job was getting to school
every day and getting good grades.
And you did an amazing job with that.
And now this is new for you.
I'm having the best time at work,
I feel like I'm learning a lot,
and I like what I'm doing,
but everything came very easy to me.
Now, life is just different.
It's taking longer for me
to adjust to it.
You're learning the ropes.
You'll find your way there.
You're so smart.
I mean, you are a powerhouse, Sophia.
A powerhouse.
[Kyle] It's just right now,
you're learning the ropes.
No one is judging you
as much as you're judging yourself.
[Sophia] It's extremely hard for me
to be vulnerable.
I have walls up
in every aspect of my life.
No one really knows who I am.
I barely know. I'm still figuring it out.
If you do decide it's not what you want
to do, I don't want you to feel guilty.
However, don't work
for another real estate company.
-[chuckles]
-By the way, you're a pretty crier.
You're such a pretty crier.
Your lips look so full right now.
-Really?
-[Alexia] Yeah. [laughs]
By the way, you have not given me
any of the scoop from the season.
Well, they are coming for me.
And for Dad and me.
-[Farrah] Yeah?
-Yeah.
Are we gonna have to tune in
to hear the stories?
Sorry, tune in
like everybody else, Sophia.
[Sophia] Cool, okay
There was one specific day
where I watched the girls
being really mean to you on the show.
It was really hard
seeing the girls be mean to you.
Honestly, I had to, like,
wipe it from my brain.
With my mom on Housewives,
our whole life has been
sort of under a microscope.
My mom's life,
my dad's life, their marriage
People say things
and make up stories, and
[tuts] Sometimes it's just not easy.
I'm, like, okay, I can't watch the show.
-Now you're making me cry.
-[Sophia chuckles]
One day, I'll watch, and I'll enjoy it.
But in real time, it's too hard.
Portia said
Portia's been watching it, and she goes,
"I'm obsessed with the show.
These characters"
I'm like, "Characters"?
-This is your failure at life. Yeah.
-These characters
[engaging music playing]
[Alexia] Look at this!
-[Farrah] Oh my God, this is sick!
-[Alexia] I have chills.
[Mauricio] The market's starting
to stabilize,
and if I can let our agents know
that they are outperforming
the rest of the world,
then they know they're on the right ship.
They're gonna be, you know, loyal,
and they're gonna be going 100%.
This is so exciting.
It really is crazy to see everything
that you've done and that you built,
and the culture that we have,
and it's, like, we're so proud.
I'm so proud of you girls too.
One day, one of you will be up there.
-Wait, one of us?
-Like Maybe.
I do believe I could be
the CEO of The Agency one day
because the man
who created it all created me.
I'm the most experienced.
I'm smart. I'm a fast learner.
And if I commit to something,
I'm gonna be amazing at it.
I have no idea what the fuck I'm doing.
Look no further.
I'm not giving up the reins yet.
-But take notes.
-[Mauricio] But take notes.
[upbeat electronic music playing]
-[Sophia] Hello.
-How are you? You are a vision in neon.
-Thank you. Is that a compliment?
-I like this. Yeah.
-Thank you.
-Are you speaking?
What are you talking about?
Instagram stuff?
No, actually, it's not social media drama.
It should be.
You follow just friends and family.
Oh my God.
I have Brandon's back.
You should just put yourself in his shoes.
I was in his shoes. I was a new agent.
I did no business.
I didn't embarrass myself
going to the uppers,
"Hey, you didn't like this,"
or "You don't follow me."
It's ridiculous.
When you have proximity to people
that are doing what you want to do,
he shouldn't bring me petty things.
You're supposed to be selling
$20 million worth of real estate a year
to be considered
if you fit in the culture.
-So we are a collective
-[Alexia] Whoa. Okay.
You think that if I have a seller,
and he has a buyer now,
and it's multiple offers,
I'm going to advocate for him
just because he's with The Agency?
My fear is he's going to be
petty in the deal too.
But anyway, I have to go on a panel.
Can I, like, you know, breathe this out?
-[Alexia] Yes.
-Yeah.
Jeez. I'll be back.
-[Alexia] Love you.
-Love you.
