Mergers & Separations
1
[gripping suspenseful music plays]
[Michelle] I have nothing but love
for this company. Daughters aside. Right?
I feel like I deserve an opportunity
to have a voice and a seat at the table.
I want a more present, more
A a a bigger spot,
and I want to be the next you.
I don't think
anyone's entitled to anything
just because they're part of the family.
I believe that somebody
has to earn their keep,
earn their success,
and earn their spot at the table.
And I feel like
I've been a little bit overlooked.
It's like, "Oh." We have an opportunity
What are you overlooked on,
and what is the conversation
you're even talking about?
Because, again, my understanding
is you're talking about a succession,
and I just want
to be super clear that, um,
I'm 53 years old, like,
there's no succession at this point.
[Michelle] I'm bold, right?
And so, I'm not saying that, like,
you get everything you want by being bold,
but certainly you have to put
yourself out there in order to
I can tell you that being a CEO
is not about being bold,
and not about being a badass.
It's about learning how to,
you know, run a room,
and learning how to listen, how to, like,
how to bite your tongue on certain things,
and that's how you ultimately become
a CEO of a company,
not by putting down
somebody else's, you know, kids.
[music sting]
Particularly at a company
where you know the
You know the ten rules.
Yeah, I'm harsh. I'm harsh, and I know it.
But I don't think that we are a company
that is founded on nepotism,
and I don't want us to be that.
If and when he's ready to have
these succession-type conversations,
my track record speaks for itself,
and I want it.
I can understand
that it wasn't the best path.
I'm gonna take full accountability
and responsibility for that.
Great.
But the context of it isn't totally off.
Like, I want you to know,
and I think you now know
that I want a bigger presence.
We still have a long way to go,
and I still have a long way to go,
to finish my dreams
and to pass this, you know, on to,
whoever is the right fit, um
I don't know who's going to be
the right fit, but it's far from today.
[music continues]
Oh God, I have so many emails.
It's freaking me out.
Bro, it's three o'clock.
When are you coming in here?
We always crush this.
Why are you so angry?
I'm not angry.
Why are you the victim here?
[Zach] You see it as that.
-Let's move this.
-Okay.
[Zach] By the way, late for a reason.
We locked up Bel Air.
-[Ben] Oh! At 40
-[Zach] Sixty-five.
[Ben] I retract my congratulatory feeling.
-[Zach] Forty?
-[Ben] Dude, 60
[Zach] Do you have any clue
what the high-end market does?
-[grunts] Oh God.
-I sold a house across the street.
How come you Yeah, for six million.
-Eight million, and that's the point.
-Same difference.
You can't have
a $65-million comp across the street.
You could be happy for me.
Brought in Mauricio,
and we're gonna sell it.
It wasn't easy getting this listing.
We met four or five times
with the ownership.
I'm sure everyone in the business
has been chomping at your feet
to try and get this listing.
Why is it that we should give
this listing to your company?
[Mauricio] We have the experience.
We've sold more
twenty-plus-million-dollar homes
than anybody else in the country.
We were just confident
that we could bring the duo
of Mauricio Umansky
and Zach Goldsmith together
as Batman and Robin,
and we thought that would be,
uh, captivating enough.
And in the end, it was.
You're bitter because you lost Sierra Mar.
You could be happy for me.
I mean, I double-ended the Strand.
I also sold Princeton.
Oh, isn't that special,
Benjamin Siegfried Belack?
-Want to start this?
-Is that your middle name?
No. My middle name is Ira.
[laughter]
You can't write stuff this good.
-Come on, let's do this.
-"My middle name is Ira."
I mean, is that how
you make your cold calls?
You hold it this close?
"Hi. Is this Rick? Do you own 2730"
Speaking of Rick,
are you going to continue considering
this ridiculous proposal?
"I have to think about my family."
Honestly, you're going to bring that up
right before we shoot the podcast?
-Why are you getting me in that mindset?
-Everyone's waiting for an answer.
No, they're not.
Everyone's waiting for a
Why are you being so defensive right now?
Just respect my process,
and you soon will know.
[upbeat music playing]
[Brandon] Ready.
Okay.
Oh, this is nice.
[knocking]
What's up?
-Hi. How are you?
-Hi. Good to see you.
-Good. And you? Welcome to Chatsworth.
-Show us what you got.
All right. Come on in the kitchen.
I want to do a good job for Kevin,
and get this property sold.
So, my clients
are personal friends of mine.
They have a growing family.
They have one baby so far,
maybe more on the way.
No pressure, Monica.
They both work from home,
so finding the right floor plan
is imperative.
-Ooh! I love.
-[Brandon] All right [laughs]
The house was originally built in 1917,
so it's over 100 years old.
We've been looking for a bit.
We have not found the perfect house yet.
I think Fig Tree actually might be it,
and it better be,
because guess what, Daddy needs a check.
The original footprint of the house
is just from pretty much this wall over,
and the left side is brand-new,
but all the finishes
in the house are brand-new.
It's essentially a brand-new home.
I'm obsessed.
The kitchen island, I love hosting.
You know I love me to cook.
Ooh! I love a long dining table.
[Brandon] Okay. So this is your primary.
You have a large closet here.
[music fades out]
-Are we sharing this?
-There's another closet outside the door.
-[Monica] Okay. Yeah.
-[Brandon] That can be yours. [laughs]
I'm like, oh, you know
[Brandon] So, this is
where you can have your office.
-[Monica] Wow.
-[John] It's me.
-[Brandon] The man cave.
-Door closed.
-[Brandon] Yeah.
-[Monica] Mm-hm.
-This can be for baby Carter
-[exclaims]
[Brandon] Or number two. No rush.
[John] It's giving number two.
[Brandon] Number two,
right off your bedroom.
-You hear a little cry, boom, right there.
-[Monica] The windows, the seating.
[John] Is that storage underneath there?
-[Brandon] Storage all around.
-[John] Amazing. Beautiful.
And you know what?
Sheep not included, but we can ride it.
[cheering]
-You better work it.
-All of it can be written in to the offer.
Listen, you're selling it to us, okay?
This is my favorite room in the house,
the family room.
I love how open and bright it is.
This is so gorgeous.
Brandon, you nailed it.
All right. Okay. That's a good sign.
Have a seat. Let's chat.
What did you think?
Any boxes we did not check?
[Monica] I don't know, this is
This feels like I like it.
I guess the most important question is,
how much is it?
Okay. So it is just under 1.8.
-Okay.
-Eh!
[all laughing]
Don't be scared. You know what?
It's a really great value for the area.
Most of the homes on this street
are three and a half and up.
-[Monica] Wow.
-Yeah. Really good value.
With the state of the market,
everybody's waiting
for interest rates to come down.
I always tell my clients you want to date
the interest rates and marry the house.
Meaning, don't worry about that.
If you can afford it,
this is the time to buy,
because what happens is,
if the rates come down,
you're gonna get more competition,
and the price is gonna go way up,
so this is the time to strike.
1.8, that was our max.
I mean, it's up to you.
We can definitely talk about it,
but this house
has our name written all over it.
This was a perfect match.
-Let's write it up. Let's roll the dice.
-[Monica] Let's see.
You know, universe
Papá dios, work your magic, okay.
All right. Let's get to talking.
All right. I'll walk you guys out.
-Thank you.
-[Monica] All right.
It feels good.
I mean, sometimes there are those gaps
when you wonder, "Can I do this?"
But once you close a sale,
once you start getting that momentum,
it rejuvenates you.
[Kevin] Hey, man.
Dude. I think we might have sold it.
-Are you serious?
-Yeah, they loved it.
I'm proud of myself for sticking in there.
And the Mazdarati will be upgraded.
Just hold on, people. Okay?
I don't have an offer in hand yet,
but it's looking really good.
I love it, man.
[upbeat music playing]
I'm really excited that Dad and Zach
got the Bel Air listing.
-It's huge.
-I know. It's such a cool house.
-Like, in the back.
-I know.
-Hey, dude, what's going on?
-Oh, what a voice.
-Sneaking up on you. How's it going?
-How's it going?
Good to see you. What's going on?
-Nice jacket.
-Thank you.
Chilling, man.
Trying to run some comps. [sighs]
-Okay.
-You know.
-Definitely an art to that.
-Moving and grooving.
It's one of the things I love doing.
It's dorky.
-Yeah.
-Everything else going well?
Everything's going well. I had a closing
in Culver City with some clients.
-That happened, like, super fast.
-Boom.
[alluring music playing]
[Brandon] What do you think?
-[man] Let's do it. We like it.
-[woman] Yeah. Thanks, Brandon.
-All right. Let's go. Let's go.
-[man] Thank you.
-I'm trying, man.
-You're not trying, you're doing it.
You're right.
I need to give myself credit.
[music fades]
Okay.
-Hey, Sonika.
-How are you?
-I'm good, and you?
-Good. Good to see you.
Hey, do you have, uh,
five minutes to catch up?
-I'm down to do it now. Whatever is best.
-[Mauricio] Come on in.
Give me two seconds to finish
sending this text, if you don't mind.
Absolutely.
Dude, congrats on Fig Tree.
Thank you. That's Kevin's house.
This is the house
that they were building together.
-We're buying a home. It's a lot. [laughs]
-[Kevin] Mm-hm.
-Two months. We're able to move in.
-I know.
-Can you believe this?
-No.
[Brandon] He says it doesn't
make sense to live there.
-[Ben] Oh my God.
-I think kind of stings a bit.
-[tense music playing]
-[sent message swoosh]
All right. So, what's up? You look happy.
I'm happy.
-I love that. Tell me, talk to me.
-Yeah.
I have been just busting my ass.
Okay, so tell me, so what did you do?
So the person who I used to use for my PR,
he's looking to buy.
I'd have never known that
had I not pushed myself to do it.
-Of course. Okay, so that's one client.
-Yeah.
-Tell me more.
-So I was cold-calling too.
-How many calls have you made today?
-Like, 115 calls.
-Wow.
-Yeah.
[Ben] When you did the DocuSign,
was Sonika on title?
No. She took herself off
What? Has she not learned anything?
[Mauricio] So, in four weeks,
you've accomplished three leads?
Yeah.
And before that, you had been two years
and not accomplished anything?
No. Yeah. Pushed myself.
It's what you needed,
that kick in the ass.
Yeah. It really was.
[Mauricio] Sonika's got
a second chance now.
Making calls and, you know,
getting a few clients is some progress.
In three weeks, I wanna see
the next progress check-in.
Perfect.
But at the end of the day,
if she can't start selling,
we may have to look at letting her go.
[Ben] Does she even know
that you're listing it?
I don't feel obligated to say anything.
Business is business,
and we're gonna try to get
this house sold. It's all I care about.
Yeah. Yikes.
[upbeat music playing]
[Mauricio] Wow, what a house.
Congratu-fucking-lations. Yes!
-This is a great house you're selling.
-I know, by the way. Yes.
