Business Suicide

[compelling music playing]
-[Adam] The view is unbelievable.
-[Jon] Dude, this is unreal.
-[Adam] Makes me wonder why I left.
-[Jon] Right?
-Here they are.
-What's up, man?
-How are you guys?
-Good to see you.
Adam. Welcome to Miami.
He's like the Latin James Bond
to sell real estate.
[Jon] International man of mystery.
-Welcome back to Miami.
-Welcome to this.
-[Jon] This is insane.
-[Alvaro] You don't have this in LA.
That's Indian Creek,
the Billionaires' Bunker.
You have Ivanka Trump, Jared Kushner,
Julio Iglesias, Tom Brady.
[Jon] Dude, this place
is seriously making me question
everything done with my life.
Where'd I go wrong?
I gotta say, you look a little bit rough.
Dude, I am having a morning right now.
I had a night, and I'm having a morning.
[Jon] Clinging on for dear life.
I'm a shell of a human being now.
I am not somebody who drinks a ton,
but when you hang out
with this particular group at The Agency,
that is just going to happen,
and I don't even know
that I'm hungover at this point.
I think I'm still drunk.
It starts with Sophia
flirting with me a little bit.
She's Mauricio's daughter, right?
Like, I feel like a complete moron,
and then Melissa's flirting with me.
Yes! Are we gonna have fun tonight?
As flattering as it is
to be the target of that,
I want to crawl out of my skin and hide.
-Doug.
-Alvaro.
Alvaro. Nice to meet you.
-Welcome.
-Thank you. Wow.
-[Alvaro] I hear you're a local.
-[Doug] Live in Coconut Grove.
And you're looking to move up?
My wife's been wanting
to move back to the beach.
Our kids are big enough now,
and it's time to come back.
You have the beach there.
-Beautiful home. Indian Creek Golf Course.
-[Doug] Amazing.
[Alvaro] And the community, very private.
Tom Brady loves to golf.
You'll see him there.
-[Doug] I'm from Boston, so
-[Alvaro] Yeah.
[Adam] Yeah, my boy's from Boston.
I know you're a massive Tom Brady fan.
[Jon] My uncle was
the offensive line coach.
-[Adam] For the Patriots.
-Wow. That's cool.
How he's related to this guy
makes no sense to me.
[laughter]
Just saying.
I may not be a football player, but
-You certainly are not.
-I'm a fan.
[all laugh]
[upbeat music playing]
[Alvaro] The property itself,
you see this tropical modern residence
that is not just modern,
but also functional.
I'll show you
a little bit inside the house.
Right here. Very cozy living space
where you get the TV,
you can hang out
while there is some cooking going on.
-[Jon] This is gorgeous.
-[Alvaro] Yeah.
A bigger open space for the living room
where you can entertain.
[Jon] I love this.
I love that you can finish dinner
and then just kind of spill
into this area and have cocktails.
I want to show you one of my favorite
spots that I know you will like as well.
[Jon] I think I have an idea
of what it is.
Last time I saw you in LA, you prepared me
a nice Spanish bottle of wine.
Bro, I'm telling you right now,
if I even smell a drop of alcohol,
you are gonna regret having me right now.
This is what you need.
A little hair of the dog.
[Alvaro] We need to fill it up
with nice wine.
This has a capacity of 192 wines.
Here's the elevator. But, of course,
we wanna make sure we all stay fit.
So let's use the stairs. [laughs]
It's just one floor, guys,
so it's all good.
Come on, it's just one floor.
We got this, guys.
[Adam] Better have a Gatorade
waiting for me, Alvaro.
[laughter]
Alvaro, I'm telling you, if there's
a bed in this room, I'm going to sleep.
[laughter]
[Alvaro] Now it gets better.
-Look at all the finishes.
-[Jon] Wow.
And of course, you couldn't make it
even more special than with these views.
-[Jon] Mm.
[Adam] Wow.
-[Alvaro] What do you think?
-[Doug] Now
[Alvaro] I like the smile in Doug's face.
So, I'm gonna let you two discuss
with Doug everything else.
I'll wait downstairs.
See you in a little bit.
-[Adam] Thanks, buddy.
-[Jon] Thanks, brother.
[Alvaro] See you downstairs.
[Adam] Your place is great.
But this place kicks the shit out of it.
[laughter]
Think about how happy your wife and kids
are gonna be here, Dougie.
You've had a grin on your face
the moment you walked in.
How can you not with this place? Amazing.
All joking aside,
what do you really think?
The house is gorgeous, it really is. Uh
I wish there was a little bit more yard.
I know my wife's gonna want
a little bigger bedroom.
And the price you said was 22?
-[Adam] Twenty-two, yeah.
-[Jon] Is that in the ballpark?
A little high.
The reality is because it is a spec build,
you have a real seller.
A motivated seller.
They built this to sell.
They can't hold on to it.
That should translate to flexibility.
I trust your judgment.
It may not be this house.
I'd like to see what else you got.
Yeah. The other thing, there's other spots
off-market we've put together,
and I'm gonna fly back and check out more,
so I don't want you to think
Yeah. That would be great.
And if your lady wants to come
and bring the kids, let's do it proper.
-That might get me in trouble.
-I was about to say.
[laughter]
[upbeat music playing]
[Jon chuckles]
Our chariot is arriving.
[laughter]
[Jon] These two maniacs.
Whoa. Did you see that lightning?
-[Adam] No.
-[Jon] You didn't?
-[Adam] It's Florida.
-[Jon] Amigos!
You couldn't get a bigger boat?
Good God.
[chuckling] This guy is just barely
clinging on for dear life.
Are you dying?
-[laughs] Thank you.
-[Jon] This will help.
-There's a lot worse places to feel awful.
-Salud.
-What up, guys?
-[Jon] What's up, dude?
-How you doing? Oh, amazing.
-Got a drink for you.
[Mauricio] How was that house?
Sensational. And it's right next
to Indian Creek, so location is paramount.
Yeah. Was it a $20-million house?
It's asking 22, but it's probably
like a high-teens to 20 house.
[Mauricio] Well, it looks beautiful.
This has been a super successful,
productive trip. I mean, like
Without question. You know,
we went with a big, you know, whale,
a major developer, owns a lot of property,
and we basically have,
you know, a handshake deal
that we're gonna be able to help him
on a development project he's going on.
So, Santi, you and I have to make sure
that we deliver on that and we don't fail.
Yep.
While everybody else is sitting hungover,
Santi and I left and had
a meeting with the developer.
We get to sell
approximately 300 residences
totaling almost a billion dollars' worth
of real estate in an incredible place,
which will really help put
The Agency in Miami on the map.
I feel great! [chuckles]
A little hungover,
but I feel great. [laughs]
We got the listing
on the penthouse yesterday.
Zach was already negotiating
with a client while at the penthouse,
but Zach shared with us in Palm Springs,
Rick Hilton went after him
kind of hard and kind of heavy
and, you know,
really laid it all out there.
-Are you aware of this?
-I know.
Okay. So, you know this. I mean,
it would really be a really dumb mistake.
-[Jon] You just got here, and you're home.
-Yeah.
You know you're home.
You should've been here years ago.
-But we all want ownership in something.
-Yep.
Right? He said to me
it's something to consider.
It's something he's giving
serious thought to.
-He has a lot to think. Obviously.
-Yeah.
There's a lot of moving parts for him,
emotional this, that,
but just looking at it
from a business point of view,
that would be a mistake.
At The Agency, we don't just, you know,
open the doors that easily with everybody.
So when I heard that Zach
was entertaining an offer
from a different company,
I was not happy to hear that.
With Zach,
the thing that worries me the most,
fifteen-plus years of history
with the gentleman who,
almost as a father figure, took him in
it'd be a tough choice to make for him.
[Mauricio] End of the day,
I mean, if he wants to, you know,
be hanging out with us, you're either,
you know, on the boat or off the boat.
[laughter]
[upbeat music playing]
-[Ben] Ladies, ladies.
-[Melissa] Ladies, ladies.
Ladies, including Ben.
This is so nice.
-[Ben] I know. It's so good on the water.
-[Melissa] Look at all the flowers.
[Sophia] Guys, I do not feel good, like
[Zach] We need to get you ginger ale.
[Sophia] Ginger ale
with a shot of tequila.
[Ben] Everything okay?
Yeah. I mean, sort of, just chaos.
[Melissa] What was it?
Um, the alarm went off
at one of my listings.
[Ben] Isn't it crazy
how easy it is in our business
for it to go from zero
to 1,000 miles per hour?
[Alexia] I get so anxious,
it makes me nauseous.
I used to freak out too.
Like, I would have
a physiological response.
Well, yeah, 'cause that's like
you don't want any Oh, whoa.
[Ben] I am now.
[laughter]
[Alexia, Ben] Careful.
-What happened?
-[Farrah] What just happened?
I was angry,
and I wanted to punctuate the point.
-Lightning struck.
-[Ben] Yeah.
He was annoyed, but whatever,
it happens. It's an alarm.
-[Ben] Wanna order a drink?
-[Alexia] Yeah.
-[Sophia] Spicy margarita.
-[Ben] That's what I'll have.
-Can Alexia have a Jefa's Margarita?
-[Alexia] Thank you.
[Melissa] May I please have
a Casamigos Reposado
with still water
and a splash of pineapple?
-[Zach] That does look good.
-[Melissa] In a short glass with a straw?
It sounds very I'm cra I'm sorry.
[Ben mimicking Melissa] "Pardon me, sir."
"You may remember me from the Dolly Parton
training program of manners."
[Melissa] Is that how I sound?
[Farrah] She's very polite.
Except for recently.
-Like, what is that?
-I was sort of joking, but not.
Why would you say that?
You know I'm always considerate.
I know. But last night, you weren't.
[Melissa] Calling me shady.
-You were last night.
-Inconsi
Y'all! I mean, this is ridiculous.
What did I do wrong?
You were acting different.
You weren't hanging out with us.
You didn't say hi to us.
Maybe you could've twirled away
for a second, you were like,
"Sophia and him were vibing."