[catchy music playing]
-[woman] Ready?
-[Mauricio] Yeah.
[upbeat music playing]
[Mauricio] All right, here we go!
[audience cheering]
Yes!
Wow, what a year it's been, hasn't it?
But we have some incredible agents here,
and what you guys all have done
in this time is incredible
because now we're up to 90-plus offices
[Alexia] Wow.
[audience cheering]
But most importantly
is you have stood up and stood out
with over 2,000 agents selling
about $12.4 billion last year.
In a down, difficult market,
you guys had the highest
per agent volume in the country.
Congratulations, guys!
[empowering music plays]
[Mauricio] Welcome to Forum 2023.
See you guys at the after-party.
The pool upstairs at The Godfrey.
First panel today,
our luxury market spotlight,
please, come up to the stage.
[audience cheering]
[Ben] In times that are volatile,
the successful model
is to become the knowledge broker
for your own database.
So you need to start scheduling what?
Door knocking, you know, cold-calling.
We can't be on autopilot
when we're servicing our clients.
There's no fast track.
You don't cut the line.
Stand on the shoulders of giants
until you become one yourself.
[audience cheers]
[female host] You've been wonderful.
Big round of applause for this panel.
Next, it is my pleasure
to get to introduce to you
Zach Goldsmith to join me on stage.
-[all cheering]
-[Sharon] Ah!
[Zach] Okay, okay.
Let's go. Let's go, Kobe.
[female host] Give me your hand
[chuckles]
[Mauricio and Ben laugh]
Santiago, you can sit down, baby.
[audience laughing]
Did anyone get anything he said?
You were up here and you said things
to the people, and
Oh man, you should not
have given me this microphone.
[audience laughing]
-[Zach] Some are gonna be upset.
-Oh ay ay.
Yeah, I'm a bit nervous.
It's not a roast if it's not edgy.
Joey. Joey.
[all laughing]
I'm kidding. No one cares.
Who else is [laughs]
Who else Oh yeah.
[mimicking Ben] "Hey, guys.
Ben Belack here. Beverly Hills"
[all] Super realtor!
[all laughing]
You are probably
the most annoying content creator
there's ever been on the planet.
With your fancy new girlfriend.
This guy rebounds faster
than LeBron James, let me tell you.
Right back in. Right back in.
Poor Ben. So wrong.
Amanda and I were together four years.
We broke up about eight months ago.
Uh It's definitely not a white wine.
All right, so, we've made it
through the sight portion.
After Amanda and I split,
I met Jade very quickly,
like, within weeks,
and we've been together since.
And I specifically told Zach
that at no point,
to refer to Jade as a rebound.
How about Mo 2.0?
Will you stand up, Mo 2.0?
One of the princesses. I mean,
you've got everything your father has.
You've got the charisma. You've got
the energy. You've got the excitement.
And you've got the complete sense
of being vacant and not there
any time we talk to you.
Farrah did not like that comment. Aw.
[laughing]
[Zach] Our fearless leader.
I don't know what you're saying
half the time, but I'm in.
"We're expanding! We're gonna open
restaurants, sandwich shops!"
Like, sandwich shops?
I don't know why, but I'm in. [laughs]
Listen, it's enough ripping the leaders.
I'm very grateful and honored,
in all honesty,
to be a part of this company.
There's a culture here
that people talk about,
and I didn't really know what it meant
until I got to be a part of this family.
I couldn't be more honored
to be a part of this team.
[audience cheering]
[Zach] Long live The Agency!
[audience cheering]
[upbeat dance music playing]
-Thank you so much.
-Whoa, whoa. Whoa.
-[Jon] What is it?
-[Santiago] Tequila espresso martini.
Yes, please.
[woman] Your impressions were right on.
Are you a stand-up or what? Is that
Stand-up realtor.
-[in Spanish] What a nice view. Yes.
-[in Spanish] Beautiful view.
[Farrah] Anyone know what's up with Ben?
-What's up with Ben?
-In the hallway. Getting off the elevator.
He kept saying,
he's, like, "I'm fine." I was like, "Eh"
There was an air of not fine-ness to it.
Hey!
You look so good.