-This is amazing.
-I couldn't be
I could not be more excited.
We'll get this thing sold.
It's amazing. We crushed the teamwork.
That was awesome to watch us
in those meetings
-100%. Yeah.
-with the sellers,
and go one back and forth, and
-And it was a long time.
-Yeah, yeah, yeah.
-We fought for this, like, a long time.
-Yeah.
Um, I know everybody
is gonna get here really, really soon.
Do you mind if we just have
a quick conversation, on a serious note?
-Absolutely.
-Let's sit down.
Oh, let's sit. This is like the scene
from The Godfather
before he knocks off Fredo.
-This is a sit-down conversation.
-Oh my God.
[tense music playing]
This is a tremendous listing we have,
and as we're gonna continue to do
a lot more things together,
I just want to know where we stand.
And if you actually are considering,
you know, the Hilton proposal.
[music intensifies]
I don't wanna be with anybody
that doesn't wanna be with me. Simple.
That's all I want, is to know
where somebody wants to be.
I appreciate you talking to me about this.
It's been on my mind lately,
and I wanted to talk to you about it.
That's why I came to you
in Palm Springs when this came to me,
to tell you what was proposed.
This opportunity came,
and I said no right away.
I made this decision to come here,
and I had no reason to leave.
Then the offer started getting sweeter,
and it made me think for a second, like,
when is there going to be a point
where I don't turn something down?
He came to me and said,
"This is something you wanted
because we're starting from the ground."
"You can have a say in how it's run,
and you'll have a piece
of the company." Holy shit.
Like, that's everyone's dream.
That's why you left.
Yeah.
How do I even consider
not taking it for my family?
Like, my family comes first.
[music peaks, fades]
I never wanted to lead you down
a path of me, like
trying to make a choice,
because you made me realize
you're like my family too now.
And you have made
The Agency like a family.
-I'm committed.
-Yeah.
And I have no desire to leave.
[upbeat music playing]
-I love you, man.
-I love you, man. I want to
I'll give you a hug.
I'm here to stay, bro. I'm here to stay.
I am really excited
that Zach has now seen the value
that The Agency can bring to him,
and I am just ecstatic.
Muah! I love you, Zach.
Let's put that behind us forever.
-Forever. I love you.
-Done.
-I love you too.
-Seriously.
[grandiose orchestral music playing]
[Sophia] Oh my God,
this house is so beautiful.
As pretty as the last time we were here.
Gorgeous.
[Sophia] Hi, guys.
Hello. [kisses]
Whoa. Okay.
[Tyler] Prom. I love it.
[Zach] Okay, let the tour begin.
[upbeat funky music playing]
-Take a look at this. Stand here a second.
-Okay.
[Zach] So, we just walked into
the main living area.
You've got dining, living.
They've created
so many different moments in one space.
Family, entertaining.
[Melissa] Could you imagine just,
like, living here?
[Zach] There's a chef's kitchen behind us.
Like, look at this kitchen.
Come in front of this bar for a second.
I mean, it's another statement piece.
-Beautiful.
-This is like art within art, so
Who was the designer?
César Giraldo.
[seductive music playing]
[Melissa] This is such a sexy house.
Okay. Here's another moment.
Oh, I love when this happens,
when you've got
your own New York apartment
[Melissa] It's like
a club entrance into the top.
[Zach] The owner's suite
is almost 2,000 square feet.
-Look at this.
-[Ben] Oh, baby.
I wanna go down
and enjoy the rest of the house.
[Sophia] Whoa, everyone's looking so good.
-[Brandon P.] What's up, Spice?
-Hello, boys.
-[Brandon P.] How you doing?
-Hello.
How are you?
-How are you?
-Hi.
I'm gonna grab a drink.
We'll see you guys.
Do you need a drink?
Um, no, I had a drink.
Sorry, I'm switching.
You have sunglasses on, I don't.
Um, obviously, everything after Aspen,
I just kind of wanted to
touch base with you.
Um, I've been thinking about it a lot.
It's been, like, eating away at me,
and really kills me.
I've also kind of had the last couple days
to reflect about everything.
What feels right and what feels wrong,
and what does feel wrong is
taking on this listing with you.
[suspenseful music playing]
Will you co-list
this Malibu property with me?
I'm being serious. Are you down?
I would absolutely love to.
Obviously, it's an incredible opportunity,
but after what was said,
I feel like that's probably
the direction I'm gonna go.
Um, you got to do
what makes you comfortable.
I just want you to be good.
I care about you.
I love you.
Like, I know it sounds crazy to say,
but what we have is way more
than an $18-million listing in Malibu.
Yeah.
Well, thank you for hearing me out,
and thank you for understanding.
Thank you for telling me.
This listing is going to suffer.
I don't know what you guys
are gonna do without me.
[Melissa] I've never seen
Brandon so happy.
-You haven't?
-[Melissa] Mm-mm.
You gonna get mad at me
for telling him that?
No, no. It's true. He knows.
Where are you at with Brandon?
I wanna continue to give him
an opportunity to prove himself.
I don't know if he has what it takes.
I hope he does.
-If he fails, I feel like I failed him.
-I get that.
-[Joshua] Hey, Joey. What's good?
-[Joey] Um
Good?
What's going on?
Alexia just, like,
the Malibu, she just told me,
"I think it's best if we don't co-list."
[suspenseful music playing]
[Joey] Alexia is out.
[Brandon P.] Is there a way to mend this,
or what's the deal?
In my mind, I've ne
I mean, like, there's always something
that can be done.
I mean, listen,
I care about her, and it hurts a lot.
You have the ability.
The same way
to fuck it up is to unfuck it up.
[Joshua] Exactly.
[Brandon P.] Use today
as day one of unfucking it up.
[Sophia] How are you feeling?
Do you feel relieved telling him that?
I do. I feel like I have
a little power right now.
Good. That's what happens when you make
gross comments about people.
XOXO.
-XOXO.
-The Umansky Team.
Signing off.
-[Madison] Exactly.
-[Sophia] That's his punishment.
[Adam] Six shots, please.
-Tequila?
-[man] Yeah.
[Melissa] I really want
to plant my feet somewhere,
'cause I'm tired
of living out of a suitcase.
Yeah, I think we're all thinking
about that step Oh, what's going on?
-Can we talk for a sec?
-Yeah.
-So sorry to interrupt.
-See you guys in a second.
-[Salem] Okay.
-It's fine.
[Sonika] I'm like
-[Brandon] All right.
-[Sonika] Okay.
-You know I love you.
-Love you too.
-Like, let me start by saying that.
-Okay.
-Heard about your new listing.
-Chatsworth, obviously. Okay.
Thoughts?
For me, I love you both.
I know that you and Kevin
were kind of planning your life,
and your home to build on,
but for me, it's always business.
-I respect that.
-And I didn't
And I should have come to you
to talk about how you were feeling.
It kind of came as a shock to me.
I had a huge involvement in that home.
In what way?
-I completely renovated it myself.
-Okay.
I found the home to begin with.
I had my name on title.
I took it off because I don't want
my name associated with his.
Like, that's done and gone.
-I was basically Kevin's buyer's agent.
-Oh.
But I am just honestly disgusted at,
like, the fact that
I hate that I'm saying this to you,
but I'm disgusted you're co-listing this.
Like, I wish that this was me,
because I poured
so much time and devotion.
I feel like I deserve a cut,
at least a cut from this.
-You want a cut of the commission?
-I do. I think I deserve it.
[Brandon laughs]
Brandon!
[Brandon] This girl is delusional.
You did the finishes,
you designed the home.
I didn't know you had
a construction business, girl.
You want a commission check,
you sell a house. End of story.
Whatever happens
between you and Kevin, that's up to you.
The only thing
I'm thinking about is the check.
-Brandon.
-Yes?
I deserve at least a cut
of your commission. At least.
You ain't getting nothing. It's business.
You gotta be able to separate the two.
And you can take it up with Kevin.
I feel so betrayed by both of them.
They went behind my back.
I don't like it. It's slimy.
I'm selling the house.
I'm not giving you any money.
Sorry, when you took your name
off title, you screwed yourself.
Brandon, you're my friend, but I really
Like, I really expected more.
-We are friends, but this is business.
-We're not even friends.
You gotta understand that.
Sorry. I'm sorry.
This is ridiculous.
-[Zach] Cheers.
-Cheers.
I did the same thing.
That's a spicy meatball.
[Brandon] Listen to this shit.
What happened?
She's like, "You owe me
some of your commission."
-"That was my house."
-Shut up.
I'm like, "Girl, you're not getting
a goddamn dime."
No!
I'm still waiting
for some of that commission.
[Melissa] Hell to the no. No.
She's on HGTV? An interior designer?
I'm just trying to figure it out.
No, she's not.
Sonic the Hedgehog, this is a shame.
[Melissa] The Hedgehog.
Let's get a drink.
-I need a margarita.
-[Melissa] Yeah. I love you.
I'm happy you told us what happened.
A little awkward.
-[Brandon] It's ridiculous.
-[Melissa] She's got to know her place.
-[Michelle] Hi, ladies.
-Hi.
How are you?
I'm doing well.
You guys look so pretty. Um
We obviously, like, did not end
on the best and happiest of terms.
Unfortunately, like, my nature,
like, I just say shit,
and if you know me, like,
you know that I don't mean it.
I just need you guys to know
that I never intended
on hurting anyone's feelings.
If I did, I take full accountability
and responsibility for it,
but that was never my intention.
Definitely appreciate the apology.
Thank you.
I really appreciate you,
you know, taking accountability,
and I want to reiterate,
like, there's no reason
why you shouldn't be able
to have a seat at the table.
You know,
just like it's not us against you.
I accept the apology. I really appreciate
you coming over here and saying that.
Can I give you one little feedback
from the event?
-Mm Sure. Fine.
-[Michelle] It's not that big.
I just wish that even though
we had a bad moment at the end,
like, our job isn't done.
So I wish you'd have,
like, still stayed to clean up,
um, because my team was there at the end.
I understand it was an emotional moment,
but you guys left and
That was the only thing, my only feedback.
I do think that the circumstance,
though, allows me to walk away
because I was really hurt.
Understand that.
I was not gonna sit there
and clean up for you and your team
when I felt disrespected by you.
I I get it.
Yeah, I'm sorry,
but I also wouldn't have changed my mind.
You don't need to apologize.
It's not an apology thing.
[Farrah] I do believe
Michelle's apology is genuine.
I really appreciated her apology
until she had to just throw in
her little Michelle at the end,
and end it with a dig.
Apparently, this woman
just cannot help herself.
-All right.
-Well, I hope you have a great night.
Let's finish this up.
-Enjoy. Bye, guys. Thank you.
-Thank you, Michelle.
-[Farrah] Cleaning? Really? Cleaning?
-[Alexia] Whatever, we're moving on.
[Farrah] Yeah, moving on.