Like, we literally had a full-on
conversation about Adam before.
You had three years to pursue him.
You take him after she talked to him?
I did not take him, he came up to me.
Do y'all not understand?
So? It's girl code.
Maybe at the 20-minute line
-It's the line that's crossed.
-[Farrah] Like coming out with the girls.
[Alexia] It's a line
that was crossed. Period.
Putting Adam aside for a second.
-I'll talk about you.
-[Farrah] Me?
Yes. For you to call me shady earlier,
and for you to say that I pinned him
to a corner to talk to him,
you know that's not right. That hurts me.
I'm not characterizing you
as a shady person. It was a shady moment.
Okay.
I think you could have shady moments
and not be a shady person.
He came to me!
[Jon] Oh my God, what a night.
I saw you at the club
with your arm around Melissa.
I'm not sure if that was
I don't know what I saw.
Maybe I was seeing things.
-No, look, man.
-You're a flirtatious guy.
We had a good time.
I don't know what to say.
There's nothing wrong with a friendly arm
to help someone stabilize their balance.
She had a few drinks,
and she and I have a cool connection.
It has nothing to do with the fact
that he approached you.
You said you didn't want him.
Sophia got the balls to do it.
She did, and then you embarrassed her.
-Medium rare, you think?
-Yes.
Great. I'm happy the food arrived.
Hopefully we'll get less hanger
at this table. A lot of hanger.
I do get hangry.
I just feel this, like,
attack from you three.
You're acting as if I asked him
to make out with me in front of your face.
-I didn't do that.
-[Sophia] I'm not acting like that.
I feel like
that is coming at me right now.
I'm feeling a little
erring on the victimish side now.
-Honestly.
-Okay.
I feel like they're being mean girls,
and a guy rarely gives me attention.
So just let me be happy for a second.
Don't make me feel like shit.
I get where y'all are coming from,
but you know me,
that's not my intention,
but I get how y'all can take it as that.
We don't know what you're like with guys.
Honestly. We've never
It's a new realm for us.
So let's just, you know
You're an amazing friend to us, yeah
-The best.
-[Alexia] The guy scenario is different.
I think the sister piece
is clouding your judgment
and making it more emotional.
I think that there's
a piece of Melissa where she's like,
"I don't wanna be rude.
Sorry, this was cool."
"We're having a deep conversation,
sayonara. I'm gonna go do XYZ."
[Farrah] There's a way
you can do it that's not rude.
You know, I almost threw up. Um
-[Ben] Did you say you threw up?
-[Melissa] Yeah. [laughs]
[laughter]
That would've been a great way
to exit with Adam last night.
You can be like,
"Hey, I just almost barfed."
-"I'm gonna go."
-"You go dance with Sophia."
[Sophia] But the thing is
I feel uncomfortable
putting myself out there and opening up
That's what I have too.
I have the same problem.
I've been able to open up
with you guys, feel comfortable,
but I do look up to you.
You're like an older sister to me,
and you guys encouraging me to do that,
I was like, "Okay, this is fun,"
and then it just felt like that
Then it felt awkward.
But at the club when you were dancing
on him, I was like, "She won."
[Jon laughs] Dude.
What was going on with Sophia?
We were just having a good time.
She was happy she was out.
She was drunk. We had a cool time
at the club last night. It was sweet.
I think they're both making
a run at you. You're just a pretty face.
I That's not fair, Jon.
That's not fair. I'm also tall.
Okay.
[laughter]
If you had even said,
"Oh, I'm open to getting to know him,"
I would have been like,
"Yes, love that for you. Do it."
You didn't say that. You said you had
no interest, so I was like, "Great."
Because he's never tried
to get to know me.
[Alexia] Sophia's young. She's fresh.
Don't make her feel weird
after she built up
the confidence to put herself out there,
and you never do,
so it really just, like it made me mad.
[Sophia] I'm just annoyed
that she put me in this position.
I'm honestly embarrassed
that this even happened,
and I really hope Adam
doesn't find out about this.
-[Alexia chuckles]
-[Sophia sighs]
You are my best friend, 100%,
but that's my fucking sister, honestly.
I don't expect you to take my back
over hers. I'm not asking you that.
I'm just trying to have you see
where I'm coming from.
What do you expect us to do?
[Ben] We're trying to enjoy this,
and it seems like you guys
are ganging up on her.
You guys are like a scary gang.
I felt like I needed to defend her
because I thought you'd pull
out knives and shank someone.
[Tyler] Hey, isn't that your dad?
-[Alexia] God!
-[Farrah] Santi in his hat.
-Look at them in the rain.
-[Zach speaks in Spanish]
[boats honks]
Can you get a smaller boat?
[Sophia] That's a new vibe.
-[Alexia] We need it.
-[Sophia] Let's get on the boat.
-Let's go.
-[Melissa] That sounds good.
[Ben] Can't wait to be on this wet boat.
[upbeat music playing]
[Alexia] Let's get on the boat.
-[Mauricio] All right. Welcome, welcome.
-Oh wow.
-Thank you.
-[Mauricio] A big step.
-[Farrah] My God. Scary.
-[Sophia shrieks]
[Mauricio] Welcome to Miami.
-Come on up. We needed the energy, right?
-[Melissa] Hi, babe.
-I'm too dead to move.
-[Melissa] You're too dead to move?
-What does that mean?
-[Adam] I'm so spent.
[Mauricio] Sophia, how are you feeling
today after that long night of partying?
Um
I need to get over this hangover.
I'm struggling a little.
I need to drink more to get past it.
-[Mauricio] Let me get you something.
-Oh my God. That's so nice of you.
My pleasure. I have Mamitas,
I have tequila, and I have champagne.
I think I'd like a shot of tequila.
[Jon chuckles] She's a Umansky.
[laughs] Adam, you were the
You were the big talk of our lunch.
It was lovely. It was like
a Sex and the City episode I got stuck in
-with this gigantic competition/fight.
-Tell me about it.
[Adam] I don't understand what that means.
I'll break it down for you.
Last night, Sophia felt kind of weird
that Melissa just took over
and really seemed
like she was pursuing you.
You be the judge.
First, the whole conversation
about your sister, no disrespect,
she's my boss's 23-year-old daughter.
-Would you ever go for Melissa?
-The answer is no.
-Salud.
-Salud.
[Adam] I think Melissa and I
have great friend vibes,
and last night,
we finally had time to sit and talk,
and I got a real feel
for who she is. She's awesome.
I genuinely feel that she and I could be
very good friends.
It's not gonna happen.
It's not gonna happen with either of them.
I wanna stay
as far away from this as I can.
I'm not touching this with a 10-foot pole.
Well, I guess that settles it.
-I guess that settles it.
-[Tyler] No one's winning.
-[Alexia] First time on a boat in Miami!
-[Mauricio] No way.
This is so cool
being under all the buildings.
I didn't know Miami
had three Es at the end.
[all elongating E] Miami.
[engaging music playing]
[Mauricio] I mean, what a sunset, huh?
Can you believe this sunset?
Ah, guys, this is so amazing.
This has been a really, like,
just good trip together.
Besides the Melissa situation,
but other than that, amazing trip.
I did want to fill in Farrah
on a little convo we had last night.
-Because I feel like
-Melissa?
It was me, Melissa, Ben, and Adam,
and the topic
of your relationship came up.
[tense music plays]
-Do you know how she feels about him?
-[Farrah] Yes.
She said, "I don't know
if it's the right choice for you."
[Melissa] With Alex, there's not
one bad thing I could say about him.
I know he loves you,
but this doesn't feel right.
[Tyler] She also brought that up,
that she does not think
this is the guy for you.
Like, those words?
She's very certain
that this is not it for you.
-Really?
-[Tyler] Yeah.
[Farrah] I don't like
her talking about that.
Honestly, how dare Melissa?
Her knowing me so well, how private I am,
to be discussing this
with this group as if it's some gossip.
I'm trying to make things work with Alex,
and now you're gonna plant
a seed of doubt in everyone's mind?
My own best friend. I'm so mad.
I I really don't know
if I can trust Melissa ever again.
I really wanted to just let you know
Wait, you knew this?
Not about yesterday, no,
but when Ben, Sophia, and I got drinks,
he also had some words to say,
and he did call Alex a bozo.
-What? A bozo?
-That Farrah needs to be Yes.
Ben is calling my fiancé a bozo?
Alexia, I hope that you stepped in
[Alexia] I said we have to trust Farrah.
She knows what's right for her.
He didn't seem malicious.
He was saying that the few times
that he's observed you,
he doesn't feel like he sees
that love, light, and connection,
and he sees it more with Zach.
-What do you mean?
-I'm just relaying the message.
I'm engaged. Zach is married.
So that just seems
just such a far-fetched
And just inappropriate.
By the way,
Ben knows nothing about my relationship.
Yeah, right now I'm going
through a hard time, period.
Like, who are you guys to judge?
I think this just comes down to the fact
that you are so loved by so many people.
[melodic music playing]
[Alexia] The only reason it's being
talked about is people care about you.
[Farrah] Yes, it did not feel nice
to get proposed to
and then not be able
to get excited about a wedding.
He wasn't jumping to get married.
Okay, so not everyone can be perfect.
That's something I'm wrestling with.
It's something I do want.
Okay, so let me figure it out.
I love you so much.
[Farrah] I thought I was,
you know, letting people in
in order to get support from those closest
to me, and it's backfiring.
Gossiping about it behind my back.
You guys are making me never want
to share anything with you ever again.
[Alexia] I hate to see you cry.
[Mauricio] Girls!
[laughter]
Let's go to the front.
Let's reset the energy.
-[Tyler] Let's go enjoy the sunset.
-[Farrah] Are you crazy? I just cried.
[music fades]
All right, guys, here we are at the end
of this trip. What an incredible trip.
We're walking away with, like,
almost a billion dollars in listings.
We had a lot of fun, got to know the city,
got to know the product, and I'm grateful
that you came to support the Miami office.
[Mauricio] I really just want
to thank you guys
for all the effort and hard work
you all put in.