[Joey] What's going on with you, man?
I'm just, like, feeling a certain way
because, like, Zach's thing.
I asked him specifically
not to do one thing,
and he did that thing
in front of everyone.
Yeah. Was that insensitive?
It's on the tip of your tongue.
It starts with a "Y." Ends in "S."
This is a roast, so let's calm down here.
The intent is to kind
of play with your feelings.
Don't let it hurt you, baby boy.
Let's just hug it out.
-Why am I hugging you?
-Because you're gonna be okay.
You and Zach will kiss and make up.
You'll have beautiful children. Let's
-Okay.
-[Joey] Let's just go get a drink.
-[Melissa] Are you double fisting?
-Why not? It's the Forum.
-Ah!
-Cheers.
How did you like the speeches?
-I'm about to tell you something funny.
-Okay.
So, earlier, I was talking to Ben,
and he was being a total asshole.
Okay, what now?
He's like, "I don't need to follow someone
who doesn't sell over
$20 million in real estate."
Oh.
And he was so cocky. I knew when he came
to the company, and he was a nobody.
This is the thing.
I don't need to kiss Ben's ring.
-Ben can kiss my ass. How about that?
-Cheers to that, bitch.
[upbeat music playing]
Sophia wants me to lay Ben out and get him
to break up with his girlfriend.
No, I never said that. I looked at him
when you made that comment.
He did not look happy.
[Zach] He's like whine and cheese.
He's like cheesy about things,
and then whiny about others,
and he's in a whiny mode, and you have
to nurse him when he's in the whiny mode.
[music fades]
[Ben] What's up?
What's up?
I want to talk to you
about the other day at Farrah's open.
-Okay.
-The thing is, honestly, I don't
Why would you not pull me aside,
like man-to-man?
Like, I would never, ever, ever
go to another agent,
particularly one like me,
who's touched over 400 transactions,
and waste their time
that I'm not liking your selfies.
You said to me like, "I don't think
you respect me as an agent."
I'm like, after that exchange,
like, I don't, really.
-Okay.
-It's just a waste.
Up until this point, I thought Brandon
was an incredible culture fit,
but, eh, this is starting to feel like
"Insert schlocky
real estate brokerage name."
When I disengage someone on social media,
I find no value in them,
I don't want to talk you,
I don't wanna see you or your life.
I'd have thought, as a senior agent,
that you'd be a little more nurturing.
You iced me out,
which is why I felt that way.
Why are you going to Melissa saying,
"I don't care about people
who don't close more than 20 million"?
That's not what I said.
You're supposed to be selling
$20 million worth of real estate a year
to be considered
if you fit in the culture.
Why are you diminishing
everything I'm doing?
-That's not what I said.
-I'm only two years in.
I'm trying my best.
I'm sorry I'm not clocking points
on the board every single day,
but I'm passionate about what I do.
I don't wanna hear that I don't matter
because I don't sell an amount.
Those aren't my words.
You said there's nothing
real estate on my page.
-No
-It's completely all real estate!
There's not much real estate on there.
Okay. When was the last time
you had an eye exam?
Everybody isn't for everyone.
Maybe me and Ben are just not meant
to be cordial in that way.
Fine. If that's
what it's gonna be, that's fine.
The only thing I require is respect.
It has to be mutual.
If you can't do that, then kiss my ass.
All I'm saying is, use me as your asset
I'd like to!
Instead of potentially creating
a lasting impression
that neither of us want.
Okay. I hear you.
-Okay. High five.
-Have a good time.
-Thank you.
-All right. You too.
Ugh!
[Alexia] Tell us what happened.
He was upset with me about bringing up
him unfollowing me on social media.
He says he didn't say anything.
Everything you told me.
He said he didn't say anything
what I told him about.
Anything about numbers,
how "I don't look at people
under 20 million," all that.
He didn't say that.
[Melissa] I don't try and strike shit up
for no reason.
Being dismissed
is the worst feeling in the world.
I hate that he made anyone feel like that.
I'm gonna talk to Ben for you
if that's okay.
I feel like I can get through to him.
And I'll
-I don't wanna talk to him anymore today.
