if Mauricio acknowledges
that I'm doing all these things.

I think that in order to get this sold,
we'll have to put it out
to a bunch of different channels.

There's only a handful of people

You know, as we're getting busier,
I just wanted to make sure
that you're on top of the operations,
and Alexia and Sophia
and the team, and all that stuff.
I would say that's a loaded question.
The last time we talked about this,
you called me out of the blue and said,
"I thought about it. I don't think
we need a director of operations."
"You be director of operations."
All that does is add
a bunch of unnecessary expenses.
If you disagree with that,
then you need to stand up and be like,
"You're wrong." Be an executive.
I am acting as the director of operations.
-Right. I got that.
-Doing all the things.
I don't know if you know
what we put in place.
I feel like you do come in
in times when you are stressed,
and suddenly, you're shining a light
on where you see the cracks
and what's happening.
That is exactly right. We need to set up
a formal meeting once a week.
-I like it.
-I think that'll help us a lot.
I know you're so busy.
My sisters and I are trying to take more
off your plate, not add to your plate.
I appreciate that.
But we have made a lot of progress,
and this is me trying
to manage both roles.
Manage the team, even though
it's not my favorite thing to do.

I'm hoping that Farrah could take
what I've taught her
and kind of pass that on
to Alexia and Sophia.

that she is more passionate about sales

because Sophia's just starting,
and Alexia, I think,
is now past that rookie stage,
we need her to start learning how to work
more efficiently and effectively.
She has the capacity to bring in way more.

And, like, I kind of wish you had my back
a little bit more with the Brandon thing.

Putting yourself in Brandon's shoes,
a young agent,
a minority.
I mean,
I think he needs people to build him up.
We can do better at doing that.
[Ben] I wasn't able
to have any fun that day.
Everyone was on top of me.

this is really throwing me off.

It's just, like, the Sierra Mar pressure
is making me a little bit more on edge,
and maybe you're seeing that as sensitive.
I've been really focused
on the stuff north of ten.
To have one, to throw everything at it,
and then to have it expire,
it just feels so amateur hour.
I got to get Sierra Mar sold.

-[Zach] I didn't know what to expect
And it was like a Molly trip.
I mean, like, the colors were vibrant.
-The sounds were engaging.

has made such an improvement,
and if you would have asked us a year ago
who would be taking over,
we would say Farrah, right?
But now it could be either of them.
I mean, I think my impression is always
that Farrah doesn't want it.
Joey thinks Alexia
would be the one to take over.
Alexia has this stature.
-Confidence. I think that's refreshing.
-She has that charisma Mauricio has.

I see her as a leader for The Agency.

Potentially one day.

Michelle Schwartz is a friend.
I've known her for a very long time,
since she was a young kid.
Her father and my father
are very close friends.
She's a fellow Mexican Jew,
and I was her mentor.
She was one of the original
founding members of The Agency
when we all left Hilton & Hyland.
She left with me. She's a badass.
She's an incredible real estate agent.
I'm really excited to be doing
this listing, you know, with her.
It's got a lot of cool areas.

we'll be successful in selling it.
So, having said that, we have something
interesting that we need to talk about,
which is this ULA tax.
I think that the pricing of this house,
Michelle and I did some comps
before coming here,
and I just think
it's kind of like, you know,
right around that $5-million mark.
The ULA tax is a tax
that the city of Los Angeles has passed.
It's really just a mansion tax.
It is strictly a tax on the sale
on any property above $5 million.
If you were to sell the house
for $5.2 million,
it would be the same thing
as selling it for $4,999,000.
So I personally think that we should price
the house just above five million.
Give a little wiggle room for negotiation.
We trust you implicitly.