Here's to all of us,
to The Agency, to Miami.
You guys are rock stars.
I love you guys. Mazel tov!
-[all cheering]
-[boat honking]
[Mauricio] Cheers.
[cheering]
-[Melissa] Let's go, baby!
-[laughter]
[Zach] I'm not drinking that now.
[dramatic catchy music playing]
[music stops]
The Umansky
loves working with these developers.
We have had
a listing of theirs in the past.
These people have seen me
from someone who was learning
and running the marketing to now
the lead of the Umansky Team on this.
[man] One of the biggest challenges
we have
will be to sell a house
that's on a walk street.
If you put a "for sale" sign in the front,
the only people that see it
are the locals.
We sell homes
without signs outside all the time.
That is not an issue
because we are masters at communication.
We have 90 offices all together,
so when we send out our e-blasts,
that goes to every one of our agents
and every one of our clients
all over the world.
To buy a home on the walk streets
in Venice, California
is an extremely rare opportunity.
When I say walk street,
I mean it's only pedestrians.
There's no cars whizzing by.
It's very neighborhood friendly.
They're unique,
and it's cool, and it's trendy.
-Oh, hi!
-Hi.
How are you guys?
[Tyler] Great. How are you?
-Alexia, this is my client Ashley.
-Hi. Nice to meet you.
[Alexia] A pleasure to meet you.
How are you? Welcome.
Good. How are you?
-And nice to see you as always.
-[Tyler] Hi. Great to see you.
Ashley is actually kind of like
an action movie star or TV star.
You wouldn't know it by looking at her
because she's so, like, dainty and girly,
but she actually plays, like,
a badass witch on TV.
[Alexia] You guys walked
through the street.
Yes. I've never seen
something like that before.
It's not common. So, this real estate
is very unique to California.
The house has 3,150 square feet,
and that does not include
the outdoor space.
So this kind of just doubles
your living room, which is fantastic.
You got three bedrooms,
three and a half bathrooms,
and incredible appliances throughout.
I don't think I've ever seen
a staircase over a kitchen ever.
And you can even see
up to the third floor,
which there's a gorgeous rooftop
I'll be taking you guys to.
On a good day,
you could see the Hollywood sign.
-[Ashley] Oh my gosh. I love it.
-[Tyler] Really?
[Tyler] Even, like,
this dishwasher is so minimal.
There are no binds in sight. No handles.
-Do you push it?
-Yeah, you knock three times.
She's messing with you. Don't fall for it.
-Wait. Oh, you're serious? Okay.
-Really?
-[Alexia] Give it a second.
-[Ashley] Oh.
Oh my God, that's really cool.
-That's crazy.
-[Alexia] Yes. I know. It's really cool.
[Tyler] I'm already so impressed, Alexia.
This is really next-level.
[Alexia] If you'll follow me upstairs,
I'll take you to the primary.
So many windows bringing in
so much natural light.
[Tyler] Wow.
[Alexia] So, the bathroom is incredible.
This is
[Ashley] Oh my gosh.
Yeah, that is not just a pink light.
That is actually a chakra cleanser.
-[Tyler] Stop it right now, Alexia.
-I swear to God.
[Tyler] This is so Venice.
So this is, like, not a real shower.
This is, like, a shower for your chakras.
This is an experience.
I've never seen anything like this.
-Ashley, you need to buy this.
-No, I need it.
Normally, I'd play it cool
during showings, um,
but I can't even contain
my excitement right now.
This is the first time I've ever hung out
in the shower with this many people.
[laughter]
-[Alexia] Wanna see the rooftop? Let's go.
-[Ashley] I'd love to.
[gasps]
-[Alexia] Isn't this gorgeous?
-Wow!
Oh my gosh. I keep saying I'm obsessed,
but, like, I'm genuinely obsessed.
It makes me so happy
to hear you say that because
this home deserves
someone who's going to love it,
and someone like you
would be so right in here.
I'm gonna let you guys sit up here
while I go downstairs.
-Okay.
-Thank you. Bye.
Tyler's client loves the house.
And of course,
I would love to do this deal with Tyler.
How do you feel about the price?
I think we can go lower than 4.5.
Okay.
Um, I really love the house,
so I want to put in an offer.
-I feel very strongly about that.
-[Tyler] I feel like you found it.
-We've been looking.
-I do too.
-This feels right.
-Yeah.
Two Agency agents on one sale?
That's the definition of a win-win.
[Alexia] Hi.
-We are just blown away.
-[Alexia chuckles]
-That makes me so happy.
-That was an experience.
[Ashley] Thank you so much
for showing the house.
[Alexia] Of course.
Thank you so much for coming.
-Nice meeting you. Bye.
-[Alexia] Nice to meet you.
[Tyler] Bye.
-She's so sweet.
-I know, I love her.
Wow. She's gorgeous and sweet and funny,
and I want her to live here.
[Tyler] I know.
-Feels like the perfect pair.
-It really does.
So, what'd you guys talk about up there?
So, she really loves it,
and she wants to put in an offer.
-Yay. Oh my God.
-Yeah, so, um
I don't know if I can get her to 4.5. Um
What is the price she wants to come in at?
For this particular property,
I think she is maxed out at four.
I don't know
if that's doable for your seller.
Um, but I think,
given the size of the house,
um, you know,
it doesn't really have a backyard
-And the view was super important to her.
-Yeah.
And you don't really get that
from the main level.
So, given those things,
I think she is maxed out at four.
Okay.
Well, obviously,
it's definitely lower than they wanted.
We do have a number of people
that are interested,
but I'll pitch it to our sellers.
We'll see what they say.
Hopefully something magical happens.
Okay, fingers crossed,
and I will send you the offer tonight.
Okay. Tonight?
-Yes, love it!
-Yeah.
-We work fast, baby.
-Yes. [sighs]
[Tyler laughs]
That was, like,
our first time handshaking.
[upbeat grandiose music playing]
[Melissa] Thank you, Paul.
Feel that ocean breeze?
Yes.
It kind of reminds me of sushi.
[laughs] Well, Nobu.
'Cause it's literally your neighbor.
-[Natalie] Hi.
-Hi, babe. This is Mandana.
-[Mandana] Nice meeting you.
-[Natalie] Hi. So nice to meet you.
Isn't this amazing?
[Mandana] Oh yes, the salty air,
and I love the location.
Yeah, this location is really great.
-About a mile that way is Topanga Beach.
-[Melissa] Okay.
[Natalie] And then you've got
a great view of Point Dume.
[Mandana] I love that.
[Melissa] This property is outstanding,
and Mandana,
we've been looking for a house,
a permanent house,
for almost two years now.
Do you have any idea
of how many cars will fit in the garage?
I'd give it a good guess,
but at least 12 to 15 cars.
-You'll be good.
-[Mandana] Oh wow.
She doesn't wanna do that search anymore.
She now wants a fun summer home.
So, Malibu. Perfect.
This is actually one of the only
brand-new construction houses
on the beach in Malibu now.
-[Mandana] That's great.
-[Natalie] Yeah. It's a gem.
[Melissa] God, that kitchen.
[Mandana] I know,
the kitchen is beautiful.
[Melissa] It's a very sexy kitchen.
You've got a little wet bar.
You can entertain, have
Fill it with ice,
put some champagne in here.
This is You know, I've never seen
this with the stove right here.
-[Natalie] I know. Isn't it stunning?
-[Mandana] That's beautiful.
You know, Chef Nobu
does private dinners for 50,000.
So maybe we can have Chef Nobu
Well, we'll wait.
When I get commission, we'll discuss.
We'll do that. [laughs]
[Natalie] And then this is
the primary suite.
[Mandana] Oh, I love how showers
open to the balcony!
[Melissa] I knew you'd love that.
And the bathtub.
[Mandana] Yes. That's a big win.
[Natalie] And then up here,
you've got this little gym room.
[Melissa] This is such a cute nook.
[Natalie] And you can't beat
the ocean views.
I love how everything is, like, open.
-[Natalie] Yeah. I wanna go outside too.
-[Mandana] Let's go.
The crème de la crème.
I saved this for last.
Oh my God, you hit your head!
[all laughing]
Are you okay?
My eyes literally popped out!
[Melissa] That means
That means we need a discount.
-Let's go outside. We need some fresh air.
-I'm dying!
Oh my God.
I'm dead, because I'm so clumsy.
[Melissa] It just keeps getting
better and better, doesn't it?
[Natalie] And this is
the crème de la crème.
-[Mandana] Gorgeous.
-[Melissa] God.
So, what was the price, again?
So we're priced at 8.795.
-I see.
-Right under 8.8.
Yeah. So I'm gonna give you guys a second.
I think Farrah's gonna be here soon.
-Perfect.
-Oh yes. She is about to come here.
-[Natalie] I'll give you a second.
-Oh my God.
[Melissa] What do you think?
I think I like the house.
I like the location.
-I like that it's brand-new.
-Okay.
I believe Patrick's gonna enjoy it too.
What do you think
is the best number to go for?
I think we throw something in around 8.4.
They say no, they say no.
Let's do 8.395.
Okay.
-Let's do it.
-Let's do it, baby.
-Hi.
-[Natalie] Hi.
-House is so nice. Wow.
-I know. Come on in.
Before Miami, Melissa and I set up
a showing to go see this property,
and since Miami, I have not talked to her.
[Natalie] So the house is a smart house.
The lights, the music,
the cameras, everything from
-Everything? Just lock up and go?
-Yeah.
I'm gonna preview it for a potential buyer
who lives out of state.
-Hi.
-Hi.
I'm here to do my job, but I'm still
extremely upset with Melissa.
I'm surprised you don't have
a beach house. You need one.
You think
that your boyfriend will like it?
Um, I'm trying to give
him a call, actually. Let's see.
He loves water. He loves Malibu.
Come on, Patrick, answer the phone.
Answer the phone.
Tell him we got
all the water in the world.
I know. It's so pretty.
Hopefully, my client doesn't want it.
I know, I was like, "Of course."