-Go have fun. I'm gonna talk to Ben.
-I'll see him in the office.
-Okay.
-I feel like he'll listen to you.
-Shots?
Shots!
-[man] Cheers, guys.
-[woman] Cheers!
It's amazing!
[engaging music playing]
-[Ben] Hi.
-[Tyler] Hi.
So, what's all this
back-and-forth with Graves?
Um, honestly, I don't think there's
much of really, like, a back-and-forth.
I was just really surprised
that the one thing he chose to do is
to sit me down
with a bunch of people and be like,
"You unfollowed me.
You don't respect me as an agent."
Maybe you're not as familiar with these,
like, social media politics,
but unfollowing someone makes a statement
that you are done with the relationship,
and you don't care
to get to know them any further.
So, that's what you basically told him.
I don't feel that remorseful.
I know. I know it's not that deep for you.
But I just want you
to zoom out a little bit.
Imagine you are two, three years
into the business,
working for this firm
you're excited about,
and a more senior agent tells you that
you have too many selfies on your grid,
and your content's not interesting.
How would you feel?
I think I'm the wrong person
to ask for empathy in this situation.
At Forum today, Jon's like,
"Stand on the shoulders of giants,"
and what he's doing is
he's not fucking standing on my shoulders.
He's biting at my ankles.
Ben is an incredible leader. He really is.
He really takes pride in teaching
people things and mentoring people.
And once you love Ben,
you love him forever.
But I've been on Ben's team long enough
to know how he can be sometimes.
I, personally, would never treat
another agent,
especially a newer agent,
the way that Ben treated Brandon.
Well, it's getting hard to defend you
[laughs] to be honest.
I would just remove your ego
and really just humble yourself,
really apologize, and move on.
We work together.
We're supposed to be a family.
I'm not doing anything
more than what I just did.
You're breaking
rule number one a little bit.
-I am not being an asshole.
-Just a little bit.
Okay.
I'm just telling you
that there will be repercussions,
and it's not going to be over.
[woman] Zach!
[Melissa exclaims]
-Jump in, Melissa. Get in there.
-I might jump in.
Come on.
-Are you serious?
-[Melissa] I'll do it.
[all] Yeah!
[Brandon] Yes! Go, Melissa!
Oh my God! [laughs]
Melissa!
You guys look so gorgeous in there.
[Ben] Oh my God! I like it!
[Melissa] I've mixed work
and pleasure before,
and I'm not afraid to do it again.
Adam is a very good-looking man.
There's no denying that.
When he takes off his shirt, like,
it's not a bad sight to see.
I'm getting hot as we're sitting here.
Woo!
[Brandon screeches]
[man] Luckily, Melissa
-[man 2] Look, you're like
-What is this you're holding?
-[Zach] Thank you so much, sir.
-Sure.
-[Zach] This No
-[Ben] Can I chat with you for a sec?
Okay.
I wanna talk to you for a second.
-[Ben] How do you think today went?
-I thought it was great. Loved the roast.
I thought the panels were great.
It was very exciting.
You think there was any stuff on the line?
Is this something about you now?
-You really
-You're upset about something?
Well, I don't ask a lot of you.
The one thing I asked you not to do
was to portray Jade as a rebound.
So you waited to do it
in front of, like, a room full of people.
I mean, honestly,
everything I said today was a joke.
But, dude, you didn't
That's a roast.
Also, she knows
how close we are, so, like,
she hears you saying
it's a rebound even in jest
in front of a large group of people
It's just, dude, you're fucking me up.
[Zach] No one else is coming up to me
and saying anything today.
You are being extremely
hypersensitive about this,
and you're overreacting.
You are so bothered by it,
and I want to get inside and help you,
but it feels like it's superficial
and unnecessary.
I Dude, go fuck yourself.
I don't understand
how you're not seeing the simple thing.
[Zach] I wanna be sensitive
to your feelings
But you're just Agency-ing me right now.
You're defusing it like I'm a seller.
What do you want me to do about the way
I've talked about this rebounding thing?
I could have said "assist." That's better.
-I was looking for a basketball analogy.
-You always make a joke.
But it's true! Now I want
to get deeper and figure out
why you're so sensitive
about this situation.