[Mauricio] Let's wait here
while Alexia says her goodbyes
'cause she's going to take forever, right?
Yes.
What a nice event.
-So nice.
-It came out great.
-It really did.
-Yeah.
How have you been in general?
I know this has been
a really stressful week for you with
You're talking about stuff with Mom
and stuff like that?
-All the news and everything?
-Mm-hm.
I want you to be 100% honest all the time.
Always.
I feel like you're such a positive person,
and everything is so amazing,
and, like, it's
You never really say when things are bad.
I mean, you know,
I hope we get through it,
um, but I do know that both Mom and I
are committed to working it out,
[inhales] and I just want you to know
that even though it's stressful,
and we're going through an issue,
like, I am still a happy man.
I appreciate the honesty,
and I want to make sure that
you're always
Open with you.
Why are you crying, love bug?
It's just hard, isn't it?
[in broken voice] Yeah.
You okay?
Yeah.
It's just hard for me to relate
To relate to you when, like,
you act like everything's so great.
And I know it's not.
I'm being 100% genuine with you
with what I'm saying, um
At the end of the day,
I don't know where we will be
a year from now, or six months from now,
or whatever that, you know, looks like.
I hope we work it out.
I don't know. Time will tell.
[music peaks, stops]
[upbeat music playing]
Hello, Benjamin Ira.
Oh my God, you're so annoying.
[laughs] I imagine that's how your mom
answers the phone with you.
"Benjamin Ira. I'm angry with you."
[laughs] By the way, when she's angry,
she does call me Benjamin Ira.
Dude, you are not gonna believe
where I'm going right now.
I I honestly, if this is golf-related,
I have no time.
It is not golf-related.
I am headed to Sierra Mar.
For what? You gonna hold an open house
for the new listing agent?
Very funny.
[both laugh]
No, believe it or not,
I had a buyer that was interested in it,
and we are, like, a few counters
into negotiation, and we're pretty close.
So he wanted to go back
and see it one more time.
Wait a second.
You lost the listing.
That's right.
This is embarrassing.
I know. The walk of shame.
Yeah, it's like an open house.
This is a closing house.
-[Zach] Now you have a buyer for this?
-[Ben] Yep.
I'm so psyched for you
if this buyer really closes.
I mean, how did you find this buyer
after you lost the listing?
I He found me on YouTube.
He found you on YouTube?
Yep.
-[Zach's voice cutting out]
-[Ben laughs]
Oh, sorry, dude. I can't hear you.
You're going in and out.
[mimics an intermittent phone call]
Wish me luck.
Oh, Sierra Mar, you elusive minx.
How you leave and come back.
[laughs wryly]
-[man] Mr. Ben.
-Hey.
-Hey, man. Good to see you.
-Good to see you.
-All right, so
-Always the hugger.
-So, yo, one last look here.
-I love this place.
Now, I would normally wait
for the listing agent, but
-Okay.
-I I remember the code.
[orchestral music playing]
-[Charlie] All right.
-[Ben] We're back.
-[Charlie] God, I love this place.
-[Ben] I know. It's so good.
[Ben] I started working with this buyer,
and I took him to Sierra Mar.
He really liked it.
The listing agent's going to come here,
and hopefully face-to-face,
we can get it across the finish line.
The buyer said, "Where should we start?"
And when I said 9.850,
he almost fell down.
He thought I was gonna kill the deal.
Because with a new broker,
they raise the price a million dollars,
but with this long days on market,
you want to anchor low,
which is why we started south of ten.
Where do you see your, like, top being?
I mean, ten and change, maybe 10.2.
Okay, fine.
Well, I just want to know in case
she and I engage in something here,
and she calls the owner.
I'd go a little higher. I love this house.
And if this slips away on me,
then I'm stuck.
-Okay, I'm not going to blow it.
-So, I mean
They countered at 11.7.
So then I said, "Well, he's kind
of bummed you only came down
200,000 below where I had it listed last,"
and then they hemmed and hawed.
We came up a little, like 200,000,
and then they came back
and said 10.650, all furniture.
And here we are.
And they're, like, really set on price,
but I'm looking
at the furniture list here,
and this couch,
they have listed as 20,000.
[Charlie] I mean,
it's the world's nicest couch.
It's a lot of money for a couch,
and then the coffee table,
they're listing here as 15,000.
Like, I feel like
if we can maybe take that out
Oftentimes, like, when you have a deal
where they're including the furniture,
like the negotiation, like,
often becomes about a chair.
And that's kind of what I feel like
is happening here in the seller's mind.
I think we have an opportunity here.
There's an amalgamation of factors here.
Longer days on market,
the market has softened
-[woman] Hey, there.
-[Ben] Hey.
-How are you?
-[Ben] Good. How are you?
Thank you for letting us come back.
Well, I see you let yourself in.
-Sorry. I remembered the code.
-All good, all good.
Thought they'd change it
after kicking Ben off the listing.
-Okay. Thank you for that.
-[Marcy] Wow.
So, what do you think?
I hope we can make a deal together.
I mean, it's wonderful.
Well, we'll see what we can do.
I think we still have
some work to do on the deal.
Yes, we do. Um, speaking of which,
do you mind just giving us a few minutes?
-Yeah, I'll just take a look around again.
-Okay. Thanks.
-[exhales]
-Okay, so, like, we've come so far.
-We have. I mean, we came down a lot.
-Mm-hm.
And as you know,
we started at 13, but you know all the
how much work was put into this house.
I mean, this, soup to nuts, so custom.
I know, but, like, you guys
will get a sale on this in 30 days
when I couldn't sell it in nine months.
This is going to be, like, amazing press.
So, what are you saying?
I just feel that the furniture
is the bottleneck of this deal.
Like, it's so expensive.
If it wasn't involved,
we'd be at agreement right now.
Look, you know
the furniture's always been included.
I don't know
what you want me to say about that.
I would say just go check and see
if they can repurpose this.
I mean, 650 on 13 million,
we're right there.
Do you know what it took
to get them down to this?
No, no, I appreciate that.
I certainly appreciate that.
Let me see what I can do.
I can't make any promises, but I'll try.
Okay. Thank you,
and I will try to get him up too.
-Okay, let me go call them now.
-Okay.
[catchy music playing]
Is it as you remembered it?
Oh, it's gorgeous. I love this place.
What How'd it go?
So, they're like they're being tough
on price, and we know why.
We talked them down so much.
Yeah. We know why,
but we're going to play it cool.
Okay.
In their mind, they've already come down,
like almost three million bucks.
And I questioned you on that, like,
but they did come down, so
[Ben] Yeah.
Okay. Well, it wasn't a ten-second call.
-So that's probably good news.
-No.
As you know, they really want
10.65 with the furniture.
Okay.
However, in the interest
of getting a deal done today,
with no furniture, all cash, 14-day close,
we'll do 10.2,
but it has to be today and right now.
Ten two.
Yeah, I mean, we've pushed, and I really
and for them to let go
of not selling it furnished,
it's a really big thing.
[music peaks, fades]
It's a take it or leave it at this point.
What do you think?
Yeah.
-Okay.
-Okay. Congratulations.
-[Charlie] Really? Awesome.
-Good job. We both got to sell it, Marcy.
-It's amazing. Congrats.
-[Marcy] Full circle story for you.
We may lose a listing,
but the Ben Belack Group doesn't die easy.
We'll get you the paperwork
this afternoon.
-[Marcy] Today. Has to happen today.
-I got my checkbook here.
Okay, we're not paying in full today.
-[Charlie] She said today.
-I'll take a check.
-I bet you will.
-[Marcy] Yeah.
Is it okay if we kind
of just hang for a little bit?
-You know where the door is.
-They showed me the door.
[Marcy] Yes, exactly.
So show yourself out after.
They had to get that in there. Okay.
[upbeat music playing]
[Melissa] Farrah?
I wanna see the new space before we leave.
I haven't even seen it.
This is a very new development.
So many people in the office now,
it's nice to have some space.
Oh!
-[Farrah] Whoa.
-This is nice.
[Farrah] Wow. This is even more open.
[Melissa] Ah, I just dealt with so much
on that PCH property with Mandana.
I think I like the house. Let's do 8.395.
Let's do it, baby.
-So, we offered. We offered 8.4.
-You offered?
Yes, we had a long inspection contingency
because she was going to Europe,
and Natalie and I, the listing agent,
we were going back and forth.
They wanted to wrap up the deal.
So, we couldn't come to an agreement,
and it just closed.
-Guess what it closed at.
-What?
8.35.
[gasps]
Pissed. But like, that would've been
huge for me and huge for her.
So let's find some wine.
[Farrah] Perfect.
[Melissa] This is gonna get me.
I'm gonna break another nail.
Stop!
Can't you just put this in the top?
Do you have to take off the wrapping?
I don't know.
[Melissa] There you go.
It looks a little yeah.
Wh Wh Wh Whoa!
-I'm doing it wrong?
-[Melissa] No, no, no, no.
-What the Stop, stop!
-What?
Wh You don't have your ring on.
[dramatic string music playing]
[Farrah exhales]
Farrah?
-Yeah?
-You broke up?
It's not a huge accomplishment.
I didn't know if it'd happen
because every time
I've seen you recently, it's,
"We're giving it another shot." Which
You know I have your back
through everything, but
I'm having a drink, uh, for sure.
I don't know if it's celebratory, but
It is celebratory. What do you mean?
It's a fresh start.
It feels weird to be like, oh
I don't know.
It's just a weird reaction.
Because this is not what I wanted.
This is the person I wanted to be with,
so it's not like I'm like, "Woo-hoo."
Yeah, it was, like, the hardest decision
I've ever, ever had to make.
So, you're done?
Yeah.
[Melissa] I knew Farrah would get
to this place on her own, which she did.
I hate to say,
as a best friend, I was right,
but Farrah's got to look out for herself.
And this is the best decision
she can make for herself right now.
But I see you, honey,
getting engaged in a year.
I see someone coming in
and sweeping you off your feet.
My views on marriage
are so fucking fucked up right now.
It's the last thing I'm thinking about.
As sad as that may be sad to think,
but right now,
I have had to rethink everything.
I mean, the prime couple
that's set the bar for everything
-Set the bar for y'all and me. Everyone.
-And for the world.
I don't know what'll happen,
but that's not working.
So I'm a little jaded
on the whole situation.
I'm scared now.
I'm like, I get where Alex is coming from.
I'm scared.
So I don't know.
I am just focusing
on getting through each day.
Just listen to yourself.
Do what's right for you.
You're going to be fine.
[tense music playing]
-[Sophia] This is nice and cute of us.
-[Alexia] So cute.
[Alexia sighs]
-[Mauricio] Après vous.
-Thank you.
Oh, thank you. Wow.
Wow, what a beautiful presentation.
Um, it's nice to see you girls,
and to hang out.
I just want to make sure
that I'm available.
I'm more open. I'm here.
You girls feel like there's been
a little bit of a lack of communication.