When I told her about it when I previewed,
she was like, "I have a client."
I feel like it would be
really great for mine.
[man] Hello, babe.
-He's gaming.
-Hi!
Yeah, so it's 8.8 asking price.
I want you to see the bedrooms.
[Melissa] You'll be hearing from me.
We got to go through some things,
but we did talk numbers.
[Natalie] Okay, great.
I might have some competition
right next to me.
I need to get my guy in.
-So don't sell it to them yet because I
-I gotta win once.
-We might have a higher price.
-Perfect. Write it up.
I'm gonna see when my guy can come.
Usually he can hop on a plane really fast.
You know, my client is local, so
Well, he didn't even come!
No, Mandana's buying it. She wanted
to get some approval from Patrick.
Got it.
Okay. Well, I'll let you guys
-Thank you so much.
-Think about it. Yeah.
-[Melissa] Appreciate it.
-Okay. Bye.
-[Farrah] Bye.
-Thank you, Natalie.
Thank you.
[Melissa] Did you survive yet from Miami?
[sighs] Um Not really.
I just had to dive back into reality.
-Yeah. It's always tough.
-Which
Yeah. I've had basically
not one minute since then.
That's why I haven't responded
to any of your texts. Um
-It's okay. You're busy.
-I was overwhelmed. And that was
Not exactly the best ending
to a trip that I would have liked.
I saw you were really upset on the boat.
I don't know
Well So you have no idea what I meant.
-No.
-None. Can't think of one thing?
With me?
[tense music playing]
Melissa is lucky that I let her in
to my personal world,
and she's kind
of almost weaponizing that against me
to talk about it to other people.
It makes me question
whether I can trust her as a best friend.
Was it the conversation I had
with Adam, Tyler, and Ben?
Yeah, it would be that one.
So, what were you told?
Well, I was told that you said,
essentially, that you don't think
that Alex is the one for me.
Okay.
What I said is that,
and I told you this too,
is that this whole situation
doesn't feel right.
-And how did this even come up?
-Um, Ben brought it up.
But I've never said
one bad thing about his character.
Well, that is implying something bad
about his character.
Rather than shut it down or say,
"Guys, I don't feel comfortable
talking about this,"
instead you're joining in the conversation
and adding more layers
and adding more details to only plant
a seed of doubt into their mind.
I understand how it could seem that way,
but they knew a lot of details
without me saying anything.
I mean, that just is like,
you know me well,
and how much
I hold my personal life close.
Very, very.
And you know that the last thing
I would want is for my best friend
to be having this gossip conversation
without me there.
Like, you know me more than anyone.
Don't you know that that would be
my worst nightmare?
[music peaks, stops]
This is none of their business.
Literally, none.
[Melissa] Mm-hmm.
-Zero.
-Mm-hmm.
I'd have expected you
to shut that conversation down,
knowing how important it is to me,
and that I'm in the weeds
of this situation trying to figure it out.
[exhales] I need to sit down.
[tense music playing]
Um
[sighs]
[exhales]
That really makes me really mad at myself.
Because that's the last thing
I'd ever want you to think I was doing.
[sobbing] It's the last thing
I would ever want you to think.
Sorry, I'm not trying to make this
about me. That's not what this is.
But I feel like I'm over and over
keep getting portrayed
as something I'm not and that's
the last thing I have your back
because it doesn't feel right.
I want the best for you,
and I told you that,
because I really want you to be happy.
I want everything to work out
the way you want it to,
and me having those opinions,
it's because I want the best for you,
and I'm, like, so mad at myself
for partaking in that conversation.
I'm really sorry.
I really don't want that to
Again, I don't want this
to make this about me. I just I feel
I didn't know. I didn't know
what your intentions were.
You know me so well.
But I know. I don't want you to be upset.
I know, but I never want you to think
that I would do that to you.
I feel like I was having your back,
but speaking my thoughts on it, and it
It's all doesn't sound good coming out
of what I'm saying right now, but
I'm really, really sorry.
-I accept your apology. Now I feel bad.
-Thank you.
-I'm sorry.
-I know, I just like
[Melissa] Again, I'm sorry.
I don't want to make you upset.
It really just hurts when it's you.
[Melissa] And I just want you happy.
[music fades]
I know you're in
I couldn't imagine the spot you're in.
It's [sighs] not easy.
[upbeat music playing]
[Alexia] So I just got a second offer
for the Venice property.
[Madison] Oh, sick.
The second one is higher than the one
that Tyler is bringing in.
[Joey] Oh my God.
Turns out they just received
another offer on the Venice property.
I know. This offer is not cash like you.
She didn't reveal the price
that it came in at,
but they are closer to the desired price
that the seller is looking for.
But obviously being The Agency fam,
and it being Tyler,
and Tyler's buyer's so sweet,
I want to give Tyler
the opportunity to let her buyer know
to maybe possibly come up.
[Joey] Wow. This is what it looks like
to be doing fake business.
That's That's impressive.
You just stand there all day
crossing off numbers. It looks legit.
It's team appointments to meet this year.
-That's really exciting.
-Do you guys have an appointment goal?
Um, no.
Prospecting is like
when you're searching for gold.
You're talking to five people you know,
five people you don't know,
four active clients every day.
Conversations lead to appointments,
appointments lead to closings.
-We do get on appointments.
-That's great.
We've gotten a lot of listings this year,
and it's been very difficult to sell them.
Go on more appointments.
You look great. I love this look.
Also, can you take that BZP billboard down
out of the Central Park?
It's getting annoying.
Um, what's going on?
How's business for you?
I'm, like ugh.
Like, what happens if none of these trade?
-Yeah
-And Sierra Mar at this point
As sick as it is
with the architectural pedigree
and the level of finish,
it's just not going.
[Joey] I feel like we see it
in the Hills all the time,
is like these really well-done remodels,
but a lot of the time, you can't fix
what was wrong with the original structure
no matter how good the house becomes.
-Hi, gents.
-[Joey, Ben] Hey.
-Hi. Am I interrupting? Can I come in?
-No, not at all. Yeah.
Not at all.
Hi. Nice color, I like this on you.
How are you?
-Good.
-I haven't seen your office.
-Well, it's been here for a while.
-Love it. Yeah.
We were just talking
about more deals falling apart
than going through, just in general.
That's just the business.
What do you think?
Yes.
I do think the seller really likes you
versus this other buyer,
but you would have to come up in price.
You were having to compromise
on the yard and the view.
Yeah.
All right, I'll relay that to Alexia.
[Joey] So, what's up with you?
[Michelle] Look, the Valley's thriving,
it's good, um
I'm working with Alexia on something.
So, Mo and I have a listing
that's a little bit of a modern vibe,
a little bit Palm Springs vibe,
so Mo suggested
that she's like the queen
of "vibe," and energy, and parties.
She's coming.
And
She really thought about it,
but she's not willing to come up.
-[Alexia] Okay.
-She still loves it.
It's just, you know, view, yard.
I get it. She has a number in her head
that feels right. I totally get that.
Thanks for giving me the heads-up.
-[Alexia] Thank you very much.
-I'll let you know.
You know, hopefully this one works,
you know, whatever,
but we'll do a transaction soon.
-Yes, definitely.
-Perfect.
How do you like working with her?
I'm just discovering it.
I'm just discovering it.
Look, it's hard for me,
because when I was 27,
it all just felt very, like, fun.
With our age comes wisdom,
comes the ability to communicate,
and I want to, like, you know,
see how she shows properties,
how she speaks to people.
It's a little bit of a mini mentorship,
so hopefully she does good.
I mean,
I trust that everything will be fine.
Not really sure
why Michelle is treating Alexia
like a complete novice agent.
So you like the higher price offer?
Oh yeah.
-Love it.
-Good job. That was great.
It was pretty good.
We sold it quickly. We told you.
Alexia has been in this business.
She's done real shit.
And she works
with the top team in the nation.
I think she knows what she's doing.
Do you think Mo being in sales
and also CEO,
do you think that that's
Sustainable?
Yeah. I mean
You weren't here since the beginning,
but the whole point
of this company starting was he was, like,
"I want to step back.
I'll be the face of, the CEO,
all the sales can go out to you guys,
and I'll help build everybody up."
Now, that's proven to not be the case.
-I'm gonna close the doors.
-[Michelle] Probably smart.
With all due respect,
I love them as a family. I love the girls.
I think they're very capable
of selling real estate,
but I don't see this like oomph,
that, like, dying to take over.
Like, my assumption
is Farrah's gonna start a family.
Like, I know what that time takes away
from all of that and it's fucking intense.
Like, Farrah's a much quieter person.
She's not that person that wants
to speak in front of everyone to inspire.
And I don't know that Farrah or Alexia,
who have the silver platter,
and the last name,
they don't have to work as hard as I did.
They're not fucking walking into a room
of suits and commanding the room.
If it's about the girls taking over,
I actually think
it's going to be business suicide.
[tense music playing]
You don't get to take over a company
because you have the same last name.
You have to earn it.
And I think that if there's anyone
that has shown that they have,
you know, grit and hustle and are like,
fucking street gangsters,
I think that's me.
[music sting]
Michelle thinks
she should be our next CEO.
I'm sorry. It's just funny.
Just because you sell a few houses
in Studio City and Tarzana
doesn't mean you're fit to run a company
that has 90 offices worldwide.
Like, I'm cocky, but, like,
even I wouldn't say that about me.
Out loud.
-I gotta go. It's my anniversary.
-[Ben] Happy anniversary.
Thank you. Fifteen years.
-[Ben] Amazing.
-Married.
[Ben] It's been about that long
since you've been over into the
[Michelle] I see what you did there!
-[Joey] Happy anniversary.
-Bye, sweetheart.
Guess what.
What happened?
We got two offers on the Venice property.
Ron just made a decision
on the higher-priced offer,
and the second offer
is coming in for backup.
-You're a rock star.
-[Alexia] We did it quickly too.
Okay, great meeting.
So, what the actual fuck?
That was insane.
It was actually insane behavior.