Are you not strong enough
in your position with her?
Dude, we're in a strong fucking position.
Okay.
[Zach] Ben, you gotta chill, bro.
If I really wanted to go for you, Ben,
I'd have gone for your past careers
at Applebee's or your awful golf swing.
If I wanted to go for him,
I'd go for the fucking throat.
[Ben sniffles, sighs]
[Tyler] Is he crying?
Well, someone doesn't know
how to take a joke.
[engaging music playing]
Come on, baby, love.
-[Mauricio] Hey, how was your workout?
-[Kyle] It wasn't my best.
[Mauricio] Some cheese?
Uh, yeah, I'll have some.
Let me wash my hands.
-[dog barks]
-[both] River.
[Mauricio] She gets so depressed
when you're away.
I mean, I feel bad for her,
but I also feel bad for us.
I know. Don't make me feel bad.
[Kyle sighs]
So, I was a little bit shocked.
So, we went to the desert,
it was Adam, Zach, and Ben Belack.
We stayed at our house
while you were in Spain or
I don't even know where you were.
Where were you?
I don't know. All I know is
I didn't know you were flying.
-Next thing I know, I'm like
-Right.
With Kyle, I'm starting to feel
like she's a little bit checked out.
You know, I certainly have reached over,
um, and wanted to kiss her,
um, and she kind of said no.
I'm starting to see that
and feel that, and I am not there.
I am still, you know,
100% fighting for our relationship,
and I am still thinking I'll be married
to her for the rest of my life.
[Kyle] So what happened there?
We went to play golf, then we went home,
and then at home, Zach shared with me
Zach came from Hilton & Hyland.
-Okay.
-[Mauricio] Okay?
You know, Hilton & Hyland
all separated, it kind of fell apart.
And Rick called him over to his house
or dinner, I don't remember exactly what,
and was recruiting him
to come over to his new business.
And you remember that, you know,
I kind of made a pact with Rick, um,
that I was never gonna recruit
or go after any of his agents.
-Right.
-You remember that, right?
And I never did.
I don't know how I felt about that.
Um, it felt a little bit, you know,
awkward after we had made that pact,
and I never broke that pact ever.
I mean, it's always a situation.
-Um, but
-What are they opening?
Who knows?
Not me. I wish I could say
I knew more, but
-[Mauricio laughs]
-I don't have that inside information.
Well, anyway, so you guys had fun, though?
We ended up having a blast.
We've gone to couples therapy
now three times
with the intention
of trying to work on the marriage
to try to understand
and communicate with each other.
So that I can understand a bit more
what's really bothering Kyle with me.
But we have not yet spoken
to our daughters about what's going on.
Our schedules have been just so crazy.
We really need to figure out
how to fix that.
-I know. Well. So
-But where are you going?
Okay, so I'm going to
Where am I going first?
So, next on Sunday,
I'm going to Nashville
'cause I was asked to be in a music video.
-Whose video?
-Morgan Wade.
Obviously.
So, she's doing two different videos.
You know, I I
You know, I'm sitting here,
and I'm realizing that perhaps Kyle
is no longer in love with me, right?
And doesn't love me
the way she used to love me, and
Yeah, I mean, it just hurts.
There's no question it hurts.
-Well, you're, like We're losing you.
-That's not true!
[Mauricio] You just got back
from your trip.
[Kyle] You know
Whatever.
[both chuckle]
-I'm not sure what you're trying to say.
-[dramatic music sting]
[Zach] Is this real?
This continued upsetness?
-[Ben] Yes.
-[Zach laughs] Well
I feel like I'm dealing
with my six-year-old.
Your dad taught me everything,
and now I'm the Queen of the Valley,
and so I think that it'd be beneficial
for you to learn from me.
-Sounds amazing. I would love that.
-Yeah?
She can be very tough.
[Tyler] I'm not even kidding.
No one's ever spoken to me
so disrespectfully in my entire life.
-I'm not kidding.
-So I'd say tread lightly.
I don't sugarcoat shit.
This is my business that I've built.
Don't fuck with me.
[music peaks, ends]
[dramatic music playing]