[Sophia] There's been
a big lack of communication.
You saying to TMZ,
"No, we are officially separated,"
like, making such
an official statement like that
when you didn't even say that to us.
-[Alexia] Yeah.
-[Farrah] Like a declaration.
[Mauricio] The most difficult part
of this for me, it's
I'm learning how to be more vulnerable.
The second most difficult thing
that I'm dealing with right now
is communicating with my kids.
I ended up telling paparazzi
that we were officially separated.
-I want to clear things up. Okay?
-[woman] Okay.
We are currently separated.
I thought that was already said to you
by your mom, and I apologize about that.
Yeah, but that needs to come
from both of you guys.
[Mauricio] That's the whole reason
I want to be more open about it,
because there's just noise everywhere.
I mean,
I've never been chased by paparazzi.
My kids had to find that out
at the same time all their friends
found it out,
and everybody was finding that out, um
and that is very difficult.
So that's what I'm struggling with
is, like, finding the balance
so that I can be communicative to my kids,
which is the most important thing, um
prior to the whole, you know,
rest of the world finding out.
Just so you know, your mom came,
and she talked to me, and she said,
"Listen, I want us to be separated."
"The rules are that I'm not going
to be asking you what you're doing."
"I don't want you
to ask me what I'm doing."
"You go out, you date,
like, we are separated."
So I was just under the understanding
that you guys knew that.
[Farrah] Even if that's what she said,
it's like, "Okay, well,
why did she say that?"
And then, how did you feel in that moment?
[Mauricio] I 100% see
that I have caused Mom some pain,
and I wanted to do
everything possible to just save it.
[Sophia] But you weren't doing
anything about it.
Don't sit here and say
you did so much. You didn't.
-You guys didn't do anything.
-What was there to be done?
That's what I'm getting to.
I was willing to accept, um,
everything that Mom didn't like
and was upset about,
and all those different things,
and just accept them.
But the question is, was there ever
a discussion of compromise?
No, Mom and I have really not had
any conversations
in the last two months at all.
I mean, we are trying to push
this whole communication thing
because it doesn't seem
like you and Mom necessarily
ever maybe knew how to communicate
very well with each other
in a way that the other person
could feel seen or heard,
and then things
could actually be done about it.
I don't agree with that at all.
I had an amazing 26 years with your mom,
an amazing 26 years,
and we communicated, and we talked
[Farrah] I'm not saying you guys didn't
have an amazing 26 years, obviously.
Since the issue started,
is what I'm saying.
It doesn't seem like communication
has been great with you guys.
I think that I agree with that.
[Alexia exhales shakily]
I have reasons why
we haven't communicated, but I have
-I don't want to say that.
-[Alexia] Yeah.
Well, you don't have to give reasons
for why you haven't communicated, like
I kind of do,
because otherwise, I just
accept being wrong.
And you don't have to,
but are you communicating those things
to explain to Mom, maybe why you
You know, from your perspective,
what you're learning?
Well, I'm doing a
I'm having
a conversation with her today after this.
We both are very busy people right now.
And, you know, I've been
[Farrah] It's annoying to hear
that you guys are like,
"I've been too busy."
Like, this should be
such a priority for both of you.
-After so many years.
-Well, that tells you something, right?
[Farrah] So is that the intention
of the session tonight,
for you to share
what you've been discovering?
That's what I've been
That's my intention.
Let her know where my head's at.
Today, where I stand is, um
[tense music playing]
I I I want some I want space.
And I don't know
where she's at today. That's
You know, where she was six weeks ago
is where I am at today.
[Alexia exhales]
I understand this is not easy for you.
I understand, like, that you're hurting,
and you have things
that you feel haven't been fair,
and that you've been kind of,
like, left with few choices.
But what I do know
is I want you to be happy,
and I want Mom to be happy, and [inhales]
I just hope that whatever we're doing
here leads to that.
Wherever this thing ends up,
like, I am not, like,
ever going to do anything
that jeopardizes,
you know, the ability
for us to have family dinners,
and to be cordial,
and to be cordial with the business,
and the money, and like
Everything is just ours.
Like, we built everything together.
So, like, I'm not ever going to do
anything that is uncordial on any level.
It's so weird
to be having these conversations.
[Sophia] I know.
I mean, our life has just changed
so much in the past, like,
few months.
Definitely could not have predicted
where my life was gonna be one year ago.
In all aspects.
[Mauricio] I love you girls.
-[Alexia] We love you.
-[Mauricio] Hard, huh?
We'll get through this strongly.
-2024 is going to be our year.
-[Alexia chuckles]
[Farrah] Hopefully, by 2025,
we're for sure killing it.
[Sophia] Yeah.
[laughter]
[upbeat music playing]
-[Zach] Jay-ane.
-Zach, Zach, Zach, Zach.
[laughs] Is that our thing?
I feel like we need a handshake.
-We need a handshake.
-Do we?
I'm not gonna do it now.
I don't have time right now,
but we'll develop one.
6 p.m. tonight.
I just got called for Bel Air Road.
Can Mo make that with me?
He's scheduled two dinners for himself.
Like, he goes for appetizer
and then dessert?
He needs to make
his rounds to see the people.
So let me talk to him.
-[Michelle] What do you think's happening?
-I don't know and I've seen
-Today, Mo seems very serious.
-[Michelle] Yeah, totally.
That is Santi, right,
with the bleached hair?
-He's still burning from Burning Man.
-[Michelle laughs]
Kind of looks serious now.
It's really intense and sad and hard.
She's taken over the entire top floor.
Um, I'm still living in the bedroom.
If there is any chance of reconciling,
I feel like I'm going
to have to actually, like, move out
to explore, like,
"Do I miss her, do I not miss her?"
Is it time to just, you know,
really move on with life and, you know,
is it time for her
to move on with life, like
What's going on between Kyle and Morgan?
Morgan, right?
Yeah. Uh [exhales]
I mean, you know, I don't really know,
to be quite honest with you.
-I have not asked her straight-up.
-Mm-hm.
There's a lot of news on the two of them.
Are they dating? Are they not dating?
You know, I I I
Honestly, I just never asked straight-up.
Okay. Are you curious about it, or
Well, they definitely have
some sort of connection together.
There's no question about that.
They spend a lot of time together.
What that connection is, I have no idea.
One of the reasons I don't want to ask
is because I don't want to put
the extra pressure on her.
Like, if it's working for her,
and it's giving her the opportunity
to be dealing with our separation,
what we're dealing with,
I'm good with that.
I'm leaving for a showing, but,
I don't know, trying to figure out life.
So I thought I'd come to you for advice.
You're trying to figure out life?
I want to know, like, how's single life?
Is that bad for me to ask you that?
-How single life is?
-Is it uncomfortable?
Um, no.
I actually don't want to know
about your single life.
-I don't know why. I don't know.
-You don't? Why?
It's weird for you?
But you don't regret it?
It was the right thing.
I love that you say that.
I don't wanna bring it back to me,
but I was asking
because I'm going through shit myself.
So are you looking at me like,
"I just went through this"
-Guidance. I'm looking at you as a
-Like, am I okay?
I'm looking at you as a role model now.
Yeah, my gut was telling me something,
and I think I made the right choice.
-[producer] What do you like about Farrah?
-[sighs]
[laughs] Just kidding.
Uh
I'm like
an emotional roller coaster, actually.
-[Farrah] Do you need a hug?
-Would you I would take a hug.
-Okay. Aw.
-I would. I would.
I hope everything is okay.
Farrah's like a peanut M&M.
Hard, beautiful exterior
that you want to just bite,
and you get through and you're like,
"Oh, this is soft, chocolatey,
lovely on the inside,"
and you're like, "Oh shit.
There's a peanut in the middle too."
"There's an obstacle."
I'll let you decipher.
I don't know why,
I feel comfortable talking to you.
You can always talk to me.
-I gotta go.
-That's my phone.
-I'm sweating. Why did you make me sweat?
-I don't know.
-Thank you.
-You're welcome.
[Zach] That was deep.
Okay. Bye.
What causes me stress right now
is just It's the media.
I mean, the amount of stories
and media and everybody wanting to know.
-I need to be left alone with that.
-You need quiet. Yeah.
So, you know, I'm thinking of potentially
spending a little bit of time in Aspen.
You know, that's going to affect us here.
I'm definitely going to have
to rely really heavily on, you know,
Farrah and Alexia,
because I need the Umansky
to increase its volume,
and I'm trying to figure out, like,
what the best path of action is for that.
I've been thinking a lot about potentially
having a conversation with Ben.
Ben has a lot of skills
that could complement
Farrah, Alexia, and Sophia,
that they don't do.
You know, the cold-calling,
the lead generation.
I need that rainmaker.
I think Ben is somebody I can look at.
[Santiago] He generates, yeah.
So I think that that's something
I'd like to explore.
I just saw Ben.
Oh, let's get him.
I'd love to talk to him now.
-[Santiago] Let's do it. We're here.
-Yeah, let's go.
[Santiago] Ben.
-[Ben] Yeah.
-Can you come here for a second?
-Sure.
-[Mauricio] Ben!
[Ben] The way he yelled to me
and that you're both in here
feels like I'm in trouble.
-You're always in trouble.
-Depends what you do.
[Ben] I'm like, "Okay.
Is this an HR violation?"
[all laughing]
What's up?
Um, one of the things that we want to do
next year is we wanna open up 36 offices.
Wow, ambitious.
-Around the globe.
-[Ben] Sick.
By the same token, I want to increase
the volume of the Umansky Team,
and I think that there's an opportunity
where we can mutually benefit each other.
I've seen now,
since the company has grown,
you're definitely spread more thin,
and there's a chance
you may be leaving money on the table.
I hear that.
-[Santiago] We don't want that.
-We don't.
You only have so much time in a day.
So I think we'd all benefit tremendously,
tremendously from a collaboration.
I mean, I think it makes sense
that we merge.
I mean, we can combine the best
of what we all do, and everyone benefits.
What do you think about that? Is that
My only question was,
what does that merge look like?
Our groups come together,
and I'm on larger listings with you,
which enables us
to then market more to the neighbors,
and in exchange,
I'm there to help as a sales manager,
and you can kind
of release the reins there a bit.
[exhales]
Obviously, I need to include
the girls in that conversation,
but I think on a high level,
it definitely could fill that gap.
[Michelle] It could be anything, right?
It's all fair game right now.
Everything is so unsettled.
Maybe it's some master plan. I don't know.
-[Ben] I'll talk to you later.
-[sighs]
[Mauricio] Right now, I think Farrah and I
are both stretched thin,
and we've got a lot going on,
and we still have so many things
that have not yet even been accomplished,
but Ben is really stepping up his game.
I love what he's doing.
I think there's great opportunities
for us to do amazing things together,
but I'm really nervous
about talking to my kids about it.
There's definitely a part of me
that's a little scared.