[dramatic music peaks, fades]
[dramatic music playing]
[compelling music playing]
-[Adam] The view is unbelievable.
-[Jon] Dude, this is unreal.
-[Adam] Makes me wonder why I left.
-[Jon] Right?
-Here they are.
-What's up, man?
-How are you guys?
-Good to see you.
Adam. Welcome to Miami.
He's like the Latin James Bond
to sell real estate.
[Jon] International man of mystery.
-Welcome back to Miami.
-Welcome to this.
-[Jon] This is insane.
-[Alvaro] You don't have this in LA.
That's Indian Creek,
the Billionaires' Bunker.
You have Ivanka Trump, Jared Kushner,
Julio Iglesias, Tom Brady.
[Jon] Dude, this place
is seriously making me question
everything done with my life.
Where'd I go wrong?
I gotta say, you look a little bit rough.
Dude, I am having a morning right now.
I had a night, and I'm having a morning.
[Jon] Clinging on for dear life.
I'm a shell of a human being now.
I am not somebody who drinks a ton,
but when you hang out
with this particular group at The Agency,
that is just going to happen,
and I don't even know
that I'm hungover at this point.
I think I'm still drunk.
It starts with Sophia
flirting with me a little bit.
She's Mauricio's daughter, right?
Like, I feel like a complete moron,
and then Melissa's flirting with me.
Yes! Are we gonna have fun tonight?
As flattering as it is
to be the target of that,
I want to crawl out of my skin and hide.
-Doug.
-Alvaro.
Alvaro. Nice to meet you.
-Welcome.
-Thank you. Wow.
-[Alvaro] I hear you're a local.
-[Doug] Live in Coconut Grove.
And you're looking to move up?
My wife's been wanting
to move back to the beach.
Our kids are big enough now,
and it's time to come back.
You have the beach there.
-Beautiful home. Indian Creek Golf Course.
-[Doug] Amazing.
[Alvaro] And the community, very private.
Tom Brady loves to golf.
You'll see him there.
-[Doug] I'm from Boston, so
-[Alvaro] Yeah.
[Adam] Yeah, my boy's from Boston.
I know you're a massive Tom Brady fan.
[Jon] My uncle was
the offensive line coach.
-[Adam] For the Patriots.
-Wow. That's cool.
How he's related to this guy
makes no sense to me.
[laughter]
Just saying.
I may not be a football player, but
-You certainly are not.
-I'm a fan.
[all laugh]
[upbeat music playing]
[Alvaro] The property itself,
you see this tropical modern residence
that is not just modern,
but also functional.
I'll show you
a little bit inside the house.
Right here. Very cozy living space
where you get the TV,
you can hang out
while there is some cooking going on.
-[Jon] This is gorgeous.
-[Alvaro] Yeah.
A bigger open space for the living room
where you can entertain.
[Jon] I love this.
I love that you can finish dinner
and then just kind of spill
into this area and have cocktails.
I want to show you one of my favorite
spots that I know you will like as well.
[Jon] I think I have an idea
of what it is.
Last time I saw you in LA, you prepared me
a nice Spanish bottle of wine.
Bro, I'm telling you right now,
if I even smell a drop of alcohol,
you are gonna regret having me right now.
This is what you need.
A little hair of the dog.
[Alvaro] We need to fill it up
with nice wine.
This has a capacity of 192 wines.
Here's the elevator. But, of course,
we wanna make sure we all stay fit.
So let's use the stairs. [laughs]
It's just one floor, guys,
so it's all good.
Come on, it's just one floor.
We got this, guys.
[Adam] Better have a Gatorade
waiting for me, Alvaro.
[laughter]
Alvaro, I'm telling you, if there's
a bed in this room, I'm going to sleep.
[laughter]
[Alvaro] Now it gets better.
-Look at all the finishes.
-[Jon] Wow.
And of course, you couldn't make it
even more special than with these views.
-[Jon] Mm.
[Adam] Wow.
-[Alvaro] What do you think?
-[Doug] Now
[Alvaro] I like the smile in Doug's face.
So, I'm gonna let you two discuss
with Doug everything else.
I'll wait downstairs.
See you in a little bit.
-[Adam] Thanks, buddy.
-[Jon] Thanks, brother.
[Alvaro] See you downstairs.
[Adam] Your place is great.
But this place kicks the shit out of it.
[laughter]
Think about how happy your wife and kids
are gonna be here, Dougie.
You've had a grin on your face
the moment you walked in.
How can you not with this place? Amazing.
All joking aside,
what do you really think?
The house is gorgeous, it really is. Uh
I wish there was a little bit more yard.
I know my wife's gonna want
a little bigger bedroom.
And the price you said was 22?
-[Adam] Twenty-two, yeah.
-[Jon] Is that in the ballpark?
A little high.
The reality is because it is a spec build,
you have a real seller.
A motivated seller.
They built this to sell.
They can't hold on to it.
That should translate to flexibility.
I trust your judgment.
It may not be this house.
I'd like to see what else you got.
Yeah. The other thing, there's other spots
off-market we've put together,
and I'm gonna fly back and check out more,
so I don't want you to think
Yeah. That would be great.
And if your lady wants to come
and bring the kids, let's do it proper.
-That might get me in trouble.
-I was about to say.
[laughter]
[upbeat music playing]
[Jon chuckles]
Our chariot is arriving.
[laughter]
[Jon] These two maniacs.
Whoa. Did you see that lightning?
-[Adam] No.
-[Jon] You didn't?
-[Adam] It's Florida.
-[Jon] Amigos!
You couldn't get a bigger boat?
Good God.
[chuckling] This guy is just barely
clinging on for dear life.
Are you dying?
-[laughs] Thank you.
-[Jon] This will help.
-There's a lot worse places to feel awful.
-Salud.
-What up, guys?
-[Jon] What's up, dude?
-How you doing? Oh, amazing.
-Got a drink for you.
[Mauricio] How was that house?
Sensational. And it's right next
to Indian Creek, so location is paramount.
Yeah. Was it a $20-million house?
It's asking 22, but it's probably
like a high-teens to 20 house.
[Mauricio] Well, it looks beautiful.
This has been a super successful,
productive trip. I mean, like
Without question. You know,
we went with a big, you know, whale,
a major developer, owns a lot of property,
and we basically have,
you know, a handshake deal
that we're gonna be able to help him
on a development project he's going on.
So, Santi, you and I have to make sure
that we deliver on that and we don't fail.
Yep.
While everybody else is sitting hungover,
Santi and I left and had
a meeting with the developer.
We get to sell
approximately 300 residences
totaling almost a billion dollars' worth
of real estate in an incredible place,
which will really help put
The Agency in Miami on the map.
I feel great! [chuckles]
A little hungover,
but I feel great. [laughs]
We got the listing
on the penthouse yesterday.
Zach was already negotiating
with a client while at the penthouse,
but Zach shared with us in Palm Springs,
Rick Hilton went after him
kind of hard and kind of heavy
and, you know,
really laid it all out there.
-Are you aware of this?
-I know.
Okay. So, you know this. I mean,
it would really be a really dumb mistake.
-[Jon] You just got here, and you're home.
-Yeah.
You know you're home.
You should've been here years ago.
-But we all want ownership in something.
-Yep.
Right? He said to me
it's something to consider.
It's something he's giving
serious thought to.
-He has a lot to think. Obviously.
-Yeah.
There's a lot of moving parts for him,
emotional this, that,
but just looking at it
from a business point of view,
that would be a mistake.
At The Agency, we don't just, you know,
open the doors that easily with everybody.
So when I heard that Zach
was entertaining an offer
from a different company,
I was not happy to hear that.
With Zach,
the thing that worries me the most,
fifteen-plus years of history
with the gentleman who,
almost as a father figure, took him in
it'd be a tough choice to make for him.
[Mauricio] End of the day,
I mean, if he wants to, you know,
be hanging out with us, you're either,
you know, on the boat or off the boat.
[laughter]
[upbeat music playing]
-[Ben] Ladies, ladies.
-[Melissa] Ladies, ladies.
Ladies, including Ben.
This is so nice.
-[Ben] I know. It's so good on the water.
-[Melissa] Look at all the flowers.
[Sophia] Guys, I do not feel good, like
[Zach] We need to get you ginger ale.
[Sophia] Ginger ale
with a shot of tequila.
[Ben] Everything okay?
Yeah. I mean, sort of, just chaos.
[Melissa] What was it?
Um, the alarm went off
at one of my listings.
[Ben] Isn't it crazy
how easy it is in our business
for it to go from zero
to 1,000 miles per hour?
[Alexia] I get so anxious,
it makes me nauseous.
I used to freak out too.
Like, I would have
a physiological response.
Well, yeah, 'cause that's like
you don't want any Oh, whoa.
[Ben] I am now.
[laughter]
[Alexia, Ben] Careful.
-What happened?
-[Farrah] What just happened?
I was angry,
and I wanted to punctuate the point.
-Lightning struck.
-[Ben] Yeah.
He was annoyed, but whatever,
it happens. It's an alarm.
-[Ben] Wanna order a drink?
-[Alexia] Yeah.
-[Sophia] Spicy margarita.
-[Ben] That's what I'll have.
-Can Alexia have a Jefa's Margarita?
-[Alexia] Thank you.
[Melissa] May I please have
a Casamigos Reposado
with still water
and a splash of pineapple?
-[Zach] That does look good.
-[Melissa] In a short glass with a straw?
It sounds very I'm cra I'm sorry.
[Ben mimicking Melissa] "Pardon me, sir."
"You may remember me from the Dolly Parton
training program of manners."
[Melissa] Is that how I sound?
[Farrah] She's very polite.
Except for recently.
-Like, what is that?
-I was sort of joking, but not.
Why would you say that?
You know I'm always considerate.
I know. But last night, you weren't.
[Melissa] Calling me shady.
-You were last night.
-Inconsi
Y'all! I mean, this is ridiculous.
What did I do wrong?
You were acting different.
You weren't hanging out with us.
You didn't say hi to us.
Maybe you could've twirled away
for a second, you were like,
"Sophia and him were vibing."