[dramatic music building]
[dramatic music continues]
[gripping suspenseful music plays]
[Michelle] I have nothing but love
for this company. Daughters aside. Right?
I feel like I deserve an opportunity
to have a voice and a seat at the table.
I want a more present, more
A a a bigger spot,
and I want to be the next you.
I don't think
anyone's entitled to anything
just because they're part of the family.
I believe that somebody
has to earn their keep,
earn their success,
and earn their spot at the table.
And I feel like
I've been a little bit overlooked.
It's like, "Oh." We have an opportunity
What are you overlooked on,
and what is the conversation
you're even talking about?
Because, again, my understanding
is you're talking about a succession,
and I just want
to be super clear that, um,
I'm 53 years old, like,
there's no succession at this point.
[Michelle] I'm bold, right?
And so, I'm not saying that, like,
you get everything you want by being bold,
but certainly you have to put
yourself out there in order to
I can tell you that being a CEO
is not about being bold,
and not about being a badass.
It's about learning how to,
you know, run a room,
and learning how to listen, how to, like,
how to bite your tongue on certain things,
and that's how you ultimately become
a CEO of a company,
not by putting down
somebody else's, you know, kids.
[music sting]
Particularly at a company
where you know the
You know the ten rules.
Yeah, I'm harsh. I'm harsh, and I know it.
But I don't think that we are a company
that is founded on nepotism,
and I don't want us to be that.
If and when he's ready to have
these succession-type conversations,
my track record speaks for itself,
and I want it.
I can understand
that it wasn't the best path.
I'm gonna take full accountability
and responsibility for that.
Great.
But the context of it isn't totally off.
Like, I want you to know,
and I think you now know
that I want a bigger presence.
We still have a long way to go,
and I still have a long way to go,
to finish my dreams
and to pass this, you know, on to,
whoever is the right fit, um
I don't know who's going to be
the right fit, but it's far from today.
[music continues]
Oh God, I have so many emails.
It's freaking me out.
Bro, it's three o'clock.
When are you coming in here?
We always crush this.
Why are you so angry?
I'm not angry.
Why are you the victim here?
[Zach] You see it as that.
-Let's move this.
-Okay.
[Zach] By the way, late for a reason.
We locked up Bel Air.
-[Ben] Oh! At 40
-[Zach] Sixty-five.
[Ben] I retract my congratulatory feeling.
-[Zach] Forty?
-[Ben] Dude, 60
[Zach] Do you have any clue
what the high-end market does?
-[grunts] Oh God.
-I sold a house across the street.
How come you Yeah, for six million.
-Eight million, and that's the point.
-Same difference.
You can't have
a $65-million comp across the street.
You could be happy for me.
Brought in Mauricio,
and we're gonna sell it.
It wasn't easy getting this listing.
We met four or five times
with the ownership.
I'm sure everyone in the business
has been chomping at your feet
to try and get this listing.
Why is it that we should give
this listing to your company?
[Mauricio] We have the experience.
We've sold more
twenty-plus-million-dollar homes
than anybody else in the country.
We were just confident
that we could bring the duo
of Mauricio Umansky
and Zach Goldsmith together
as Batman and Robin,
and we thought that would be,
uh, captivating enough.
And in the end, it was.
You're bitter because you lost Sierra Mar.
You could be happy for me.
I mean, I double-ended the Strand.
I also sold Princeton.
Oh, isn't that special,
Benjamin Siegfried Belack?
-Want to start this?
-Is that your middle name?
No. My middle name is Ira.
[laughter]
You can't write stuff this good.
-Come on, let's do this.
-"My middle name is Ira."
I mean, is that how
you make your cold calls?
You hold it this close?
"Hi. Is this Rick? Do you own 2730"
Speaking of Rick,
are you going to continue considering
this ridiculous proposal?
"I have to think about my family."
Honestly, you're going to bring that up
right before we shoot the podcast?
-Why are you getting me in that mindset?
-Everyone's waiting for an answer.
No, they're not.
Everyone's waiting for a
Why are you being so defensive right now?
Just respect my process,
and you soon will know.
[upbeat music playing]
[Brandon] Ready.
Okay.
Oh, this is nice.
[knocking]
What's up?
-Hi. How are you?
-Hi. Good to see you.
-Good. And you? Welcome to Chatsworth.
-Show us what you got.
All right. Come on in the kitchen.
I want to do a good job for Kevin,
and get this property sold.
So, my clients
are personal friends of mine.
They have a growing family.
They have one baby so far,
maybe more on the way.
No pressure, Monica.
They both work from home,
so finding the right floor plan
is imperative.
-Ooh! I love.
-[Brandon] All right [laughs]
The house was originally built in 1917,
so it's over 100 years old.
We've been looking for a bit.
We have not found the perfect house yet.
I think Fig Tree actually might be it,
and it better be,
because guess what, Daddy needs a check.
The original footprint of the house
is just from pretty much this wall over,
and the left side is brand-new,
but all the finishes
in the house are brand-new.
It's essentially a brand-new home.
I'm obsessed.
The kitchen island, I love hosting.
You know I love me to cook.
Ooh! I love a long dining table.
[Brandon] Okay. So this is your primary.
You have a large closet here.
[music fades out]
-Are we sharing this?
-There's another closet outside the door.
-[Monica] Okay. Yeah.
-[Brandon] That can be yours. [laughs]
I'm like, oh, you know
[Brandon] So, this is
where you can have your office.
-[Monica] Wow.
-[John] It's me.
-[Brandon] The man cave.
-Door closed.
-[Brandon] Yeah.
-[Monica] Mm-hm.
-This can be for baby Carter
-[exclaims]
[Brandon] Or number two. No rush.
[John] It's giving number two.
[Brandon] Number two,
right off your bedroom.
-You hear a little cry, boom, right there.
-[Monica] The windows, the seating.
[John] Is that storage underneath there?
-[Brandon] Storage all around.
-[John] Amazing. Beautiful.
And you know what?
Sheep not included, but we can ride it.
[cheering]
-You better work it.
-All of it can be written in to the offer.
Listen, you're selling it to us, okay?
This is my favorite room in the house,
the family room.
I love how open and bright it is.
This is so gorgeous.
Brandon, you nailed it.
All right. Okay. That's a good sign.
Have a seat. Let's chat.
What did you think?
Any boxes we did not check?
[Monica] I don't know, this is
This feels like I like it.
I guess the most important question is,
how much is it?
Okay. So it is just under 1.8.
-Okay.
-Eh!
[all laughing]
Don't be scared. You know what?
It's a really great value for the area.
Most of the homes on this street
are three and a half and up.
-[Monica] Wow.
-Yeah. Really good value.
With the state of the market,
everybody's waiting
for interest rates to come down.
I always tell my clients you want to date
the interest rates and marry the house.
Meaning, don't worry about that.
If you can afford it,
this is the time to buy,
because what happens is,
if the rates come down,
you're gonna get more competition,
and the price is gonna go way up,
so this is the time to strike.
1.8, that was our max.
I mean, it's up to you.
We can definitely talk about it,
but this house
has our name written all over it.
This was a perfect match.
-Let's write it up. Let's roll the dice.
-[Monica] Let's see.
You know, universe
Papá dios, work your magic, okay.
All right. Let's get to talking.
All right. I'll walk you guys out.
-Thank you.
-[Monica] All right.
It feels good.
I mean, sometimes there are those gaps
when you wonder, "Can I do this?"
But once you close a sale,
once you start getting that momentum,
it rejuvenates you.
[Kevin] Hey, man.
Dude. I think we might have sold it.
-Are you serious?
-Yeah, they loved it.
I'm proud of myself for sticking in there.
And the Mazdarati will be upgraded.
Just hold on, people. Okay?
I don't have an offer in hand yet,
but it's looking really good.
I love it, man.
[upbeat music playing]
I'm really excited that Dad and Zach
got the Bel Air listing.
-It's huge.
-I know. It's such a cool house.
-Like, in the back.
-I know.
-Hey, dude, what's going on?
-Oh, what a voice.
-Sneaking up on you. How's it going?
-How's it going?
Good to see you. What's going on?
-Nice jacket.
-Thank you.
Chilling, man.
Trying to run some comps. [sighs]
-Okay.
-You know.
-Definitely an art to that.
-Moving and grooving.
It's one of the things I love doing.
It's dorky.
-Yeah.
-Everything else going well?
Everything's going well. I had a closing
in Culver City with some clients.
-That happened, like, super fast.
-Boom.
[alluring music playing]
[Brandon] What do you think?
-[man] Let's do it. We like it.
-[woman] Yeah. Thanks, Brandon.
-All right. Let's go. Let's go.
-[man] Thank you.
-I'm trying, man.
-You're not trying, you're doing it.
You're right.
I need to give myself credit.
[music fades]
Okay.
-Hey, Sonika.
-How are you?
-I'm good, and you?
-Good. Good to see you.
Hey, do you have, uh,
five minutes to catch up?
-I'm down to do it now. Whatever is best.
-[Mauricio] Come on in.
Give me two seconds to finish
sending this text, if you don't mind.
Absolutely.
Dude, congrats on Fig Tree.
Thank you. That's Kevin's house.
This is the house
that they were building together.
-We're buying a home. It's a lot. [laughs]
-[Kevin] Mm-hm.
-Two months. We're able to move in.
-I know.
-Can you believe this?
-No.
[Brandon] He says it doesn't
make sense to live there.
-[Ben] Oh my God.
-I think kind of stings a bit.
-[tense music playing]
-[sent message swoosh]
All right. So, what's up? You look happy.
I'm happy.
-I love that. Tell me, talk to me.
-Yeah.
I have been just busting my ass.
Okay, so tell me, so what did you do?
So the person who I used to use for my PR,
he's looking to buy.
I'd have never known that
had I not pushed myself to do it.
-Of course. Okay, so that's one client.
-Yeah.
-Tell me more.
-So I was cold-calling too.
-How many calls have you made today?
-Like, 115 calls.
-Wow.
-Yeah.
[Ben] When you did the DocuSign,
was Sonika on title?
No. She took herself off
What? Has she not learned anything?
[Mauricio] So, in four weeks,
you've accomplished three leads?
Yeah.
And before that, you had been two years
and not accomplished anything?
No. Yeah. Pushed myself.
It's what you needed,
that kick in the ass.
Yeah. It really was.
[Mauricio] Sonika's got
a second chance now.
Making calls and, you know,
getting a few clients is some progress.
In three weeks, I wanna see
the next progress check-in.
Perfect.
But at the end of the day,
if she can't start selling,
we may have to look at letting her go.
[Ben] Does she even know
that you're listing it?
I don't feel obligated to say anything.
Business is business,
and we're gonna try to get
this house sold. It's all I care about.
Yeah. Yikes.
[upbeat music playing]
[Mauricio] Wow, what a house.
Congratu-fucking-lations. Yes!
-This is a great house you're selling.
-I know, by the way. Yes.
-This is amazing.