Like, we literally had a full-on
conversation about Adam before.
You had three years to pursue him.
You take him after she talked to him?
I did not take him, he came up to me.
Do y'all not understand?
So? It's girl code.
Maybe at the 20-minute line
-It's the line that's crossed.
-[Farrah] Like coming out with the girls.
[Alexia] It's a line
that was crossed. Period.
Putting Adam aside for a second.
-I'll talk about you.
-[Farrah] Me?
Yes. For you to call me shady earlier,
and for you to say that I pinned him
to a corner to talk to him,
you know that's not right. That hurts me.
I'm not characterizing you
as a shady person. It was a shady moment.
Okay.
I think you could have shady moments
and not be a shady person.
He came to me!
[Jon] Oh my God, what a night.
I saw you at the club
with your arm around Melissa.
I'm not sure if that was
I don't know what I saw.
Maybe I was seeing things.
-No, look, man.
-You're a flirtatious guy.
We had a good time.
I don't know what to say.
There's nothing wrong with a friendly arm
to help someone stabilize their balance.
She had a few drinks,
and she and I have a cool connection.
It has nothing to do with the fact
that he approached you.
You said you didn't want him.
Sophia got the balls to do it.
She did, and then you embarrassed her.
-Medium rare, you think?
-Yes.
Great. I'm happy the food arrived.
Hopefully we'll get less hanger
at this table. A lot of hanger.
I do get hangry.
I just feel this, like,
attack from you three.
You're acting as if I asked him
to make out with me in front of your face.
-I didn't do that.
-[Sophia] I'm not acting like that.
I feel like
that is coming at me right now.
I'm feeling a little
erring on the victimish side now.
-Honestly.
-Okay.
I feel like they're being mean girls,
and a guy rarely gives me attention.
So just let me be happy for a second.
Don't make me feel like shit.
I get where y'all are coming from,
but you know me,
that's not my intention,
but I get how y'all can take it as that.
We don't know what you're like with guys.
Honestly. We've never
It's a new realm for us.
So let's just, you know
You're an amazing friend to us, yeah
-The best.
-[Alexia] The guy scenario is different.
I think the sister piece
is clouding your judgment
and making it more emotional.
I think that there's
a piece of Melissa where she's like,
"I don't wanna be rude.
Sorry, this was cool."
"We're having a deep conversation,
sayonara. I'm gonna go do XYZ."
[Farrah] There's a way
you can do it that's not rude.
You know, I almost threw up. Um
-[Ben] Did you say you threw up?
-[Melissa] Yeah. [laughs]
[laughter]
That would've been a great way
to exit with Adam last night.
You can be like,
"Hey, I just almost barfed."
-"I'm gonna go."
-"You go dance with Sophia."
[Sophia] But the thing is
I feel uncomfortable
putting myself out there and opening up
That's what I have too.
I have the same problem.
I've been able to open up
with you guys, feel comfortable,
but I do look up to you.
You're like an older sister to me,
and you guys encouraging me to do that,
I was like, "Okay, this is fun,"
and then it just felt like that
Then it felt awkward.
But at the club when you were dancing
on him, I was like, "She won."
[Jon laughs] Dude.
What was going on with Sophia?
We were just having a good time.
She was happy she was out.
She was drunk. We had a cool time
at the club last night. It was sweet.
I think they're both making
a run at you. You're just a pretty face.
I That's not fair, Jon.
That's not fair. I'm also tall.
Okay.
[laughter]
If you had even said,
"Oh, I'm open to getting to know him,"
I would have been like,
"Yes, love that for you. Do it."
You didn't say that. You said you had
no interest, so I was like, "Great."
Because he's never tried
to get to know me.
[Alexia] Sophia's young. She's fresh.
Don't make her feel weird
after she built up
the confidence to put herself out there,
and you never do,
so it really just, like it made me mad.
[Sophia] I'm just annoyed
that she put me in this position.
I'm honestly embarrassed
that this even happened,
and I really hope Adam
doesn't find out about this.
-[Alexia chuckles]
-[Sophia sighs]
You are my best friend, 100%,
but that's my fucking sister, honestly.
I don't expect you to take my back
over hers. I'm not asking you that.
I'm just trying to have you see
where I'm coming from.
What do you expect us to do?
[Ben] We're trying to enjoy this,
and it seems like you guys
are ganging up on her.
You guys are like a scary gang.
I felt like I needed to defend her
because I thought you'd pull
out knives and shank someone.
[Tyler] Hey, isn't that your dad?
-[Alexia] God!
-[Farrah] Santi in his hat.
-Look at them in the rain.
-[Zach speaks in Spanish]
[boats honks]
Can you get a smaller boat?
[Sophia] That's a new vibe.
-[Alexia] We need it.
-[Sophia] Let's get on the boat.
-Let's go.
-[Melissa] That sounds good.
[Ben] Can't wait to be on this wet boat.
[upbeat music playing]
[Alexia] Let's get on the boat.
-[Mauricio] All right. Welcome, welcome.
-Oh wow.
-Thank you.
-[Mauricio] A big step.
-[Farrah] My God. Scary.
-[Sophia shrieks]
[Mauricio] Welcome to Miami.
-Come on up. We needed the energy, right?
-[Melissa] Hi, babe.
-I'm too dead to move.
-[Melissa] You're too dead to move?
-What does that mean?
-[Adam] I'm so spent.
[Mauricio] Sophia, how are you feeling
today after that long night of partying?
Um
I need to get over this hangover.
I'm struggling a little.
I need to drink more to get past it.
-[Mauricio] Let me get you something.
-Oh my God. That's so nice of you.
My pleasure. I have Mamitas,
I have tequila, and I have champagne.
I think I'd like a shot of tequila.
[Jon chuckles] She's a Umansky.
[laughs] Adam, you were the
You were the big talk of our lunch.
It was lovely. It was like
a Sex and the City episode I got stuck in
-with this gigantic competition/fight.
-Tell me about it.
[Adam] I don't understand what that means.
I'll break it down for you.
Last night, Sophia felt kind of weird
that Melissa just took over
and really seemed
like she was pursuing you.
You be the judge.
First, the whole conversation
about your sister, no disrespect,
she's my boss's 23-year-old daughter.
-Would you ever go for Melissa?
-The answer is no.
-Salud.
-Salud.
[Adam] I think Melissa and I
have great friend vibes,
and last night,
we finally had time to sit and talk,
and I got a real feel
for who she is. She's awesome.
I genuinely feel that she and I could be
very good friends.
It's not gonna happen.
It's not gonna happen with either of them.
I wanna stay
as far away from this as I can.
I'm not touching this with a 10-foot pole.
Well, I guess that settles it.
-I guess that settles it.
-[Tyler] No one's winning.
-[Alexia] First time on a boat in Miami!
-[Mauricio] No way.
This is so cool
being under all the buildings.
I didn't know Miami
had three Es at the end.
[all elongating E] Miami.
[engaging music playing]
[Mauricio] I mean, what a sunset, huh?
Can you believe this sunset?
Ah, guys, this is so amazing.
This has been a really, like,
just good trip together.
Besides the Melissa situation,
but other than that, amazing trip.
I did want to fill in Farrah
on a little convo we had last night.
-Because I feel like
-Melissa?
It was me, Melissa, Ben, and Adam,
and the topic
of your relationship came up.
[tense music plays]
-Do you know how she feels about him?
-[Farrah] Yes.
She said, "I don't know
if it's the right choice for you."
[Melissa] With Alex, there's not
one bad thing I could say about him.
I know he loves you,
but this doesn't feel right.
[Tyler] She also brought that up,
that she does not think
this is the guy for you.
Like, those words?
She's very certain
that this is not it for you.
-Really?
-[Tyler] Yeah.
[Farrah] I don't like
her talking about that.
Honestly, how dare Melissa?
Her knowing me so well, how private I am,
to be discussing this
with this group as if it's some gossip.
I'm trying to make things work with Alex,
and now you're gonna plant
a seed of doubt in everyone's mind?
My own best friend. I'm so mad.
I I really don't know
if I can trust Melissa ever again.
I really wanted to just let you know
Wait, you knew this?
Not about yesterday, no,
but when Ben, Sophia, and I got drinks,
he also had some words to say,
and he did call Alex a bozo.
-What? A bozo?
-That Farrah needs to be Yes.
Ben is calling my fiancé a bozo?
Alexia, I hope that you stepped in
[Alexia] I said we have to trust Farrah.
She knows what's right for her.
He didn't seem malicious.
He was saying that the few times
that he's observed you,
he doesn't feel like he sees
that love, light, and connection,
and he sees it more with Zach.
-What do you mean?
-I'm just relaying the message.
I'm engaged. Zach is married.
So that just seems
just such a far-fetched
And just inappropriate.
By the way,
Ben knows nothing about my relationship.
Yeah, right now I'm going
through a hard time, period.
Like, who are you guys to judge?
I think this just comes down to the fact
that you are so loved by so many people.
[melodic music playing]
[Alexia] The only reason it's being
talked about is people care about you.
[Farrah] Yes, it did not feel nice
to get proposed to
and then not be able
to get excited about a wedding.
He wasn't jumping to get married.
Okay, so not everyone can be perfect.
That's something I'm wrestling with.
It's something I do want.
Okay, so let me figure it out.
I love you so much.
[Farrah] I thought I was,
you know, letting people in
in order to get support from those closest
to me, and it's backfiring.
Gossiping about it behind my back.
You guys are making me never want
to share anything with you ever again.
[Alexia] I hate to see you cry.
[Mauricio] Girls!
[laughter]
Let's go to the front.
Let's reset the energy.
-[Tyler] Let's go enjoy the sunset.
-[Farrah] Are you crazy? I just cried.
[music fades]
All right, guys, here we are at the end
of this trip. What an incredible trip.
We're walking away with, like,
almost a billion dollars in listings.
We had a lot of fun, got to know the city,
got to know the product, and I'm grateful
that you came to support the Miami office.
[Mauricio] I really just want
to thank you guys
for all the effort and hard work
you all put in.
Here's to all of us,
to The Agency, to Miami.
You guys are rock stars.
I love you guys. Mazel tov!
-[all cheering]
-[boat honking]
[Mauricio] Cheers.
[cheering]
-[Melissa] Let's go, baby!
-[laughter]
[Zach] I'm not drinking that now.
[dramatic catchy music playing]
[music stops]
The Umansky
loves working with these developers.
We have had
a listing of theirs in the past.
These people have seen me
from someone who was learning
and running the marketing to now
the lead of the Umansky Team on this.
[man] One of the biggest challenges
we have
will be to sell a house
that's on a walk street.
If you put a "for sale" sign in the front,
the only people that see it
are the locals.
We sell homes
without signs outside all the time.
That is not an issue
because we are masters at communication.
We have 90 offices all together,
so when we send out our e-blasts,
that goes to every one of our agents
and every one of our clients
all over the world.
To buy a home on the walk streets
in Venice, California
is an extremely rare opportunity.
When I say walk street,
I mean it's only pedestrians.
There's no cars whizzing by.
It's very neighborhood friendly.
They're unique,
and it's cool, and it's trendy.
-Oh, hi!
-Hi.
How are you guys?
[Tyler] Great. How are you?
-Alexia, this is my client Ashley.
-Hi. Nice to meet you.
[Alexia] A pleasure to meet you.
How are you? Welcome.
Good. How are you?
-And nice to see you as always.
-[Tyler] Hi. Great to see you.
Ashley is actually kind of like
an action movie star or TV star.
You wouldn't know it by looking at her
because she's so, like, dainty and girly,
but she actually plays, like,
a badass witch on TV.
[Alexia] You guys walked
through the street.
Yes. I've never seen
something like that before.
It's not common. So, this real estate
is very unique to California.
The house has 3,150 square feet,
and that does not include
the outdoor space.
So this kind of just doubles
your living room, which is fantastic.
You got three bedrooms,
three and a half bathrooms,
and incredible appliances throughout.
I don't think I've ever seen
a staircase over a kitchen ever.
And you can even see
up to the third floor,
which there's a gorgeous rooftop
I'll be taking you guys to.
On a good day,
you could see the Hollywood sign.
-[Ashley] Oh my gosh. I love it.
-[Tyler] Really?
[Tyler] Even, like,
this dishwasher is so minimal.
There are no binds in sight. No handles.
-Do you push it?
-Yeah, you knock three times.
She's messing with you. Don't fall for it.
-Wait. Oh, you're serious? Okay.
-Really?
-[Alexia] Give it a second.
-[Ashley] Oh.
Oh my God, that's really cool.
-That's crazy.
-[Alexia] Yes. I know. It's really cool.
[Tyler] I'm already so impressed, Alexia.
This is really next-level.
[Alexia] If you'll follow me upstairs,
I'll take you to the primary.
So many windows bringing in
so much natural light.
[Tyler] Wow.
[Alexia] So, the bathroom is incredible.
This is
[Ashley] Oh my gosh.
Yeah, that is not just a pink light.
That is actually a chakra cleanser.
-[Tyler] Stop it right now, Alexia.
-I swear to God.
[Tyler] This is so Venice.
So this is, like, not a real shower.
This is, like, a shower for your chakras.
This is an experience.
I've never seen anything like this.
-Ashley, you need to buy this.
-No, I need it.
Normally, I'd play it cool
during showings, um,
but I can't even contain
my excitement right now.
This is the first time I've ever hung out
in the shower with this many people.
[laughter]
-[Alexia] Wanna see the rooftop? Let's go.
-[Ashley] I'd love to.
[gasps]
-[Alexia] Isn't this gorgeous?
-Wow!
Oh my gosh. I keep saying I'm obsessed,
but, like, I'm genuinely obsessed.
It makes me so happy
to hear you say that because
this home deserves
someone who's going to love it,
and someone like you
would be so right in here.
I'm gonna let you guys sit up here
while I go downstairs.
-Okay.
-Thank you. Bye.
Tyler's client loves the house.
And of course,
I would love to do this deal with Tyler.
How do you feel about the price?
I think we can go lower than 4.5.
Okay.
Um, I really love the house,
so I want to put in an offer.
-I feel very strongly about that.
-[Tyler] I feel like you found it.
-We've been looking.
-I do too.
-This feels right.
-Yeah.
Two Agency agents on one sale?
That's the definition of a win-win.
[Alexia] Hi.
-We are just blown away.
-[Alexia chuckles]
-That makes me so happy.
-That was an experience.
[Ashley] Thank you so much
for showing the house.
[Alexia] Of course.
Thank you so much for coming.
-Nice meeting you. Bye.
-[Alexia] Nice to meet you.
[Tyler] Bye.
-She's so sweet.
-I know, I love her.
Wow. She's gorgeous and sweet and funny,
and I want her to live here.
[Tyler] I know.
-Feels like the perfect pair.
-It really does.
So, what'd you guys talk about up there?
So, she really loves it,
and she wants to put in an offer.
-Yay. Oh my God.
-Yeah, so, um
I don't know if I can get her to 4.5. Um
What is the price she wants to come in at?
For this particular property,
I think she is maxed out at four.
I don't know
if that's doable for your seller.
Um, but I think,
given the size of the house,
um, you know,
it doesn't really have a backyard
-And the view was super important to her.
-Yeah.
And you don't really get that
from the main level.
So, given those things,
I think she is maxed out at four.
Okay.
Well, obviously,
it's definitely lower than they wanted.
We do have a number of people
that are interested,
but I'll pitch it to our sellers.
We'll see what they say.
Hopefully something magical happens.
Okay, fingers crossed,
and I will send you the offer tonight.
Okay. Tonight?
-Yes, love it!
-Yeah.
-We work fast, baby.
-Yes. [sighs]
[Tyler laughs]
That was, like,
our first time handshaking.
[upbeat grandiose music playing]
[Melissa] Thank you, Paul.
Feel that ocean breeze?
Yes.
It kind of reminds me of sushi.
[laughs] Well, Nobu.
'Cause it's literally your neighbor.
-[Natalie] Hi.
-Hi, babe. This is Mandana.
-[Mandana] Nice meeting you.
-[Natalie] Hi. So nice to meet you.
Isn't this amazing?
[Mandana] Oh yes, the salty air,
and I love the location.
Yeah, this location is really great.
-About a mile that way is Topanga Beach.
-[Melissa] Okay.
[Natalie] And then you've got
a great view of Point Dume.
[Mandana] I love that.
[Melissa] This property is outstanding,
and Mandana,
we've been looking for a house,
a permanent house,
for almost two years now.
Do you have any idea
of how many cars will fit in the garage?
I'd give it a good guess,
but at least 12 to 15 cars.
-You'll be good.
-[Mandana] Oh wow.
She doesn't wanna do that search anymore.
She now wants a fun summer home.
So, Malibu. Perfect.
This is actually one of the only
brand-new construction houses
on the beach in Malibu now.
-[Mandana] That's great.
-[Natalie] Yeah. It's a gem.
[Melissa] God, that kitchen.
[Mandana] I know,
the kitchen is beautiful.
[Melissa] It's a very sexy kitchen.
You've got a little wet bar.
You can entertain, have
Fill it with ice,
put some champagne in here.
This is You know, I've never seen
this with the stove right here.
-[Natalie] I know. Isn't it stunning?
-[Mandana] That's beautiful.
You know, Chef Nobu
does private dinners for 50,000.
So maybe we can have Chef Nobu
Well, we'll wait.
When I get commission, we'll discuss.
We'll do that. [laughs]
[Natalie] And then this is
the primary suite.
[Mandana] Oh, I love how showers
open to the balcony!
[Melissa] I knew you'd love that.
And the bathtub.
[Mandana] Yes. That's a big win.
[Natalie] And then up here,
you've got this little gym room.
[Melissa] This is such a cute nook.
[Natalie] And you can't beat
the ocean views.
I love how everything is, like, open.
-[Natalie] Yeah. I wanna go outside too.
-[Mandana] Let's go.
The crème de la crème.
I saved this for last.
Oh my God, you hit your head!
[all laughing]
Are you okay?
My eyes literally popped out!
[Melissa] That means
That means we need a discount.
-Let's go outside. We need some fresh air.
-I'm dying!
Oh my God.
I'm dead, because I'm so clumsy.
[Melissa] It just keeps getting
better and better, doesn't it?
[Natalie] And this is
the crème de la crème.
-[Mandana] Gorgeous.
-[Melissa] God.
So, what was the price, again?
So we're priced at 8.795.
-I see.
-Right under 8.8.
Yeah. So I'm gonna give you guys a second.
I think Farrah's gonna be here soon.
-Perfect.
-Oh yes. She is about to come here.
-[Natalie] I'll give you a second.
-Oh my God.
[Melissa] What do you think?
I think I like the house.
I like the location.
-I like that it's brand-new.
-Okay.
I believe Patrick's gonna enjoy it too.
What do you think
is the best number to go for?
I think we throw something in around 8.4.
They say no, they say no.
Let's do 8.395.
Okay.
-Let's do it.
-Let's do it, baby.
-Hi.
-[Natalie] Hi.
-House is so nice. Wow.
-I know. Come on in.
Before Miami, Melissa and I set up
a showing to go see this property,
and since Miami, I have not talked to her.
[Natalie] So the house is a smart house.
The lights, the music,
the cameras, everything from
-Everything? Just lock up and go?
-Yeah.
I'm gonna preview it for a potential buyer
who lives out of state.
-Hi.
-Hi.
I'm here to do my job, but I'm still
extremely upset with Melissa.
I'm surprised you don't have
a beach house. You need one.
You think
that your boyfriend will like it?
Um, I'm trying to give
him a call, actually. Let's see.
He loves water. He loves Malibu.
Come on, Patrick, answer the phone.
Answer the phone.
Tell him we got
all the water in the world.
I know. It's so pretty.
Hopefully, my client doesn't want it.
I know, I was like, "Of course."