-I couldn't be
I could not be more excited.
We'll get this thing sold.
It's amazing. We crushed the teamwork.
That was awesome to watch us
in those meetings
-100%. Yeah.
-with the sellers,
and go one back and forth, and
-And it was a long time.
-Yeah, yeah, yeah.
-We fought for this, like, a long time.
-Yeah.
Um, I know everybody
is gonna get here really, really soon.
Do you mind if we just have
a quick conversation, on a serious note?
-Absolutely.
-Let's sit down.
Oh, let's sit. This is like the scene
from The Godfather
before he knocks off Fredo.
-This is a sit-down conversation.
-Oh my God.
[tense music playing]
This is a tremendous listing we have,
and as we're gonna continue to do
a lot more things together,
I just want to know where we stand.
And if you actually are considering,
you know, the Hilton proposal.
[music intensifies]
I don't wanna be with anybody
that doesn't wanna be with me. Simple.
That's all I want, is to know
where somebody wants to be.
I appreciate you talking to me about this.
It's been on my mind lately,
and I wanted to talk to you about it.
That's why I came to you
in Palm Springs when this came to me,
to tell you what was proposed.
This opportunity came,
and I said no right away.
I made this decision to come here,
and I had no reason to leave.
Then the offer started getting sweeter,
and it made me think for a second, like,
when is there going to be a point
where I don't turn something down?
He came to me and said,
"This is something you wanted
because we're starting from the ground."
"You can have a say in how it's run,
and you'll have a piece
of the company." Holy shit.
Like, that's everyone's dream.
That's why you left.
Yeah.
How do I even consider
not taking it for my family?
Like, my family comes first.
[music peaks, fades]
I never wanted to lead you down
a path of me, like
trying to make a choice,
because you made me realize
you're like my family too now.
And you have made
The Agency like a family.
-I'm committed.
-Yeah.
And I have no desire to leave.
[upbeat music playing]
-I love you, man.
-I love you, man. I want to
I'll give you a hug.
I'm here to stay, bro. I'm here to stay.
I am really excited
that Zach has now seen the value
that The Agency can bring to him,
and I am just ecstatic.
Muah! I love you, Zach.
Let's put that behind us forever.
-Forever. I love you.
-Done.
-I love you too.
-Seriously.
[grandiose orchestral music playing]
[Sophia] Oh my God,
this house is so beautiful.
As pretty as the last time we were here.
Gorgeous.
[Sophia] Hi, guys.
Hello. [kisses]
Whoa. Okay.
[Tyler] Prom. I love it.
[Zach] Okay, let the tour begin.
[upbeat funky music playing]
-Take a look at this. Stand here a second.
-Okay.
[Zach] So, we just walked into
the main living area.
You've got dining, living.
They've created
so many different moments in one space.
Family, entertaining.
[Melissa] Could you imagine just,
like, living here?
[Zach] There's a chef's kitchen behind us.
Like, look at this kitchen.
Come in front of this bar for a second.
I mean, it's another statement piece.
-Beautiful.
-This is like art within art, so
Who was the designer?
César Giraldo.
[seductive music playing]
[Melissa] This is such a sexy house.
Okay. Here's another moment.
Oh, I love when this happens,
when you've got
your own New York apartment
[Melissa] It's like
a club entrance into the top.
[Zach] The owner's suite
is almost 2,000 square feet.
-Look at this.
-[Ben] Oh, baby.
I wanna go down
and enjoy the rest of the house.
[Sophia] Whoa, everyone's looking so good.
-[Brandon P.] What's up, Spice?
-Hello, boys.
-[Brandon P.] How you doing?
-Hello.
How are you?
-How are you?
-Hi.
I'm gonna grab a drink.
We'll see you guys.
Do you need a drink?
Um, no, I had a drink.
Sorry, I'm switching.
You have sunglasses on, I don't.
Um, obviously, everything after Aspen,
I just kind of wanted to
touch base with you.
Um, I've been thinking about it a lot.
It's been, like, eating away at me,
and really kills me.
I've also kind of had the last couple days
to reflect about everything.
What feels right and what feels wrong,
and what does feel wrong is
taking on this listing with you.
[suspenseful music playing]
Will you co-list
this Malibu property with me?
I'm being serious. Are you down?
I would absolutely love to.
Obviously, it's an incredible opportunity,
but after what was said,
I feel like that's probably
the direction I'm gonna go.
Um, you got to do
what makes you comfortable.
I just want you to be good.
I care about you.
I love you.
Like, I know it sounds crazy to say,
but what we have is way more
than an $18-million listing in Malibu.
Yeah.
Well, thank you for hearing me out,
and thank you for understanding.
Thank you for telling me.
This listing is going to suffer.
I don't know what you guys
are gonna do without me.
[Melissa] I've never seen
Brandon so happy.
-You haven't?
-[Melissa] Mm-mm.
You gonna get mad at me
for telling him that?
No, no. It's true. He knows.
Where are you at with Brandon?
I wanna continue to give him
an opportunity to prove himself.
I don't know if he has what it takes.
I hope he does.
-If he fails, I feel like I failed him.
-I get that.
-[Joshua] Hey, Joey. What's good?
-[Joey] Um
Good?
What's going on?
Alexia just, like,
the Malibu, she just told me,
"I think it's best if we don't co-list."
[suspenseful music playing]
[Joey] Alexia is out.
[Brandon P.] Is there a way to mend this,
or what's the deal?
In my mind, I've ne
I mean, like, there's always something
that can be done.
I mean, listen,
I care about her, and it hurts a lot.
You have the ability.
The same way
to fuck it up is to unfuck it up.
[Joshua] Exactly.
[Brandon P.] Use today
as day one of unfucking it up.
[Sophia] How are you feeling?
Do you feel relieved telling him that?
I do. I feel like I have
a little power right now.
Good. That's what happens when you make
gross comments about people.
XOXO.
-XOXO.
-The Umansky Team.
Signing off.
-[Madison] Exactly.
-[Sophia] That's his punishment.
[Adam] Six shots, please.
-Tequila?
-[man] Yeah.
[Melissa] I really want
to plant my feet somewhere,
'cause I'm tired
of living out of a suitcase.
Yeah, I think we're all thinking
about that step Oh, what's going on?
-Can we talk for a sec?
-Yeah.
-So sorry to interrupt.
-See you guys in a second.
-[Salem] Okay.
-It's fine.
[Sonika] I'm like
-[Brandon] All right.
-[Sonika] Okay.
-You know I love you.
-Love you too.
-Like, let me start by saying that.
-Okay.
-Heard about your new listing.
-Chatsworth, obviously. Okay.
Thoughts?
For me, I love you both.
I know that you and Kevin
were kind of planning your life,
and your home to build on,
but for me, it's always business.
-I respect that.
-And I didn't
And I should have come to you
to talk about how you were feeling.
It kind of came as a shock to me.
I had a huge involvement in that home.
In what way?
-I completely renovated it myself.
-Okay.
I found the home to begin with.
I had my name on title.
I took it off because I don't want
my name associated with his.
Like, that's done and gone.
-I was basically Kevin's buyer's agent.
-Oh.
But I am just honestly disgusted at,
like, the fact that
I hate that I'm saying this to you,
but I'm disgusted you're co-listing this.
Like, I wish that this was me,
because I poured
so much time and devotion.
I feel like I deserve a cut,
at least a cut from this.
-You want a cut of the commission?
-I do. I think I deserve it.
[Brandon laughs]
Brandon!
[Brandon] This girl is delusional.
You did the finishes,
you designed the home.
I didn't know you had
a construction business, girl.
You want a commission check,
you sell a house. End of story.
Whatever happens
between you and Kevin, that's up to you.
The only thing
I'm thinking about is the check.
-Brandon.
-Yes?
I deserve at least a cut
of your commission. At least.
You ain't getting nothing. It's business.
You gotta be able to separate the two.
And you can take it up with Kevin.
I feel so betrayed by both of them.
They went behind my back.
I don't like it. It's slimy.
I'm selling the house.
I'm not giving you any money.
Sorry, when you took your name
off title, you screwed yourself.
Brandon, you're my friend, but I really
Like, I really expected more.
-We are friends, but this is business.
-We're not even friends.
You gotta understand that.
Sorry. I'm sorry.
This is ridiculous.
-[Zach] Cheers.
-Cheers.
I did the same thing.
That's a spicy meatball.
[Brandon] Listen to this shit.
What happened?
She's like, "You owe me
some of your commission."
-"That was my house."
-Shut up.
I'm like, "Girl, you're not getting
a goddamn dime."
No!
I'm still waiting
for some of that commission.
[Melissa] Hell to the no. No.
She's on HGTV? An interior designer?
I'm just trying to figure it out.
No, she's not.
Sonic the Hedgehog, this is a shame.
[Melissa] The Hedgehog.
Let's get a drink.
-I need a margarita.
-[Melissa] Yeah. I love you.
I'm happy you told us what happened.
A little awkward.
-[Brandon] It's ridiculous.
-[Melissa] She's got to know her place.
-[Michelle] Hi, ladies.
-Hi.
How are you?
I'm doing well.
You guys look so pretty. Um
We obviously, like, did not end
on the best and happiest of terms.
Unfortunately, like, my nature,
like, I just say shit,
and if you know me, like,
you know that I don't mean it.
I just need you guys to know
that I never intended
on hurting anyone's feelings.
If I did, I take full accountability
and responsibility for it,
but that was never my intention.
Definitely appreciate the apology.
Thank you.
I really appreciate you,
you know, taking accountability,
and I want to reiterate,
like, there's no reason
why you shouldn't be able
to have a seat at the table.
You know,
just like it's not us against you.
I accept the apology. I really appreciate
you coming over here and saying that.
Can I give you one little feedback
from the event?
-Mm Sure. Fine.
-[Michelle] It's not that big.
I just wish that even though
we had a bad moment at the end,
like, our job isn't done.
So I wish you'd have,
like, still stayed to clean up,
um, because my team was there at the end.
I understand it was an emotional moment,
but you guys left and
That was the only thing, my only feedback.
I do think that the circumstance,
though, allows me to walk away
because I was really hurt.
Understand that.
I was not gonna sit there
and clean up for you and your team
when I felt disrespected by you.
I I get it.
Yeah, I'm sorry,
but I also wouldn't have changed my mind.
You don't need to apologize.
It's not an apology thing.
[Farrah] I do believe
Michelle's apology is genuine.
I really appreciated her apology
until she had to just throw in
her little Michelle at the end,
and end it with a dig.
Apparently, this woman
just cannot help herself.
-All right.
-Well, I hope you have a great night.
Let's finish this up.
-Enjoy. Bye, guys. Thank you.
-Thank you, Michelle.
-[Farrah] Cleaning? Really? Cleaning?
-[Alexia] Whatever, we're moving on.
[Farrah] Yeah, moving on.
[Mauricio] Let's wait here
while Alexia says her goodbyes
'cause she's going to take forever, right?
Yes.
What a nice event.
-So nice.
-It came out great.
-It really did.
-Yeah.
How have you been in general?
I know this has been
a really stressful week for you with
You're talking about stuff with Mom
and stuff like that?
-All the news and everything?
-Mm-hm.
I want you to be 100% honest all the time.
Always.
I feel like you're such a positive person,
and everything is so amazing,
and, like, it's
You never really say when things are bad.
I mean, you know,
I hope we get through it,
um, but I do know that both Mom and I
are committed to working it out,
[inhales] and I just want you to know
that even though it's stressful,
and we're going through an issue,
like, I am still a happy man.
I appreciate the honesty,
and I want to make sure that
you're always
Open with you.
Why are you crying, love bug?
It's just hard, isn't it?
[in broken voice] Yeah.
You okay?
Yeah.
It's just hard for me to relate
To relate to you when, like,
you act like everything's so great.
And I know it's not.
I'm being 100% genuine with you
with what I'm saying, um
At the end of the day,
I don't know where we will be
a year from now, or six months from now,
or whatever that, you know, looks like.
I hope we work it out.
I don't know. Time will tell.
[music peaks, stops]
[upbeat music playing]
Hello, Benjamin Ira.
Oh my God, you're so annoying.
[laughs] I imagine that's how your mom
answers the phone with you.
"Benjamin Ira. I'm angry with you."
[laughs] By the way, when she's angry,
she does call me Benjamin Ira.
Dude, you are not gonna believe
where I'm going right now.
I I honestly, if this is golf-related,
I have no time.
It is not golf-related.
I am headed to Sierra Mar.
For what? You gonna hold an open house
for the new listing agent?
Very funny.
[both laugh]
No, believe it or not,
I had a buyer that was interested in it,
and we are, like, a few counters
into negotiation, and we're pretty close.
So he wanted to go back
and see it one more time.
Wait a second.
You lost the listing.
That's right.
This is embarrassing.
I know. The walk of shame.
Yeah, it's like an open house.
This is a closing house.
-[Zach] Now you have a buyer for this?
-[Ben] Yep.
I'm so psyched for you
if this buyer really closes.
I mean, how did you find this buyer
after you lost the listing?
I He found me on YouTube.
He found you on YouTube?
Yep.
-[Zach's voice cutting out]
-[Ben laughs]
Oh, sorry, dude. I can't hear you.
You're going in and out.
[mimics an intermittent phone call]
Wish me luck.
Oh, Sierra Mar, you elusive minx.
How you leave and come back.
[laughs wryly]
-[man] Mr. Ben.
-Hey.
-Hey, man. Good to see you.
-Good to see you.
-All right, so
-Always the hugger.
-So, yo, one last look here.
-I love this place.
Now, I would normally wait
for the listing agent, but
-Okay.
-I I remember the code.
[orchestral music playing]
-[Charlie] All right.
-[Ben] We're back.
-[Charlie] God, I love this place.
-[Ben] I know. It's so good.
[Ben] I started working with this buyer,
and I took him to Sierra Mar.
He really liked it.
The listing agent's going to come here,
and hopefully face-to-face,
we can get it across the finish line.
The buyer said, "Where should we start?"
And when I said 9.850,
he almost fell down.
He thought I was gonna kill the deal.
Because with a new broker,
they raise the price a million dollars,
but with this long days on market,
you want to anchor low,
which is why we started south of ten.
Where do you see your, like, top being?
I mean, ten and change, maybe 10.2.
Okay, fine.
Well, I just want to know in case
she and I engage in something here,
and she calls the owner.
I'd go a little higher. I love this house.
And if this slips away on me,
then I'm stuck.
-Okay, I'm not going to blow it.
-So, I mean
They countered at 11.7.
So then I said, "Well, he's kind
of bummed you only came down
200,000 below where I had it listed last,"
and then they hemmed and hawed.
We came up a little, like 200,000,
and then they came back
and said 10.650, all furniture.
And here we are.
And they're, like, really set on price,
but I'm looking
at the furniture list here,
and this couch,
they have listed as 20,000.
[Charlie] I mean,
it's the world's nicest couch.
It's a lot of money for a couch,
and then the coffee table,
they're listing here as 15,000.
Like, I feel like
if we can maybe take that out
Oftentimes, like, when you have a deal
where they're including the furniture,
like the negotiation, like,
often becomes about a chair.
And that's kind of what I feel like
is happening here in the seller's mind.
I think we have an opportunity here.
There's an amalgamation of factors here.
Longer days on market,
the market has softened
-[woman] Hey, there.
-[Ben] Hey.
-How are you?
-[Ben] Good. How are you?
Thank you for letting us come back.
Well, I see you let yourself in.
-Sorry. I remembered the code.
-All good, all good.
Thought they'd change it
after kicking Ben off the listing.
-Okay. Thank you for that.
-[Marcy] Wow.
So, what do you think?
I hope we can make a deal together.
I mean, it's wonderful.
Well, we'll see what we can do.
I think we still have
some work to do on the deal.
Yes, we do. Um, speaking of which,
do you mind just giving us a few minutes?
-Yeah, I'll just take a look around again.
-Okay. Thanks.
-[exhales]
-Okay, so, like, we've come so far.
-We have. I mean, we came down a lot.
-Mm-hm.
And as you know,
we started at 13, but you know all the
how much work was put into this house.
I mean, this, soup to nuts, so custom.
I know, but, like, you guys
will get a sale on this in 30 days
when I couldn't sell it in nine months.
This is going to be, like, amazing press.
So, what are you saying?
I just feel that the furniture
is the bottleneck of this deal.
Like, it's so expensive.
If it wasn't involved,
we'd be at agreement right now.
Look, you know
the furniture's always been included.
I don't know
what you want me to say about that.
I would say just go check and see
if they can repurpose this.
I mean, 650 on 13 million,
we're right there.
Do you know what it took
to get them down to this?
No, no, I appreciate that.
I certainly appreciate that.
Let me see what I can do.
I can't make any promises, but I'll try.
Okay. Thank you,
and I will try to get him up too.
-Okay, let me go call them now.
-Okay.
[catchy music playing]
Is it as you remembered it?
Oh, it's gorgeous. I love this place.
What How'd it go?
So, they're like they're being tough
on price, and we know why.
We talked them down so much.
Yeah. We know why,
but we're going to play it cool.
Okay.
In their mind, they've already come down,
like almost three million bucks.
And I questioned you on that, like,
but they did come down, so
[Ben] Yeah.
Okay. Well, it wasn't a ten-second call.
-So that's probably good news.
-No.
As you know, they really want
10.65 with the furniture.
Okay.
However, in the interest
of getting a deal done today,
with no furniture, all cash, 14-day close,
we'll do 10.2,
but it has to be today and right now.
Ten two.
Yeah, I mean, we've pushed, and I really
and for them to let go
of not selling it furnished,
it's a really big thing.
[music peaks, fades]
It's a take it or leave it at this point.
What do you think?
Yeah.
-Okay.
-Okay. Congratulations.
-[Charlie] Really? Awesome.
-Good job. We both got to sell it, Marcy.
-It's amazing. Congrats.
-[Marcy] Full circle story for you.
We may lose a listing,
but the Ben Belack Group doesn't die easy.
We'll get you the paperwork
this afternoon.
-[Marcy] Today. Has to happen today.
-I got my checkbook here.
Okay, we're not paying in full today.
-[Charlie] She said today.
-I'll take a check.
-I bet you will.
-[Marcy] Yeah.
Is it okay if we kind
of just hang for a little bit?
-You know where the door is.
-They showed me the door.
[Marcy] Yes, exactly.
So show yourself out after.
They had to get that in there. Okay.
[upbeat music playing]
[Melissa] Farrah?
I wanna see the new space before we leave.
I haven't even seen it.
This is a very new development.
So many people in the office now,
it's nice to have some space.
Oh!
-[Farrah] Whoa.
-This is nice.
[Farrah] Wow. This is even more open.
[Melissa] Ah, I just dealt with so much
on that PCH property with Mandana.
I think I like the house. Let's do 8.395.
Let's do it, baby.
-So, we offered. We offered 8.4.
-You offered?
Yes, we had a long inspection contingency
because she was going to Europe,
and Natalie and I, the listing agent,
we were going back and forth.
They wanted to wrap up the deal.
So, we couldn't come to an agreement,
and it just closed.
-Guess what it closed at.
-What?
8.35.
[gasps]
Pissed. But like, that would've been
huge for me and huge for her.
So let's find some wine.
[Farrah] Perfect.
[Melissa] This is gonna get me.
I'm gonna break another nail.
Stop!
Can't you just put this in the top?
Do you have to take off the wrapping?
I don't know.
[Melissa] There you go.
It looks a little yeah.
Wh Wh Wh Whoa!
-I'm doing it wrong?
-[Melissa] No, no, no, no.
-What the Stop, stop!
-What?
Wh You don't have your ring on.
[dramatic string music playing]
[Farrah exhales]
Farrah?
-Yeah?
-You broke up?
It's not a huge accomplishment.
I didn't know if it'd happen
because every time
I've seen you recently, it's,
"We're giving it another shot." Which
You know I have your back
through everything, but
I'm having a drink, uh, for sure.
I don't know if it's celebratory, but
It is celebratory. What do you mean?
It's a fresh start.
It feels weird to be like, oh
I don't know.
It's just a weird reaction.
Because this is not what I wanted.
This is the person I wanted to be with,
so it's not like I'm like, "Woo-hoo."
Yeah, it was, like, the hardest decision
I've ever, ever had to make.
So, you're done?
Yeah.
[Melissa] I knew Farrah would get
to this place on her own, which she did.
I hate to say,
as a best friend, I was right,
but Farrah's got to look out for herself.
And this is the best decision
she can make for herself right now.
But I see you, honey,
getting engaged in a year.
I see someone coming in
and sweeping you off your feet.
My views on marriage
are so fucking fucked up right now.
It's the last thing I'm thinking about.
As sad as that may be sad to think,
but right now,
I have had to rethink everything.
I mean, the prime couple
that's set the bar for everything
-Set the bar for y'all and me. Everyone.
-And for the world.
I don't know what'll happen,
but that's not working.
So I'm a little jaded
on the whole situation.
I'm scared now.
I'm like, I get where Alex is coming from.
I'm scared.
So I don't know.
I am just focusing
on getting through each day.
Just listen to yourself.
Do what's right for you.
You're going to be fine.
[tense music playing]
-[Sophia] This is nice and cute of us.
-[Alexia] So cute.
[Alexia sighs]
-[Mauricio] Après vous.
-Thank you.
Oh, thank you. Wow.
Wow, what a beautiful presentation.
Um, it's nice to see you girls,
and to hang out.
I just want to make sure
that I'm available.
I'm more open. I'm here.
You girls feel like there's been
a little bit of a lack of communication.