When I told her about it when I previewed,
she was like, "I have a client."
I feel like it would be
really great for mine.
[man] Hello, babe.
-He's gaming.
-Hi!
Yeah, so it's 8.8 asking price.
I want you to see the bedrooms.
[Melissa] You'll be hearing from me.
We got to go through some things,
but we did talk numbers.
[Natalie] Okay, great.
I might have some competition
right next to me.
I need to get my guy in.
-So don't sell it to them yet because I
-I gotta win once.
-We might have a higher price.
-Perfect. Write it up.
I'm gonna see when my guy can come.
Usually he can hop on a plane really fast.
You know, my client is local, so
Well, he didn't even come!
No, Mandana's buying it. She wanted
to get some approval from Patrick.
Got it.
Okay. Well, I'll let you guys
-Thank you so much.
-Think about it. Yeah.
-[Melissa] Appreciate it.
-Okay. Bye.
-[Farrah] Bye.
-Thank you, Natalie.
Thank you.
[Melissa] Did you survive yet from Miami?
[sighs] Um Not really.
I just had to dive back into reality.
-Yeah. It's always tough.
-Which
Yeah. I've had basically
not one minute since then.
That's why I haven't responded
to any of your texts. Um
-It's okay. You're busy.
-I was overwhelmed. And that was
Not exactly the best ending
to a trip that I would have liked.
I saw you were really upset on the boat.
I don't know
Well So you have no idea what I meant.
-No.
-None. Can't think of one thing?
With me?
[tense music playing]
Melissa is lucky that I let her in
to my personal world,
and she's kind
of almost weaponizing that against me
to talk about it to other people.
It makes me question
whether I can trust her as a best friend.
Was it the conversation I had
with Adam, Tyler, and Ben?
Yeah, it would be that one.
So, what were you told?
Well, I was told that you said,
essentially, that you don't think
that Alex is the one for me.
Okay.
What I said is that,
and I told you this too,
is that this whole situation
doesn't feel right.
-And how did this even come up?
-Um, Ben brought it up.
But I've never said
one bad thing about his character.
Well, that is implying something bad
about his character.
Rather than shut it down or say,
"Guys, I don't feel comfortable
talking about this,"
instead you're joining in the conversation
and adding more layers
and adding more details to only plant
a seed of doubt into their mind.
I understand how it could seem that way,
but they knew a lot of details
without me saying anything.
I mean, that just is like,
you know me well,
and how much
I hold my personal life close.
Very, very.
And you know that the last thing
I would want is for my best friend
to be having this gossip conversation
without me there.
Like, you know me more than anyone.
Don't you know that that would be
my worst nightmare?
[music peaks, stops]
This is none of their business.
Literally, none.
[Melissa] Mm-hmm.
-Zero.
-Mm-hmm.
I'd have expected you
to shut that conversation down,
knowing how important it is to me,
and that I'm in the weeds
of this situation trying to figure it out.
[exhales] I need to sit down.
[tense music playing]
Um
[sighs]
[exhales]
That really makes me really mad at myself.
Because that's the last thing
I'd ever want you to think I was doing.
[sobbing] It's the last thing
I would ever want you to think.
Sorry, I'm not trying to make this
about me. That's not what this is.
But I feel like I'm over and over
keep getting portrayed
as something I'm not and that's
the last thing I have your back
because it doesn't feel right.
I want the best for you,
and I told you that,
because I really want you to be happy.
I want everything to work out
the way you want it to,
and me having those opinions,
it's because I want the best for you,
and I'm, like, so mad at myself
for partaking in that conversation.
I'm really sorry.
I really don't want that to
Again, I don't want this
to make this about me. I just I feel
I didn't know. I didn't know
what your intentions were.
You know me so well.
But I know. I don't want you to be upset.
I know, but I never want you to think
that I would do that to you.
I feel like I was having your back,
but speaking my thoughts on it, and it
It's all doesn't sound good coming out
of what I'm saying right now, but
I'm really, really sorry.
-I accept your apology. Now I feel bad.
-Thank you.
-I'm sorry.
-I know, I just like
[Melissa] Again, I'm sorry.
I don't want to make you upset.
It really just hurts when it's you.
[Melissa] And I just want you happy.
[music fades]
I know you're in
I couldn't imagine the spot you're in.
It's [sighs] not easy.
[upbeat music playing]
[Alexia] So I just got a second offer
for the Venice property.
[Madison] Oh, sick.
The second one is higher than the one
that Tyler is bringing in.
[Joey] Oh my God.
Turns out they just received
another offer on the Venice property.
I know. This offer is not cash like you.
She didn't reveal the price
that it came in at,
but they are closer to the desired price
that the seller is looking for.
But obviously being The Agency fam,
and it being Tyler,
and Tyler's buyer's so sweet,
I want to give Tyler
the opportunity to let her buyer know
to maybe possibly come up.
[Joey] Wow. This is what it looks like
to be doing fake business.
That's That's impressive.
You just stand there all day
crossing off numbers. It looks legit.
It's team appointments to meet this year.
-That's really exciting.
-Do you guys have an appointment goal?
Um, no.
Prospecting is like
when you're searching for gold.
You're talking to five people you know,
five people you don't know,
four active clients every day.
Conversations lead to appointments,
appointments lead to closings.
-We do get on appointments.
-That's great.
We've gotten a lot of listings this year,
and it's been very difficult to sell them.
Go on more appointments.
You look great. I love this look.
Also, can you take that BZP billboard down
out of the Central Park?
It's getting annoying.
Um, what's going on?
How's business for you?
I'm, like ugh.
Like, what happens if none of these trade?
-Yeah
-And Sierra Mar at this point
As sick as it is
with the architectural pedigree
and the level of finish,
it's just not going.
[Joey] I feel like we see it
in the Hills all the time,
is like these really well-done remodels,
but a lot of the time, you can't fix
what was wrong with the original structure
no matter how good the house becomes.
-Hi, gents.
-[Joey, Ben] Hey.
-Hi. Am I interrupting? Can I come in?
-No, not at all. Yeah.
Not at all.
Hi. Nice color, I like this on you.
How are you?
-Good.
-I haven't seen your office.
-Well, it's been here for a while.
-Love it. Yeah.
We were just talking
about more deals falling apart
than going through, just in general.
That's just the business.
What do you think?
Yes.
I do think the seller really likes you
versus this other buyer,
but you would have to come up in price.
You were having to compromise
on the yard and the view.
Yeah.
All right, I'll relay that to Alexia.
[Joey] So, what's up with you?
[Michelle] Look, the Valley's thriving,
it's good, um
I'm working with Alexia on something.
So, Mo and I have a listing
that's a little bit of a modern vibe,
a little bit Palm Springs vibe,
so Mo suggested
that she's like the queen
of "vibe," and energy, and parties.
She's coming.
And
She really thought about it,
but she's not willing to come up.
-[Alexia] Okay.
-She still loves it.
It's just, you know, view, yard.
I get it. She has a number in her head
that feels right. I totally get that.
Thanks for giving me the heads-up.
-[Alexia] Thank you very much.
-I'll let you know.
You know, hopefully this one works,
you know, whatever,
but we'll do a transaction soon.
-Yes, definitely.
-Perfect.
How do you like working with her?
I'm just discovering it.
I'm just discovering it.
Look, it's hard for me,
because when I was 27,
it all just felt very, like, fun.
With our age comes wisdom,
comes the ability to communicate,
and I want to, like, you know,
see how she shows properties,
how she speaks to people.
It's a little bit of a mini mentorship,
so hopefully she does good.
I mean,
I trust that everything will be fine.
Not really sure
why Michelle is treating Alexia
like a complete novice agent.
So you like the higher price offer?
Oh yeah.
-Love it.
-Good job. That was great.
It was pretty good.
We sold it quickly. We told you.
Alexia has been in this business.
She's done real shit.
And she works
with the top team in the nation.
I think she knows what she's doing.
Do you think Mo being in sales
and also CEO,
do you think that that's
Sustainable?
Yeah. I mean
You weren't here since the beginning,
but the whole point
of this company starting was he was, like,
"I want to step back.
I'll be the face of, the CEO,
all the sales can go out to you guys,
and I'll help build everybody up."
Now, that's proven to not be the case.
-I'm gonna close the doors.
-[Michelle] Probably smart.
With all due respect,
I love them as a family. I love the girls.
I think they're very capable
of selling real estate,
but I don't see this like oomph,
that, like, dying to take over.
Like, my assumption
is Farrah's gonna start a family.
Like, I know what that time takes away
from all of that and it's fucking intense.
Like, Farrah's a much quieter person.
She's not that person that wants
to speak in front of everyone to inspire.
And I don't know that Farrah or Alexia,
who have the silver platter,
and the last name,
they don't have to work as hard as I did.
They're not fucking walking into a room
of suits and commanding the room.
If it's about the girls taking over,
I actually think
it's going to be business suicide.
[tense music playing]
You don't get to take over a company
because you have the same last name.
You have to earn it.
And I think that if there's anyone
that has shown that they have,
you know, grit and hustle and are like,
fucking street gangsters,
I think that's me.
[music sting]
Michelle thinks
she should be our next CEO.
I'm sorry. It's just funny.
Just because you sell a few houses
in Studio City and Tarzana
doesn't mean you're fit to run a company
that has 90 offices worldwide.
Like, I'm cocky, but, like,
even I wouldn't say that about me.
Out loud.
-I gotta go. It's my anniversary.
-[Ben] Happy anniversary.
Thank you. Fifteen years.
-[Ben] Amazing.
-Married.
[Ben] It's been about that long
since you've been over into the
[Michelle] I see what you did there!
-[Joey] Happy anniversary.
-Bye, sweetheart.
Guess what.
What happened?
We got two offers on the Venice property.
Ron just made a decision
on the higher-priced offer,
and the second offer
is coming in for backup.
-You're a rock star.
-[Alexia] We did it quickly too.
Okay, great meeting.
So, what the actual fuck?
That was insane.
It was actually insane behavior.
[dramatic music peaks, fades]
[dramatic music playing]