[Sophia] There's been
a big lack of communication.
You saying to TMZ,
"No, we are officially separated,"
like, making such
an official statement like that
when you didn't even say that to us.
-[Alexia] Yeah.
-[Farrah] Like a declaration.
[Mauricio] The most difficult part
of this for me, it's
I'm learning how to be more vulnerable.
The second most difficult thing
that I'm dealing with right now
is communicating with my kids.
I ended up telling paparazzi
that we were officially separated.
-I want to clear things up. Okay?
-[woman] Okay.
We are currently separated.
I thought that was already said to you
by your mom, and I apologize about that.
Yeah, but that needs to come
from both of you guys.
[Mauricio] That's the whole reason
I want to be more open about it,
because there's just noise everywhere.
I mean,
I've never been chased by paparazzi.
My kids had to find that out
at the same time all their friends
found it out,
and everybody was finding that out, um
and that is very difficult.
So that's what I'm struggling with
is, like, finding the balance
so that I can be communicative to my kids,
which is the most important thing, um
prior to the whole, you know,
rest of the world finding out.
Just so you know, your mom came,
and she talked to me, and she said,
"Listen, I want us to be separated."
"The rules are that I'm not going
to be asking you what you're doing."
"I don't want you
to ask me what I'm doing."
"You go out, you date,
like, we are separated."
So I was just under the understanding
that you guys knew that.
[Farrah] Even if that's what she said,
it's like, "Okay, well,
why did she say that?"
And then, how did you feel in that moment?
[Mauricio] I 100% see
that I have caused Mom some pain,
and I wanted to do
everything possible to just save it.
[Sophia] But you weren't doing
anything about it.
Don't sit here and say
you did so much. You didn't.
-You guys didn't do anything.
-What was there to be done?
That's what I'm getting to.
I was willing to accept, um,
everything that Mom didn't like
and was upset about,
and all those different things,
and just accept them.
But the question is, was there ever
a discussion of compromise?
No, Mom and I have really not had
any conversations
in the last two months at all.
I mean, we are trying to push
this whole communication thing
because it doesn't seem
like you and Mom necessarily
ever maybe knew how to communicate
very well with each other
in a way that the other person
could feel seen or heard,
and then things
could actually be done about it.
I don't agree with that at all.
I had an amazing 26 years with your mom,
an amazing 26 years,
and we communicated, and we talked
[Farrah] I'm not saying you guys didn't
have an amazing 26 years, obviously.
Since the issue started,
is what I'm saying.
It doesn't seem like communication
has been great with you guys.
I think that I agree with that.
[Alexia exhales shakily]
I have reasons why
we haven't communicated, but I have
-I don't want to say that.
-[Alexia] Yeah.
Well, you don't have to give reasons
for why you haven't communicated, like
I kind of do,
because otherwise, I just
accept being wrong.
And you don't have to,
but are you communicating those things
to explain to Mom, maybe why you
You know, from your perspective,
what you're learning?
Well, I'm doing a
I'm having
a conversation with her today after this.
We both are very busy people right now.
And, you know, I've been
[Farrah] It's annoying to hear
that you guys are like,
"I've been too busy."
Like, this should be
such a priority for both of you.
-After so many years.
-Well, that tells you something, right?
[Farrah] So is that the intention
of the session tonight,
for you to share
what you've been discovering?
That's what I've been
That's my intention.
Let her know where my head's at.
Today, where I stand is, um
[tense music playing]
I I I want some I want space.
And I don't know
where she's at today. That's
You know, where she was six weeks ago
is where I am at today.
[Alexia exhales]
I understand this is not easy for you.
I understand, like, that you're hurting,
and you have things
that you feel haven't been fair,
and that you've been kind of,
like, left with few choices.
But what I do know
is I want you to be happy,
and I want Mom to be happy, and [inhales]
I just hope that whatever we're doing
here leads to that.
Wherever this thing ends up,
like, I am not, like,
ever going to do anything
that jeopardizes,
you know, the ability
for us to have family dinners,
and to be cordial,
and to be cordial with the business,
and the money, and like
Everything is just ours.
Like, we built everything together.
So, like, I'm not ever going to do
anything that is uncordial on any level.
It's so weird
to be having these conversations.
[Sophia] I know.
I mean, our life has just changed
so much in the past, like,
few months.
Definitely could not have predicted
where my life was gonna be one year ago.
In all aspects.
[Mauricio] I love you girls.
-[Alexia] We love you.
-[Mauricio] Hard, huh?
We'll get through this strongly.
-2024 is going to be our year.
-[Alexia chuckles]
[Farrah] Hopefully, by 2025,
we're for sure killing it.
[Sophia] Yeah.
[laughter]
[upbeat music playing]
-[Zach] Jay-ane.
-Zach, Zach, Zach, Zach.
[laughs] Is that our thing?
I feel like we need a handshake.
-We need a handshake.
-Do we?
I'm not gonna do it now.
I don't have time right now,
but we'll develop one.
6 p.m. tonight.
I just got called for Bel Air Road.
Can Mo make that with me?
He's scheduled two dinners for himself.
Like, he goes for appetizer
and then dessert?
He needs to make
his rounds to see the people.
So let me talk to him.
-[Michelle] What do you think's happening?
-I don't know and I've seen
-Today, Mo seems very serious.
-[Michelle] Yeah, totally.
That is Santi, right,
with the bleached hair?
-He's still burning from Burning Man.
-[Michelle laughs]
Kind of looks serious now.
It's really intense and sad and hard.
She's taken over the entire top floor.
Um, I'm still living in the bedroom.
If there is any chance of reconciling,
I feel like I'm going
to have to actually, like, move out
to explore, like,
"Do I miss her, do I not miss her?"
Is it time to just, you know,
really move on with life and, you know,
is it time for her
to move on with life, like
What's going on between Kyle and Morgan?
Morgan, right?
Yeah. Uh [exhales]
I mean, you know, I don't really know,
to be quite honest with you.
-I have not asked her straight-up.
-Mm-hm.
There's a lot of news on the two of them.
Are they dating? Are they not dating?
You know, I I I
Honestly, I just never asked straight-up.
Okay. Are you curious about it, or
Well, they definitely have
some sort of connection together.
There's no question about that.
They spend a lot of time together.
What that connection is, I have no idea.
One of the reasons I don't want to ask
is because I don't want to put
the extra pressure on her.
Like, if it's working for her,
and it's giving her the opportunity
to be dealing with our separation,
what we're dealing with,
I'm good with that.
I'm leaving for a showing, but,
I don't know, trying to figure out life.
So I thought I'd come to you for advice.
You're trying to figure out life?
I want to know, like, how's single life?
Is that bad for me to ask you that?
-How single life is?
-Is it uncomfortable?
Um, no.
I actually don't want to know
about your single life.
-I don't know why. I don't know.
-You don't? Why?
It's weird for you?
But you don't regret it?
It was the right thing.
I love that you say that.
I don't wanna bring it back to me,
but I was asking
because I'm going through shit myself.
So are you looking at me like,
"I just went through this"
-Guidance. I'm looking at you as a
-Like, am I okay?
I'm looking at you as a role model now.
Yeah, my gut was telling me something,
and I think I made the right choice.
-[producer] What do you like about Farrah?
-[sighs]
[laughs] Just kidding.
Uh
I'm like
an emotional roller coaster, actually.
-[Farrah] Do you need a hug?
-Would you I would take a hug.
-Okay. Aw.
-I would. I would.
I hope everything is okay.
Farrah's like a peanut M&M.
Hard, beautiful exterior
that you want to just bite,
and you get through and you're like,
"Oh, this is soft, chocolatey,
lovely on the inside,"
and you're like, "Oh shit.
There's a peanut in the middle too."
"There's an obstacle."
I'll let you decipher.
I don't know why,
I feel comfortable talking to you.
You can always talk to me.
-I gotta go.
-That's my phone.
-I'm sweating. Why did you make me sweat?
-I don't know.
-Thank you.
-You're welcome.
[Zach] That was deep.
Okay. Bye.
What causes me stress right now
is just It's the media.
I mean, the amount of stories
and media and everybody wanting to know.
-I need to be left alone with that.
-You need quiet. Yeah.
So, you know, I'm thinking of potentially
spending a little bit of time in Aspen.
You know, that's going to affect us here.
I'm definitely going to have
to rely really heavily on, you know,
Farrah and Alexia,
because I need the Umansky
to increase its volume,
and I'm trying to figure out, like,
what the best path of action is for that.
I've been thinking a lot about potentially
having a conversation with Ben.
Ben has a lot of skills
that could complement
Farrah, Alexia, and Sophia,
that they don't do.
You know, the cold-calling,
the lead generation.
I need that rainmaker.
I think Ben is somebody I can look at.
[Santiago] He generates, yeah.
So I think that that's something
I'd like to explore.
I just saw Ben.
Oh, let's get him.
I'd love to talk to him now.
-[Santiago] Let's do it. We're here.
-Yeah, let's go.
[Santiago] Ben.
-[Ben] Yeah.
-Can you come here for a second?
-Sure.
-[Mauricio] Ben!
[Ben] The way he yelled to me
and that you're both in here
feels like I'm in trouble.
-You're always in trouble.
-Depends what you do.
[Ben] I'm like, "Okay.
Is this an HR violation?"
[all laughing]
What's up?
Um, one of the things that we want to do
next year is we wanna open up 36 offices.
Wow, ambitious.
-Around the globe.
-[Ben] Sick.
By the same token, I want to increase
the volume of the Umansky Team,
and I think that there's an opportunity
where we can mutually benefit each other.
I've seen now,
since the company has grown,
you're definitely spread more thin,
and there's a chance
you may be leaving money on the table.
I hear that.
-[Santiago] We don't want that.
-We don't.
You only have so much time in a day.
So I think we'd all benefit tremendously,
tremendously from a collaboration.
I mean, I think it makes sense
that we merge.
I mean, we can combine the best
of what we all do, and everyone benefits.
What do you think about that? Is that
My only question was,
what does that merge look like?
Our groups come together,
and I'm on larger listings with you,
which enables us
to then market more to the neighbors,
and in exchange,
I'm there to help as a sales manager,
and you can kind
of release the reins there a bit.
[exhales]
Obviously, I need to include
the girls in that conversation,
but I think on a high level,
it definitely could fill that gap.
[Michelle] It could be anything, right?
It's all fair game right now.
Everything is so unsettled.
Maybe it's some master plan. I don't know.
-[Ben] I'll talk to you later.
-[sighs]
[Mauricio] Right now, I think Farrah and I
are both stretched thin,
and we've got a lot going on,
and we still have so many things
that have not yet even been accomplished,
but Ben is really stepping up his game.
I love what he's doing.
I think there's great opportunities
for us to do amazing things together,
but I'm really nervous
about talking to my kids about it.
There's definitely a part of me
that's a little scared.
[dramatic music building]
[dramatic music continues]
